Notes on prices
NO rate increase for 2008. Rates are fully inclusive of all utilities, all linen including swimming towels, firewood, cleaning materials, final cleaning, 'Welcome' food basket, and use of pool. (Heating charge Nov-Mar inc.) Daily rate available for short breaks in mid and low season (minimum 3 nights)- please enquire. 10% discount if both apartments are booked for 2 weeks.

Changeover day
Saturday with arrival between 4 pm and 7 pm and departure by 10 am, but we can sometimes be flexible - please ask.

Il Bosco (The Wood)

Living room with sofa, dining table and 4 chairs, easy chair, sideboard, CD/tape/radio, DVD player, TV, Internet Wi-Fi access, wood-burning stove. Kitchen area with gas hob in granite counter with extractor over, original sink, microwave with grill, toaster, fridge/freezer, iron & ironing board. Door to lobby with walk-in hanging space. Bathroom tiled in blue and white with large level-entry shower, basin, bidet and WC. Bedroom with large double bed, antique chest, writing bureau, 2 chairs and doors to garden. Washing machine available in separate laundry room. Private south facing patio with table and chairs for al fresco meals and lovely views over wooded valley and of the towers of Città della Pieve.

L'Olmo (The Elm Tree)

Living room with sofa, writing table, CD/tape/radio player, dining table and 2 chairs, china cupboard, Internet Wi-Fi access, wood-burning stove. Kitchen area with fitted cupboards and tiled work surface, washing machine, inset gas hob with extractor over, sink, built-in fridge/freezer, small oven with grill, toaster, iron and ironing board. Bedroom with king size bed (or twins on request), built-in hanging cupboard and shelves, dressing table, 2 chairs Door through to small lobby area. Shower room with good sized level-entry shower, basin, WC. Doors to west and south facing garden area with pergola and table for al fresco meals.

Notes on accommodation
Both apartments have traditional beamed ceilings, terracotta tiled floors, oriental rugs and quality antique and country furniture
Central heating with individual controls as well as a woodburning stove for the cooler months. Portable fan, hairdryer
Linen change weekly. Swimming towels provided. Apartments are cleaned at the end of each rental and after 1 week on rentals of 2 weeks.
Good selection of guide books and maps, as well as plenty of novels and other reading material. Board games, CDs and DVDs available.
We regret apartments are not suitable for children under 12
No pets.
We prefer non-smokers.

Accessibility
Apartment Il Bosco is suitable for an accompanied wheelchair user with extra wide doors, raised bidet and WC and easy entry shower with seat. However, it is quite a way to the swimming pool, although feasible.

Outside
Wonderful, far reaching views of wooded hills, olive groves and Lake Trasimeno. Delightful gardens surround the house and each apartment has its own shaded terrace for alfresco meals. There are also plenty of chairs in different areas of the garden as well as a hammock under an olive tree for a shady siesta.
Swimming pool (15m x 3.5m) A spectacular lap pool, shared by the apartments (4 people), is located a little way beyond and below the house in a marvellously tranquil position and is bordered along one side by olive trees and a large fig tree; on the other side is a wide terrace paved in terracotta with sunbeds and deck chairs for lounging and sunbathing. A shower is built in to the stone wall at one end of the terrace. Access to the pool is by shallow steps and the maximum depth is 1.80m. The pool is equipped with a hydro massage jet and has underwater lighting for night-time dips. Raised terrace area with shaded seating, BBQ (charcoal), and small drinks fridge in summer house.

Coast/Beach
Beach at Castiglione del Lago on Lake Trasimeno 15 minutes' drive.

Travel
Nearest airports are Perugia (1 hour) (Ryanair from Stansted), Florence Peretola (1.5 hours), Rome Fiumicino or Ciampino (2 hours) (150km), Ancona (3 hours), Pisa (2.5 hours). A1 Autostrada exit at Chiusi-Chianciano is 12km. Car recommended, although not absolutely essential if you enjoy walking (20 minutes to centre of Città della Pieve).

Distances
1.5km to Città della Pieve, 8km Paciano, 12km Panicale, 40km Perugia, 50km Siena, 25km Orvieto, 8km Chiusi (mainline station for Rome and Florence).

Further details
Città della Pieve is a small, unspoilt medieval hill town, but has all facilities such as banks, 2 small but well stocked supermarkets, theatre, post office, hospital and pharmacy. There is a good selection of restaurants, friendly trattorias and wine bars serving Umbrian specialities. Saturday morning market. Numerous places of interest are within easy reach: Montepulciano, Siena, Pienza, Perugia, Orvieto, Cortona, Assisi, San Casciano, Arezzo, Deruta, Bevagna, Montefalco, to name a few. Rome and Florence are easily accessible by train for a day trip in just over an hour. Spa & hot springs also in the vicinity.
