First Floor (2 Bedrooms, Sleeps 4/6)

One large double bedroom, and one twin. A spacious lounge with a double sofa bed in alcove. A large, well equipped family bathroom with bath, walk-in shower, double washbasin, toilet and bidet. Open plan kitchen/dining area leading onto delightful, large balcony giving ample opportunity for alfresco dining. Both kitchen/diner and lounge have traditional open fireplaces.

Ground Floor (3 Bedrooms, Sleeps up to 6)

One double bedroom, one twin - one has original open fireplace. Living room can be arranged as third twin bedroom if required, otherwise will be arranged as living area. Bathroom with bath, shower, washbasin, toilet and bidet. Large, well equipped kitchen/diner, also with original fireplace, serves as great social space.

Notes on accommodation
Heating,change of bedding and towels on Saturday are included. We also provide a welcome pack to tide our guests over until they are able to shop for their own provisions.
A cot and play pen are available for young babies. Children are more than welcome!
Friendly, English and Italian-speaking owners are on hand for help and advice. Other services are provided or available on request.
Pets are welcome by previous arrangement.

Outside
Large garden area, partially lawned, partially gravel with seating area, garden furniture and lighting for evening al fresco dining. Beautiful trees and flowers in garden, lovingly tended by owner. Brand new swimming pool (10m x 5m) with sun loungers. Ample parking within grounds, by villa.

Coast/Beach
The Adriatic coast is one hour's drive away, with resorts such as Rimini and Ancona found here.
There are also safe, sandy beaches at nearby Lake Trasimeno - 45 minutes by car.

Golf
Nearest golf course 30km from villa.

Travel
The nearest airports are Perugia (40 mins) & Ancona (1 hour and a half drive) -both served by Ryanair. Also Rome, Pisa and Florence. Car hire is available at the airport.
Car hire is essential.

Distances
Local town of Pietra Lunga, 7km.
The medieval walled town of Gubbio is a 30 minute drive, with many shops, bars and restaurants. Cable car trip gives beautiful views of surrounding areas.
Perugia, the Umbrian capital, is 40mins drive, boasting a splendid underground historical centre. You can find a weekly market here and the world famous "Umbria Jazz" festival takes place every summer.
Lake Trasimeno is a 45 minute drive, with beaches, lovely promenade, and boat trips all available.

Further details
In driving distance of all the beautiful towns in Umbria, particularly, Assisi in one hour, and Urbino, Arezzo, Spoleto, Todi, and Orvieto.
Also available locally:
Fishing is within a short drive of the villa.
Clay pigeon shooting range situated only 4 kms away.
Flights on Delta planes can be organised with a local pilot.

Booking notes
On reservation we kindly request a down payment of 25% of the total rental costs. The balance must be paid 8 weeks before the day of arrival. A security deposit is payable (cash upon arrival) of 150 euro, which will be refunded in full at departure,unless there are damages to be compensated.
