On the slopes of Montecorona, some 5km south of the bustling market town of Umbertide, Casa Capella is set in an idyllic position next to a tiny chapel in a scattered hillside hamlet overlooking the Upper Tiber Valley. Delightfully furnished, self-contained and restored with modern amenities, this 3-storey house retains its earlier rustic character with oak beamed ceilings, cool interior and brick floors. Outside a charming walled garden gives options for sun and shade, with the hillside terrace offering glorious views of the landscape. Approached up a leafy winding road, access to the house is off a minor lane with minimal traffic. Perugia and Lago Trasimeno are less than 30 minutes' drive away; and the historic centres of Arezzo, Cortona, Gubbio, Orvieto, Siena, Spoleto and Assisi are all within easy reach. Readily accessible motorways bring the Adriatic beaches, Florence and Rome within a few hours drive. Casa Capella is also available at reduced rates for parties of 1 or 2.

Notes on prices
Reduced rents (from £441 to £525) available for parties of 1 or 2 not using the top floor. Discounts also available for parties of 3 or 4 only using 2 bedrooms.
Rental rates are inclusive of all charges for reasonable use of electricity, wood, gas for hot water and cooking, and gas fired heaters before 28 April and after 22 September. Heaters otherwise charged at £5+£3/bedroom per night.
Changeover day
Negotiable, but generally Saturday: Arrival after 5pm. Departure by 10am. Bookings of 10 nights or more usually OK if arriving or leaving at the weekend. Midweek to midweek bookings accepted in quiet periods.

Notes on accommodation
Heating - Logs provided for wood-burning stove and fireplace. Gas-fired wall heaters to bedrooms and living room by arrangement. Suitability - Young children are welcome, but will need supervision (possible hazards from open, uneven and unguarded stairs, etc.). Cot available by arrangement. Casa Capella is a family home; the retention of much of its original rustic construction and layout contributes to its character. Our neighbours are all Italian, friendly and respectful of privacy. The house itself is back to back with another, quietly occupied on and off. We are contactable from the house on the phone, and our housekeeper and friends on the hillside are close by. A full manual of tips and local information is provided in the property for your use during your stay.
Outside
Walled garden - teak table, large sun umbrella, canvas chairs and recliners, stone seats and cushions. Hillside garden - terrace with views through olives and over meadowland to the wooded slopes of Monte Corona. Large round stone table with chestnut seats for dining al fresco.
Coast/Beach
Sandy seaside beaches at Fano on the Adriatic (90 minutes drive). Lago Trasimeno for sailing & swimming (30 minutes drive).
Golf
The 18 hole course at Antognolla, where clubs and trollies can be hired, is just 6km away.

Nearest airports - Perugia (30km, direct to London Stansted; otherwise via Milano/Roma only), Ancona (130km), Forli (140km), Firenze (200km), Bologna (235km), Pisa (265 km), Rome Fiumencino (240 km). Rome Ciampino (215 km)Local train service to Umbertide (via Perugia), but car essential.

Booking notes
Deposit to secure confirmation - 30% of rent. Note - £100 deposit/initial payment holds the house until 6 months before start of your rental, if booking more than that in advance.
Balance, including any agreed extras, plus £150 refundable deposit due 6 weeks before start of rental. All payments in GBP sterling, unless by IBAN transfer in Euro at exchange rate set by our bank. Bookings welcome from outside the UK subject to your meeting associated bank transfer and postage charges.

We had a splendid holiday and really enjoyed all the facilities of your lovely and most interesting house. You had given us a lot of information about it on your website but it far outpassed what we thought we would have. Thank you for making it available for us.
The directions were spot on and the house well positioned, comfortable and the garden with the scent from the roses was an absolute treat. In addition we had the pleasure of hearing nightingales in the garden together with a cuckoo across the fields and to stand amongst the fireflies in the dark on several evenings is something I'll never forget.
We all three loved Casa Capella and are very grateful to you both for letting us stay there. It provided a peaceful and harmonious haven for some days and a wonderfully convenient jumping off place for some Umbrian treasures on others.

About the owner
We are in our early 60’s and live and work in architecture and PR in the South West of England, getting over to Casa Capella three or four times a year, & what seems like every time, for the past 18 years, not wanting to leave the place. Casa Capella is second home for the whole family. It is part of us.

Why the owner chose a home in this location
Less developed than its neighbouring Tuscany, Umbria is such a lovely part of Italy, with its fertile variety of landscape, simple traditions, friendly people, and architectural gems. We had lived in Italy before, knew a bit about how things worked and found ourselves coming to the area repeatedly on holiday. So getting ourselves a place here was on the cards for a long time.
Unique benefits of the property
Away from the bustle of town, Casa Capella is a haven of tranquility on the historic hillside of Monte Corona. Yet, unlike many local rural properties to be found up precarious white roads, the house is less than ten minutes drive from a good highway giving access to a host of wonderful Italian towns within easy reach for a day out - e.g. Perugia, Assisi, Gubbio, Todi, Arrezo. Umbertide, with its excellent variety of shops, bars and restaurants is within easy reach; and our friends on the hillside, who look after the house in our absence, are around if you need any help.
