The house is in a hamlet with one other farmhouse occupied by a young family. It is in open countryside, but in an excellent position for visiting the famous cities in Umbria and Tuscany - Cortona, Assisi, Orvieto, Siena, are within an hour or two; some guests spend a day in Florence or Rome -1 to 2 hours by train. The village has 2 bars, both with shops attached where most things are available, including the best prosciutto for miles! There is also a restaurant with it's own pizza oven, home-made pasta and great fillet steaks. The nearest town Trestina is 9 kms and has banks, bakeries, restaurants, garages etc. There is a horse riding centre 5 mins drive from the house, many guests have enjoyed riding through the beautiful wooded hills. For guests who miss water, the 4th largest lake in Italy is Trasimeno, approx 45 mins by car and has a man-made beach with sunbeds and water sports. The owners live above the apartment and are happy to give advice, but will not intrude!

Notes on prices
Prices are weekly £500 per week during high season June, July, August. £400 per week for all other times or negotiable.

Changeover day
Changeover day is Saturday - guests should arrive between 4pm and 7pm. Guests are asked to leave the property by 10am on the day of departure to give the cleaners enough time to prepare for the next guests.

Bedrooms: Blue bedroom has a large antique 4 poster bed, chaise-longue, wardrobe and chest of drawers; en-suite bathroom with shower, washbasin and loo.
Twin bedroom has en-suite shower room and small kitchen area with sink and cooker.
Bathrooms: Bathroom en-suite to blue bedroom has washbasin, loo and shower.
Bathroom 2 has shower, loo and washbasin, and is en-suite to twin room.
Bathroom 3 has shower, loo and washbasin-off kitchen
Kitchen: There is a cooker with hob and oven, and also a large capacity combination fan/microwave oven. Under counter fridge, and dresser, dining table, corner cupboard. The twin room has small cooker, sink and another fridge. Third shower room with loo.
Living Rooms: The kitchen has armchairs as well as dining table, but there is a separate room with TV and DVD, sofa and armchairs.
Cleaning/towels/
linen/maid service:
The apartment will be ready for guests arrival with linen and towels provided. These will be changed weekly for rentals longer than a week. Additional cleaning available to be paid locally.

Notes on accommodation
The apartment has 2 bedrooms and 3 bathrooms (no bath) in total, we think spacious and comfortable for 4 people. Both bedrooms have independent access, but are joined by the living room with TV etc. The blue bedroom leads onto a covered terrace with dining table and views of the surrounding countryside, which also leads to the kitchen. There is a garden area around the apartment and a lower grassy area with hedge for sunbathing.
The owners live in the upper part of the house( with Oscar dog), and are happy to give advice re restaurants, places to visit and local events, but do not intrude on guests' holiday - we have made many friends but have also had guests we only see on the days of arrival and departure!

Accessibility
There have been guests with mobility problems as the apartment is mainly on on one level. Cars can be parked near to the blue bedroom, and there are only 2 shallow steps up to kitchen, and 2 to TV room. Wheelchair would work in blue bedroom and terrace, but help with walking necessary to get to kitchen.

Outside
The covered terrace is perfect for outside dining with table and chairs, and view of fields and hills. There is a small garden area around the apartment and another grassed area on a lower terrace. There are deckchairs and sunbeds, and a barbecue. Cars can be parked in front of the house for easy access to the apartment, and there is a washing line plus a drying rack - guests can bring their washing upstairs if necessary, as there is no washing machine in the apartment.

Coast/Beach
Lake Trasimeno is the nearest "beach" (man-made for relaxing and sunbathing) and is about 45 mins drive. Sunbeds can be hired and guests enjoy taking the ferry to the largest inhabited island Isola Maggiore ,or the smaller uninhabited wildlife- rich Isola Pavese. There is the opportunity for water sports in various locations around the lake.

Travel
Perugia airport is approx 45 mins drive from the house - Ryanair flies from Stansted.
Ancona, Bologna, Rimini are about 2 hours away and Pisa and Rome, 3 hours.
Car hire is essential as there is no public transport.

Distances
San Leo Bastia is 3kms from house and has 2 bars, shops (selling most things) and restaurant.
Trestina nearest town is 9kms and has most shops including 3 supermarkets, one of which has a fresh fish dept.
Citta di Castello is approx 20 mins and is an attractive medieval city with a busy market twice a week
Cortona, famous for its Etruscan buildings is stunningly beautiful - 40 mins drive.

Further details
There are many good places to eat, from inexpensive set meals to more sophisticated gourmet restaurants - the nearest and best Pizzas start at 5 € There is an excellent restaurant in the next valley where the chef will give lessons - many guests have enjoyed the experience, and some have gone back for more!
Throughout the summer, all villages have a "festa" in which the local people have a theme (like mushroom, polenta, beefsteak etc) - these are great fun with food and music over 3 or 4 days.
The Perugia Jazz Festival takes place in early July, with famous musicians and New Orleans marching bands.
There is a local film Festival also in a small hilltop town Montone, and many opportunities for concerts in various churches and halls.
The Trasimeno Blues Festival in late July early Aug takes place in various venues around Lake Traismeno, many of which are free.
Although there are countless famous hilltop towns to visit, it can be rewarding for guests to discover smaller lesser-known places of which there are many.
Some guests like to take the privately-owned train from Trestina to Perugia (no parking problems ) the county town of Umbria, or to Sansepolcro, the home of the famous painter Piero della Francesca.
Most towns have weekly markets with fresh vegetables and fruit, cheeses, and the local speciality Porchetta - a whole boned roasted pig stuffed with fennel and garlic - truly delicious for all but vegetarians!

A booking will be considered confirmed when the deposit of 50% of the rental is received. The balance due 8 weeks before the holiday.
