In an elevated situation at the end of a 700m private road, the property enjoys an unrivalled position of seclusion and lovely 360° views. From the grounds of half an hectare guests can look over rolling hills, vineyards and olive groves towards the small, medieval town of Castiglione del Lago crowning an outcrop of land on the edge of the lake. It is a place to quietly enjoy the soft air of 'the green heart of Italy'. Leaving the comfort of the spacious house and grounds, it is easy to explore the treasures of Tuscany and Umbria or take a ferryboat across Lake Trasimeno to the delightful islands of Maggiore and Polvese. The attractive and historic towns of Assisi, Cortona, Perugia, Orvieto, Montepulciano, Arezzo and Siena are all conveniently within an hour's drive or less; not to mention the pleasure of chancing on the unexpected, unspoilt village where time seems to have stood still.

There are no extras apart from the washing machine (3 euros per load) and central heating. Linen is provided (bed, bathroom and kitchen). Lettings are for full weeks only.

Changeover day
Saturday to Saturday. Arrival after 4pm. Departure by 10am.

Notes on accommodation
Both flats are on the 1st floor with the old stable area below. They are bright and airy with high, beamed ceilings and terracotta floors. The entrances are on different sides of the house. All windows have retractable fly screens. Gas fired central heating. Mains water. Shared washing machine on the ground floor - there are inside and outside drying lines. Shaded parking. There is a small flat, occasionally occupied by the owners.

Outside
Each flat has its own garden area with covered patio for those alfresco meals. The large garden area has abundant trees and shrubs - plenty of space, plenty of shade. Directly from the grounds there are may walks along pleasant tracks through the fields and ancient olive groves.

Coast/Beach
Swimming in the lake, 6km from the property.

Travel
Closest airports are Pisa (2½ hrs), Florence (2 hrs) & Rome (2½ hrs) where a car (essential) can be picked up. Dual carriageway (autostrade and autostrada) until the last 15km. Ryanair service from Stansted to Perugia (45 minutes).

Distances
Nearest villages: Vitellino 3km for simple shopping. Pozzuolo 5km all facilities. Nearest town is Castiglione del Lago 6km. Approx distances to places of interest: Assisi 75km, Orvietto 62km, Perugia 57km, Montepulciano 20km, Cortona 30km, Pienza 32km, Arezzo 63km, Siena 75km. Good rail connections for day trips to Rome and Florence (2hrs) from Castiglione del Lago station (5 mins drive with free parking).

Further details
Many restaurants within easy reach. In Castiglione del Lago there are: very good supermarket, speciality food shops, banks with cash points and garage - all within 6km. Also an Internet Cafe.

Booking notes
A booking deposit (30% of the total rent) is payable when a booking is made. The phone/fax/email reservation will be held for 8 days after which time the flat will be considered available for other bookings. The balance of the rent and a breakage deposit of 75 euros are due 8 weeks before the start of the holiday.
