Casa Tersalle is a 300-year-old traditional Umbrian farmhouse, situated in a beautiful, tranquil setting surrounded by stunning countryside and woodland, while at the same time close to local amenities. The house, simply but comfortably furnished, is on two floors with spacious accommodation and is suitable for 2-8 people (exclusive use, however many people). The Kiwi/English owners, who live in separate accommodation (in the former animal stalls!), are available for help and advice if necessary and both speak fluent Italian. There are numerous bars and restaurants locally and wonderful opportunities for walking and sightseeing in the area. The historic towns of Citta di Castello (Umbria) and Sansepolcro (Tuscany) are a 20 minute drive away and various mediaeval hilltop towns, each with their own character, are waiting to be explored nearby. The towns of Assisi, Perugia, Gubbio and Orvieto, and the cities of Florence, Siena and Cortona are all within a pleasant 1-2 hour drive.

Notes on prices
Weekday arrival/departure (minimum 1 week booking) can be arranged by negotiation. This will incur a supplement of £50. The charge for 1 extra bedroom (groups of 2-4 people) is £50 per week / £25 per week for winter period. Prices exclude central heating and firewood which are charged according to usage. Discount available for rentals of 4 weeks or longer.
Changeover day
Usually Saturday, with possibility of a weekday arrival/departure for a small extra charge. Arrival time from 4 pm. Departure time by 10am.

Bedroom 1 with 1 double or 2 single beds (ground floor). Bedroom 2 with 1 double or 2 single beds and 1 single bed (upper floor). Bedroom 3 with 1 double or 2 single beds and 1 single bed (upper floor). Entrance leads into large well-equipped traditional kitchen with open fire, gas cooker, fridge/freezer, wood-burning stove and original wine-barrel table with stools. Dining room (access through kitchen) with dining table and chairs for up to 8 people, and dresser. Spacious living room with cosy woodburning stove, two comfortable sofas, armchairs and coffee tables, and a bookcase with guide books, information leaflets, general reading and games. There is also a wardrobe and the possibility of 2 single beds. Main bathroom (ground floor) with handbasin, bath with shower over, WC and bidet. En-suite to Bedroom 3 (upper floor) with handbasin and WC.

Notes on accommodation
Central heating in all rooms, open fire in kitchen, woodburning stoves in kitchen and living room. Towels (for indoor use only) and bedlinen are included and are changed weekly. Cot and highchair are available on request at no extra charge.
Outside
Large sunny terrace with stunning views of surrounding fields and small lake, with a backdrop of green wooded hills. There is also a small garden below the terrace. Garden furniture, sun umbrellas and barbecue provided.
Coast/Beach
Lake Trasimeno, 1¼ hour by car, has beaches particularly suitable for children.
Travel
Nearest airports: Perugia (Ryanair) 50 mins. Bologna-Forlì (Ryanair) 1.30 hr. Florence (Meridiana) 1.30hr. Bologna (British Airways) 2.30hr. Pisa (Ryanair, British Airways) 3hr Rome 3.30 hr. A car is essential for staying at Casa Tersalle. The nearest mainline station is Arezzo (35 kms) which has good connections to Florence, Bologna, Rome.
Distances
The local village of Lippiano is 5 mins by car or an enjoyable 15 min walk; the small town of Monterchi is 10 mins by car. The larger, walled towns of Citta di Castello, Sansepolcro and Anghiari are a 20 min drive and Arezzo 35 mins. Lake Trasimeno, Assisi, Perugia and Gubbio are 1 hour by car, and Florence, Siena, Cortona and Urbino can be reached in a pleasant 1.30 - 2 hour drive.
Further details
Lippiano has a 12th century castle, a church, a post office and a lively bar with music on Saturday nights in summer. Monterchi - 10 mins away over the bridge into Tuscany - has 2 banks, a chemist, a small, well-stocked supermarket, greengrocer's and several good bars and restaurants. It is also home to Piero della Francesca's fresco of the 'Madonna del Parto' (Pregnant Madonna).
There are numerous mediaeval hilltop towns to visit nearby, and the walled towns of Citta di Castello (Umbria) and Sansepolcro (Tuscany), a 20 min drive away, offer a wealth of historical, artistic and architectural interest. Both these towns have swimming pools. There are weekly markets in the local towns and throughout spring, summer and autumn there are regular festivals (often with a food theme!). Nearby the house, there are a number of good walks and an abundance of wildlife to enjoy.
