Terrazza Verde and Vista Rocca are both luxurious. Immaculately appointed, light, airy and spacious, one boasts a large terrace that overlooks old Spoleto and the hills beyond, the other has 2 large windows in the sitting/dining area with great street views up to the famous Rocca at the top of Spoleto. Both apartments are situated within the walls of the buzziest part of historical Spoleto in the significantly important 14C Rocca dei Perugini, located on a pedestrian street, teeming with tiny shops selling everything from cushion covers to rag dolls, not to mention the wine, cheese and truffle shops. And, there's a mind-boggling selection of clothes shops, antique shops and art galleries to wander around. That's if you can tear yourself away from the antiquities...the Duomo, just off the market square, the Rocca at the top in the midst of stunning mountain views and the myriad of small churches and museums dotted hither and thither within a maze of tiny cobbled, arched streets.

Notes on prices
Prices per week in euros for up to 2 - 4 persons - extra persons 50 euros/week. Bookings taken for less than a week. Any day arrival/departure. Private car-space available for 50 euros/week. In reponse to an enquiry, you will automatically receive the Booking Information that tells you how to qualify for discounts and advises you re the cancellation conditions.
Changeover day
Any day arrival/departure. Please arrive between 2 - 4pm (or between 4 - 6pm on Sundays). If you wish to be earlier or later, ring Laurie on (0039) 349 739 3501 to make special arrangments.
Terrazza Verde

Bedroom 1:large with big double bed and plenty of wardrobe space. Bedroom 2: small with 2 single beds that can be joined on request + 1 small wardrobe. Large shower room with washing machine. Fully fitted kitchen with cooker, hob, large fridge freezer, microwave etc. Also here are the brushes, ironing board, iron and cleaning equipment. Large sitting/dining room: one 3 seater sofa + one matching 2 seater sofa in pale beige with cushions, an extendable dining table that seats 4/6 and a Sky satellite TV/DVD that has many English speaking doc/news/film channels as well as a selection of DVDs and books to suit all tastes. A wide corridor contributes to the feeling of spaciousness. All utilities, linen + towels are included in the rental and a 2nd set is left in the apartment. A free clean takes place every 3 weeks, otherwise, it should be booked and costs about 40 euros.

Vista Rocca

The sitting/dining room is a large square room with the fitted kitchen running along one side and 2 large windows facing the ancient pedestrian streets, steeped in history wherever you look : one 3 seater sofa-bed + one matching 2 seater sofa-bed in contemporary striped fabric, an extendable dining table that seats 4/6 and a Plasma wall-mounted SKY SAT TV/DVD that has many Eng speaking doc/news/film channels + SKY SPORTS as well as a selection of DVDs and books to suit all tastes. A wide corridor contributes to the feeling of spaciousness. All utilities, linen + towels are included in the rental and a 2nd set is left in the apartment. A free clean takes place every 3 weeks, otherwise, it should be booked and costs about 40 euros.

Notes on accommodation
Suitable for children. But, no pets - sorry! There is unlimited hot water and central heating throughout both apartments - all inclusive in the weekly rate.
Outside
The terrace is a natural extension of Terrazza Verde since the sitting/dining room opens directly onto it via 2 double doors. Big terracotta pots full of colourful bushes, shrubs and flowers decorate this area that looks onto the hills, dwellings scattered around and nearby roof-tops. Garden, dining furnture seats 6. And, there are sun loungers and lounge chairs to snooze on. But, please advise us in advance how many sun-loungers you require since we only put one out because they are rarely used ! Guests tell us that staying in Vista Rocca is as good as having a terrace because the sitting/dining room is so light and airy and the windows sufficiently big that the atmosphere is one that feels as if the magical views outside are actually in the room, without compromising your privacy. The windows do not face other buildings. Instead, they face up the mediaeval street opposite. So, if you value views, love to be in the centre of things, the luxury Vista Rocca is for you.
Coast/Beach
The beaches of Bolsena lake are 90 minutes drive and of Trasimeno, 2 hours drive. It also takes about 2 hours drive to reach the Adriatic coast. Piediluco beach is about 1 hours drive. The drives to all these places take in sensational views especially the drive to the Adriatic, which passes Norcia on the way - and, if you detour to the left on the way for a further 20 minutes, you can also visit the famous Gran Piano, famous for its natural flower displays in Spring and the white truffle.
Special interest holidays
We can provide you with details of a local Professor who will teach you Italian at any level you require and for any amount of time from a 1-off session of 2 hours to daily or weekly sessions. Alessandro, aged 32, is exceptionally highly qualified, he used to teach Italian at Rome University and now is the Head of Classics and Languages at the local Lyceum (equivalent to the old British Grammar Schools). In his spare time, he is a script writer. He is very well travelled. And, all round, he is a very interesting person who loves people and who is a great communicator. As ex educationalists ourselves, we would strongly recommend him.
Travel
Car-hire is not necessary - the apatments are sufficiently close to the main-line station, from where you can get to just about anywhere in Italy. The nearest airports are Rome, Perugia and Ancona - about 45 minutes - 90 minutes drive to Spoleto. If you arrange it in advance, Laurie, my husband, can more than likely pick you up from Spoleto station when you arrive and deliver you back for your return journey.
Distances
Assisi, Foligno, Montefalco and Bevagna - 30 minutes drive away, Perugia - 45 minutes, Todi - 1 hour and 30 mins, Orvieto - 1 hour, San Gemini - 30 minutes, Trevi - 20 minutes, Rome - 1 hour/10 mins by train, Florence - 2 hours and 30 mins, Naples - 3 hours and 30 mins and Venice - 5 hours (best by train).
Further details
There are the full range of local shops, restaurants, supermarkets, banks and cash machines - everything you'd expect to find in a sophisticated city centre - just scaled down since Spoleto is more a large fairy-tale village and has the advantage of everything you could wish for within easy reach....especially, ice-cream, cappucino, great wines and truffles !!! The clothes shops ! Not to mention the galleries, museums, theatres and churches that are dotted all around you; and, you will find yourself entranced by the beauty and sprituality that pervades every cobble-stone in every one of its medieval streets. Of course, for the more adventurous amongst you, there is white-water rafting in the area as well as pony-trekking, hang-gliding and much walking territory.
We can provide a mobile phone for a refundable deposit of 100 euros. It is on local rates for which you buy a pay-as-you-go card. It is cheap and, certainly, much more economical than using a roaming mobile !
Booking notes
No deposit as such - on receipt of an enquiry, you will automatically receive the general booking procedure, which includes the cancelation policy. Bookings for less than a week, but not less than 3 days are costed pro-rata the weekly rate plus 20 euros/day more. Bookings for 2 days are costed pro-rata the weekly rate plus 35 euros/day more. I do not fill in availability charts because the bookings come in too fast to keep up with them. But, I will try to get back to you immediately.
