The house has a large double bedroom with kingsize bed and en-suite bathroom, a further double bedroom, a twin bedroom and a 4 piece bathroom. There is a large living/dining room and a large kitchen/dining room with an additional utility room. There is an outdoor shaded terrace suitable for alfresco dining and a sunbathing area. The House is located in the centre of the village with a restaurant and pizzeria all within a minutes walk of the house. The house is approached on foot although parking is only 50 metres away and is suitable only for active guests. The payoff is a wonderful peaceful setting overlooking an outstandingly beautiful and dramatic views of the rolling Tuscan hills and valleys.

Changeover day
Saturday is the preferred changeover day however we can be flexible with other arrival and departure days.

Notes on accommodation
The accommodation is suitable for children, however very young children would need to be closely monitored on the terraces due to the steepness of the garden on each side.

Shaded outdoor terrace suitable for alfresco dining overlooking fantastic views down the valley. Outdoor pizza oven. Two additional sun terraces for sunbathing.

Coast/Beach
The beaches of Versilia and Liguria are an hours drive away including Viareggio, Forte dei Marmi and Cinque Terra.
Travel
Nearest airport is Pisa which is an hours drive away. Use of a car is essential.
Distances
The beautiful walled city of Lucca is 30 minutes drive from Vellano, the famous spa town of Montecatini Terme is also only 25 minutes away. Florence and Pisa are an hour away and there are good train services to both from Pescia.
Further details
Local shop and bakery in the village. A restaurant and a pizzeria as well as a bar located in the village. Nearest main town is Pescia - 15 minutes drive away with large shops, supermarkets and the main station. There are lots of small villages around Vellano each with its own authentic Tuscan restaurant. The area around Vellano has numerous walking and hiking trails for all abilities and is popular with cyclists.
There is a swiming pool 10 minutes from the house on the way to Pescia and there are more swimming pools in the area.
Tennis courts are available in Pescia and a golf course is located in Montecatini. The ski resort of Abetone is an hour away which also has walking and hiking trails in the summer months.

About the owner
The Vescovi family all live in Preston, Lancashire. The owners of the property Guido and Brenda Vescovi spend lots of time in Tuscany where they go to relax and enjoy their retirement. Their son Darren and his wife Jill organise the bookings from the website. They enjoy regular holidays at Casa Vescovi especially the skiing in the winter and the brilliant weather in the summer.

Why the owner chose a home in this location
Guido, who is Italian, wanted to buy a property in Italy to enjoy during his retirement. They knew the area around Vellano very well and have friends there. They like the fact that the house is located in a quiet real Italian Village but also that there are lots of amenities closeby. They enjoy looking after the house and the garden and have made many changes since buying the property. It is very much a family house and lots of their friends and family regularly stay there with them.
Unique benefits of the property
The Vescovi family enjoy the peace and quiet of the location of the house and the magnificent views. The local restaurants all serve genuine local food and all the locals eat there. The house provides the family with an excellent base for exploring the rest of Tuscany and Italy. Although they have been there many times now they still find something new to do on each occasion.
