Casa Tersalle is a 300-year-old traditional Umbrian farmhouse, part of a hamlet situated in a beautiful, tranquil setting. Surrounded by stunning countryside and woodland, it is also close to local amenities. The house is on 2 floors and is light, spacious and comfortably furnished. It is suitable for 2-8 people (exclusive use, however many people). The Kiwi/English owners, who live in separate accommodation (in the former animal stalls!), are available for help and advice if necessary and both speak fluent Italian. There are numerous bars and restaurants locally and wonderful opportunities for walking and sightseeing in the area. The historic towns of Citta di Castello (Umbria) and Sansepolcro (Tuscany) are a 15-20 min drive away and various medieval hilltop towns, each with their own character, are waiting to be explored nearby. Towns of Assisi, Perugia, Gubbio and Orvieto, and the cities of Florence, Siena and Cortona are all within a pleasant 1-2 hour drive.

Notes on prices
The price for each period for Unit 1 is for 5-8 people (whole house). The price for each period for Unit 2 is for 2-4 people. Weekday arrival/departure (minimum 1 week booking) can be arranged by negotiation. This will incur a supplement of 70 euro. The charge for 1 extra bedroom (groups of 2-4 people) is 70 euro per week/50 euro per week for winter period. Prices exclude central heating and firewood which are charged according to usage. Discount available for rentals of 4 weeks or longer.
Changeover day
Usually Saturday, with possibility of a weekday arrival/departure for a small extra charge. Arrival time from 4 pm. Departure time by 10am.
Notes on accommodation
Central heating in all rooms, open fire in kitchen, wood burning stoves in kitchen and living room. Towels and bed linen are included and are changed weekly. Cot and highchair are available on request at no extra charge.
Wireless Internet access is available for a small weekly charge.
Accessibility
There is a handrail to assist people up steps to the entrance to the house and also to access the upper floor. There are also hand grips between the kitchen and dining room where there is a step.
Outside
There is a large sunny terrace which is shaded in summer. Here you can eat alfresco, glass of wine in hand, and admire the stunning views of the surrounding fields and small lake, with a backdrop of green wooded hills. There is also a small garden below the terrace where you can relax on a sun-lounger, surrounded only by birdsong! Garden furniture, sun umbrellas and barbecue provided. New - a wonderful plunge pool (3.5m diam / 75 cm deep) for cooling off on hot summer days.
Coast/Beach
Lake Trasimeno, 1.15 hours by car, has beaches particularly suitable for children. Nearest coastal beach is 2 hrs by car.
Travel
Nearest airports: Perugia (Ryanair) - 45 mins. Bologna (British Airways, Ryanair) - 2.30 hrs. Florence (Meridiana) - 1.30 hrs. Pisa (Ryanair, British Airways) - 2.30 hrs. Ancona (Ryanair) - 2.30 hrs. Rome 3.30 hrs. Since public transport is limited, a car is essential for staying at Casa Tersalle. The nearest mainline station is Arezzo (35 kms) which has good connections to Florence, Bologna, Rome.
Distances
The local village of Lippiano is 5 mins by car or an enjoyable 15 min walk; the small town of Monterchi is 10 mins by car. The larger, walled towns of Citta di Castello, Sansepolcro and Anghiari are a 15-20 min drive and Arezzo 35 mins. Lake Trasimeno, Assisi, Perugia and Gubbio are 1 hour by car, and Florence, Siena, Cortona and Urbino can be reached in a pleasant 1.30 - 2 hour drive.
Further details
Lippiano has a 12th century castle, a church, a post office and a lively bar with music on Saturday nights in summer. Monterchi - 10 mins away over the bridge into Tuscany - has 2 banks, a chemist, a small, well-stocked supermarket, greengrocer's and several good bars and restaurants. It is also home to Piero della Francesca's fresco of the 'Madonna del Parto' (Pregnant Madonna). There are numerous medieval hilltop towns to be explored nearby, and the walled towns of Citta di Castello (Umbria) and Sansepolcro (Tuscany), a 15-20 min drive away, offer a wealth of historical, artistic and architectural interest. Both these towns have swimming pools. There are weekly markets in the local towns and throughout spring, summer and autumn there are regular festivals (often with a food theme!). Nearby the house, there are a number of good walks and an abundance of wildlife to enjoy. We have numerous walking maps available.
Booking notes
Contact Rob and Jane in order to confirm availability of dates required. We will send our booking form and full booking conditions. A provisional booking will be kept for 8 working days. A deposit of 50% of the full rental is required to confirm the booking with payment in euro by bank transfer. We will provide bank details at the time of booking. The balance must be paid within 8 weeks of the start of rental.
Guest comments
Rob & Jane were very warm and welcoming folks. They took the trouble to explain how everything in the apartment worked then told us of the points of interest in the surrounding district. They made some recommendations of places to visit, all of which were well worth a trip. The apartment was spotlessly clean and was thoroughly stocked with all the equipment we needed for self-catering. It was set in very picturesque countryside, amongst fields of sunflowers and wheat, looking towards the quaint town of Lippiano. Rob offered to be our guide on a couple of excursions and turned out to be extremely knowledgeable regarding the history of the places we visited as well as having a good eye for the art treasures, both religious and secular, found in the most unexpected places. It was hot while we were there - around 38C - and Rob & Jane's plunge pool got lots of use! We thoroughly enjoyed our 8 days there. There wasn't any downside to it, and we would recommend it. About the owner
We are a New Zealand/English couple and we embarked on our Italian life-adventure back in 1989 when we bought Casa Tersalle and had it renovated whilst camping at the property - lots of stories to recount there!
In addition to caring for our rental property, we both work as English teachers in the area. Learning Italian - and even some of the local dialect - has helped us to integrate into the community here and also to be able to offer help to guests when needed.
In our free time we are keen hikers and continue to explore the local area and organise walks for local groups. We also like to make the most of the many local festivals (often with a food/drink theme!) and to indulge in the popular Italian pastime of eating out with friends at the many restaurants and pizzerie.
