The spacious Villa is located 30 minutes drive from Rome (GRA) in a tranquil and secluded location and is ideal for visiting the major attractions and historical sites of the region.

Notes on accommodation
The house has full central heating and air conditioning in the bedrooms and lounge. A large collection of videos, CDs and books are provided.
Outside
Level 3: Large southwards facing terrace comprising large table, 8 chairs, gas BBQ, and sun umbrella. Level 1: Hard standing parking area for several cars. Swimming pool (8 x 5 m) with BBQ area. Pasture/orchard area - approximately 2000sq.m - containing various fruit trees including fig, cherry and peach.
Coast/Beach
The fashionable Tyrrhenian coast is approximately an hour drive. The Riviera of Ulysses boasts some beautiful beaches.
Golf
Various golf courses are within easy reach. The nearest is Fiuggi Golf Club which is approximately 30 minutes drive away - 18 hole/par 70. The club also has an open-air swimming pool and tennis courts and the clubhouse has a comfortable bar area and restaurant.
Skiing
A number of ski areas are located in the region. Resort areas personally visited include:
Campo Felice - 1.5 hours - up to Alpine standards with plenty of chair lifts. Suitable for all abilities
Campo Staffi - 1.25 hours - good skiing for all standards although best for beginners and intermediates. Only one chair lift.
Monte Livata - 1.25 hours - Smallest of the areas visited. Would suit beginners and intermediates. Only button lifts.
Travel
A rental car is pretty much essential to explore the area and region and to make shopping expeditions just a little easier. However, there are buses to Rome and elsewhere and nearby Colleferro is linked by a frequent, cheap and reliable train service to Roma Termini (Central station) from where access to Rome's excellent metro and bus networks can be had.
The Villa is located within a short distance of the main A1 motorway offording easy access to the attractions of central Italy.

Ciampino 40 minutes. Fiumicino 60 minutes. Naples/Pompei 2 hours. Florence/Assisi/Pisa/Amalfi 2.5 hours.

Booking notes
A deposit of 25% plus a refundable £250 deposit made up of £150 for breakages and £100 for "good house keeping" is required upon booking. Both part of the deposit will be returned promptly at the end of the stay if there are no significant breakages and the property is left in a similar state to the way it was found.
Balancing payment is due 10 weeks before arrival date.
£100 discount for stays of two weeks or more.

Why the owner chose a home in this location
The property is just situated on a hillside just outside the beautiful medieval town of Paliano within the National Park area of Ciociaria. The area is really not well known abroad and is still very "italian" - something we love. It spacious and very tranquil and just the place to chill out.
Unique benefits of the property
It's also close enough to Rome to pop in for the evening.
There is so much to see in the area but if you really appreciate history Naples/Pompei are within easy reach.
