Casa dei Frati is a large, tastefully decorated home with wide-ranging views over classic Umbrian countryside that provides every comfort for an unforgettable holiday. All ground floor rooms have direct access to a large terrace with dining for ten under the wisteria-covered pergola, adjacent to a new pool (with salt water system) in the secluded walled grounds. The décor is traditional with terracotta-tiled floors, beamed ceilings, chestnut shutters, and whitewashed walls. The villa is located in the charming hamlet of Polgeto which is in an elevated position near the town of Umbertide in Umbria, 30 minutes north of Perugia. English-speaking house managers will meet you at the property and will be available for assistance and advice during your stay.
There is a simple Trattoria 400 metres walk from the house and numerous restaurants/wine bars and Pizzareas etc within 10 minutes drive.

Changeover day
Changeover day is normally Saturday but some flexibility is possible.
| Bedrooms: | Master bedroom: a spacious ground-floor retreat with queen-size bed, sitting area, en-suite bathroom, and doors opening onto the terrace. Bedroom 2: a generously proportioned upstairs room with queen-size bed and en-suite bathroom. Bedroom 3: Twin beds. |
| Bathrooms: | There are 4 luxurious bathrooms, 3 of which contain a bath/shower, basin, toilet and bidet. The 4th bathroom has a basin, toilet and bidet.2 bathrooms are ensuite and a third is adjacent to the twin bedded room. |
| Kitchen: | The kitchen opens off the dining area and is superbly equipped for gourmet cooking (new electric oven with gas hob, microwave, dishwasher, fridge/freezer), coffee machine etc. |
| Utility Room: | A separate utility room has a washing machine and dryer. Beyond the utility room is a guest bathroom. |
| Living Rooms: | The downstairs sitting/dining room has a 10-seater dining table and a comfortably furnished lounge area with satellite TV and DVD. Doors open directly onto the terrace and the room enjoys wide-ranging valley views. |

Linen, towels and pool towels are provided and will be changed each week. Weekly cleaning is included and additional cleaning during the week can be arranged on request at additional charge. |

Notes on accommodation
We regret that the villa is not suitable for young children as the pool is not fenced. Babies are welcome and there is a cot and highchair available.
Outside
The garden is sheltered by a high stone wall, and has ancient olive trees surrounding the pool. The terrace is enhanced by roses and wisteria and shaded by mature trees. There is a generous supply of high quality outdoor furniture, including a stone table seating ten comfortably, loungers, umbrella and chairs.
Golf
Approx 15 minute drive to local golf course with an excellent cafe/restaurant.
Travel
A car is required to explore the area. A particular advantage of this property is that while enjoying the peace of its location in a small hamlet, it is not isolated and has good sealed access. There is ample, level parking space at the rear of the villa with direct access to the kitchen. Umbertide, which provides comprehensive shopping and services, is 4km away. The nearest airports are Perugia 30 mins (Ryanair from Stansted), Forli, Ancona (two hours’ drive). Rome (FCO), Pisa about 3 hours.
Distances
It will be tempting to spend the entire holiday enjoying the villa and its grounds, but it is also ideally located for visiting many Umbrian and Tuscan sights, within around an hour’s scenic drive on uncrowded roads. Places to visit include Cortona, Gubbio, Assisi, Perugia, Spoleto, Siena, Spello, Torgiano, Montepulciano, Montalcino,Montefalco, Pienza, Lake Trasimeno, Castiglione del Lago, Deruta, Sansepolcro and Arezzo.

Umbertide has a bustling weekly market for produce, clothing and household items. There are many excellent local restaurants within a short distance of the villa. Catering, cooking lessons, guided walks and special interest tours can be arranged. Broadband internet access is available at no additional charge for guests travelling with a laptop.
Booking notes
Booking conditions will be sent in response to enquiries. The rental price includes the consumption of electricity, gas for cooking and water heating and water. Sheets and towels, including pool towels, are supplied. Weekly cleaning is included.
There is an additional charge for the use of the central heating.

Owner profile
About the owner
The owners, Peter and Marianne Stevens have retired to New Zealand and use their house in Umbria for about 5 months of the year. Consequently, as their second home the house is better equipped than most holiday rentals. Casa Dei Frati is let for a few weeks during the summer while the owners are away in Europe or visiting family scattered around the world. We are fortunate to have wonderful local Italian ladies to look after the house while it is let. They are bilingual in English and very knowledgeable about the area. Nothing is too much trouble for them.
