The villa of Casanuova di Barontoli is a stuccoed house built onto a brick farmhouse. There are interconnecting internal doors and it is let as one house. It has just undergone a 2 year restoration with every aspect of the interior designed to the highest specification: floors are traditional terracotta tiles, windows double glazed. The light and airy rooms are exquisitely furnished with antiques and Persian carpets. It is on 2 floors, looking out across a valley to a distant view of mountains and onto vineyards, olive groves and the garden. All bedrooms are air-conditioned and an underfloor cooling system throughout. Outside are several different terraces offering a choice of eating/sitting areas. It is set in a beautiful garden and has a large salt water pool with fabulous views over the valley. The house is 10km south of Siena and 1 mile from a village with a wide variety of shops and restaurants. Nearest airports are Pisa and Florence and the sea is a 1h30 drive.

Changeover day
The changeover day is normally Saturday although this is negotiable. Tenants may arrive after 2pm on the first day and must vacate the property by 10am on the last day of the rental period.
Notes on accommodation
The property is the holiday home of the owners and is furnished as a family house. It has been completely refurbished over the last 2 years to the highest possible specification and benefits from the latest technology: The whole house has an under-floor cooling system which reverts to under-floor heating in the winter. In the summer there is an abundant supply of hot water from the solar panels and in the winter the house is heated by an automatic pellet-burning stove and, if it is really cold, by a gas boiler as a back-up. Each room has its own thermostat for individually-controlled temperature settings. Finally, there is a music system with individually-controlled loudspeakers in all rooms.
The rooms are generally large and airy. They have characteristic terracotta floor tiles and are furnished with lovely antiques and Persian carpets. Several rooms have French windows onto the garden and upper terrace. This terrace also has a small table and chair.
Accessibility
Unfortunately, due to the many steps and different levels of the house, it is unsuitable for people who require a wheel chair.
However, the farmhouse is all on one level and the ground floor of the villa has two bedrooms so would be suitable for people with minor mobility problems.
Outside
The house is set in a large beautiful garden and is surrounded by about 20 hectares of olive groves and fields, all belonging to the estate. Although it is a working farm, there are no animals. The fields are sown with wheat, maize or sunflowers and the 600 olive trees produce in a good year some of the best olive oil in Tuscany. There are 3 terraces with tables, chairs and umbrella for eating outside as well as sun loungers. Terracotta pots with beautiful annuals surround the house. Wysteria covers the trellises.
The salt-water swimming pool is 12x6m and is mosaic-lined with a spring board, a wide terracotta surround and a beautiful view across the plain to the wooded mountains. It is backed by a low stone wall and rosemary hedge with cypresses at the side. Tenants have sole use of the pool and its normal temperature is 20C in May, rising to over 30C in July and August.
There is a small kitchen garden with tomatoes and courgettes in the summer and hens providing delicious eggs!
Coast/Beach
The nearest beach is about 1 hour 15 mins drive but there are hot springs only about 30 mins away.
Golf
There is a golf course about 30 minutes drive from the property. It has only just been built and is large enough for international tournaments.
Special interest holidays
We can provide (at extra cost) guided tours of local vineyards with the opportunity to taste the local brunello and chianti wines. If you are staying in the villa when the famous Palio horse race is taking place in Siena (there are 2 races: one at the beginning of June and one in the middle of August), we can arrange the purchase of seats. Warning: they are VERY expensive.
Travel
Pisa and Florence airports are respectively 1 and 3 quarter hours and 1¼ hours drive from the villa.
Distances
The villa is about a 1½ mile from the village of San Rocco a Pilli which has a large variety of shops including an excellent supermarket. Siena is about 15 mins away by car and Florence about 1 hour and 15 mins.
Further details
There are a large number of restaurants within easy reach of the property ranging from a 2 star Michelin restaurant to very cheap but good trattorie.
Booking notes
An initial deposit of 50% of the total rental charge is payable in order to secure the booking. The remaining 50% is payable 10 working days before the start of the rental period.
