La Frattinais a spacious,airy country house surrounded by lawned mature gardens very safe for children and perfect for a family holiday or a group of friends.The house can sleeps 12 but is also perfect for a smaller group.A terrace runs along the front of the house, a rose covered loggia provides an outside dining area and ample shade. The high ceilingled, shuttered rooms ensure coolness in summer, the reception rooms all lead onto the terrace, gardens and pool. Two staircases lead to 6 double bedrooms all with looking out to the gardens, pool and the beautiful far reaching views of the surrounding countryside and mountains. The kitchen leads to the covered loggia. One set of stairs leads to an independent set of bedrooms. The reception rooms have open fires , the house is a comfortable, inviting holiday house ,tranquil, private and secluded.The closest hill town is a 5 minute drive, its possible to walk, there are restarurants a bar and shops. Several other hill towns close by.

Notes on accommodation
Very child friendly house and grounds. Children are very welcome.
The dining room and sitting room have open log fires and the whole house is heated so is very suitable for less warm seasons, skiing holidays, Christmas, Easter.

Accessibility
The house is flat on the ground floor and the doors are wide. The access to the house would be OK for a wheelchair but the house is not adapted for wheelchairs.

Large, mature gardens, large private pool on terraced lawn with chairs, seating, covered loggia by pool and shower.
Long south facing sun terrace and a covered loggia next to the kitchen with table and chairs for 12.
Barbecue. Private chapel and vineyard. Extensive walks around the house and area. Mostly lawn. Large parking area and private, bumpy in parts and steep at the end drive.

Coast/Beach
Beaches on Adriatic coast are just under one hour away.
Sandy, flat, well organised and clean beaches all along this side on the Adriatic. Restaurants and bars and discos also creches for children and good boutique shopping.
The beaches of the Conero are the most beautiful in the region, high craggy and again well porvided for with restaurants etc. These beaches are 1hr20 min close Ancona.
Skiing
Skiing in the Sibillini mountains is 50 mins away. Very organised resort with ski lifts, restaurants, instructors and ski hire. Green to red runs and snow boarding.

There are loads of very good restaurants and pizzerias close by and a well researched restaurant guide is left in the house for you. All your general shopping needs can be found in Amandola or larger supermarkets toward Fermo and the coast about 20 mins drive.
amandola is the gateway to the Sibilini national park with fantastic trekking, horse riding, out ward bound activities etc.
In summer Amandola stages a theatre and piano festival. Monte san martino has some exquisite art treasures by the Crivelli brothers in the local church.Macerata is 1/2 hour away and has an open air opera season of very high repute. Every village there are many close by, has a sagra or festival of some kind through out the summer.
Day course in cookery near by. Guided tours available. chef available to cook for special occacions.
Booking notes
Contact me by email or telephone to make a booking. 1/3rd of the total booking fee will be payable on booking and act as a down payment. The remainder is payable 8 weeks before. Payment normally done by transfer into a UK bank account. There ia a refundable breakage deposit of 600 euro
Change over is Saturday and maybe flexible off peak season.
