Notes on accommodation
Gas central heating available in winter at an extra charge. There is a cot for babies/small children. All the windows have mosquito blinds. The kitchen is well equipped and we provide a weekly cleaning service as well as pool maintenance. We are also happy to help with any requests or assistance guests may require.

Accessibility
One of the twin bedrooms with en-suite shower is situated on ground floor, and there are no stairs between this and either the living area or outside. This has proved very helpful for previous guests with limited mobility.

12x6m private pool, large garden surrounded by 12 hectares of private organic farmland. Hilly rural setting. Stone-built barbecue. Sun loungers, table and chairs on veranda overlooking valley. Fantastic Hammock!

45 mins driving to sought-after Monte Argentario (Gianella and Feniglia, part of Feniglia is equipped with restaurant and sunbeds etc.) also Alberese, Castiglione della Pescaia, Torba, Osa, and others. Ferry from Porto Santo Stefano (Monte Argentario) to islands of Giglio and Giannutri, or from Piombino to Elba

Special interest holidays
Birding, cookery courses, olive oil and wine tasting are available by arrangement. The area offers some lovely walks among the various nature reserves and along many traditional "white roads". The director of the WWF reserve at Rocconi would be glad to take you round. Being an organic farm in an "underdeveloped" location, Bellavista provides a rare opportunity to experience both a rich natural environment and, being located in one of the least light-polluted areas of Italy, a wonderful view of the night sky, Milky Way, and shooting stars.

Travel
Pisa and Rome are both two and a half hours away by car, trains connect both to Grosseto. A car is essential.

Distances
Nearest village 5km, lovely Roccalbegna (restaurant, groceries, butcher, chemist, bank) 11km. Grosseto (renaissance city centre, shopping) 45km, Pitigliano (Etruscan ruins, old Jewish quarter, beautiful renaissance city) 50km, Siena and Montepulciano 70km, Montalcino (wine and honey) and Pienza (art and cheese) 60km. Major cities Florence, Pisa, Rome 2 1/2 hours.

Further details
A must for birders and nature lovers, this uncontaminated oasis has been spared the intrusions of modern farming and intense tourism and is home to an unusual number of rare birds (Lanner, Short-Toed Eagle and many others) and plants. Bird visitors include skops, tawny, screech and barn owls, nightingales, stone curlews, hoopoes, common and honey buzzards, bee-eaters, wall creepers, peregrine falcons, kestrels, sparrow hawks, goshawks, while on the ground you may see porcupine, deer, hare, boar, martens, foxes, badgers.

That said, Podere Bellavista is strategically placed for day-trips to central Italy's great attractions - Florence, Rome, Siena etc. are in easy reach, as is the sea.

Great local restaurants include La Grotta at Roccalbegna, Il Mulino at Sempronano, too many to mention in Scansano and Saturnia, I keep a selection of business cards at the house for ease of booking. Local wines are Morellino (a very good small producer can be found at Villa Patrizia, who will happily do tastings) and Monte Cucco, and the world famous Brunello di Montalcino is nearby. Olive oil tasting at prize-winning Monte Nero (provides oil to both Fortnums and Asda!)The area is a favourite with cyclists. Many important Etruscan sites as well as mystical Monte Labbro with its mountaintop hermitage, and of course the lovely medieval villages. I particularly recommend shopping in medieval Roccalbegna, with its array of small shops that together with the Monday market provide just about everything in a manner reminiscent of days gone by.

About the owner
Hi, I'm half English and half Italian and used to be a sound engineer in London until I moved here in 2004. I'm now an organic farmer, I grow saffron on another little farm near here as well as spelt at Bellavista. I live with my Italian partner nearby, (we came here in the same year and met here), and we can be around to help you settle in and tell you about things to see and do.

Why the owner chose a home in this location
I've absolutely fallen in love with this place, I've never been anywhere where the wildlife is so rich, and it's great to sit outside at night and listen to nightingales and crickets and watch the shooting stars. The "locals are friendly", and the area has also become home to numerous funky types dotted around in the hills, so it's never boring, even in winter.It's easy to get to Rome to see family, the sea is less than an hour away, it's strategically placed for all the major cities in central Italy, yet it's unspoilt and utterly beautiful.
