The Rustico (pronounced ‘roostico if you want to sound Italian) is a house of unique charm and comfort. The old section dates from the early 1600’s and consists of the kitchen, dining room and 2 bedrooms with en-suite baths. The new section has the living room/entrance foyer, a small office and 2 larger bedrooms with en-suite baths. It sits on about an acre of mostly flat land about 400 meters above sea level; it’s surrounded by olive groves, including 125 olive trees of our own. The house has easy access and ample parking, both of which are rare and valuable in this area. The house has original floors, beams, ceilings and walls but is equipped with all the modern conveniences. The dining has a piano, a large, original fireplace. There’s no air conditioning because the stone walls are very thick and keep the house cool in the summer. We have a lovely pool, a pergola for dining, a 400 year old wood-burning oven for making pizza and other goodies, 2 grills, and a bocce court.

Rate Details:
June, July, August, September – 2500 Euros per week.
May and October – 2250 Euros per week.

Changeover day
We are flexible on the changeover day, but we'd prefer a Saturday to Saturday schedule.

| Utility Room: | There is a pantry right off the kitchen with ironing board and iron, a second fridge with freezer and the clothes dryer. Also shelves for canned goods, pasta, etc. |
| Living Rooms: | The living room has TV, DVD player and ipod port with speakers; just off the living room is a small office space that has wifi and a printer. |
| Other: | The dining room has a piano, a large, original fireplace that is equipped for grilling in the cooler months. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are included and will be changed once a week. The property will be cleaned before and after the rental and a cleaning person will be available for hire if desired. She is also a great cook and is available for that as well. |

Accessibility
The property is easily accessible and has ample parking. One of the master bedrooms is on the first floor and is easily accessible. There are a few steps up to the front door from the parking area and pool.
Outside
Outside we have a lovely pool, a pergola to eat under, a 400-year-old wood-burning oven for making pizza and other goodies, a large wood or charcoal-burning grill, a bocce court and lovely views both up and down the mountain. We have a vegetable garden, which will be available for harvesting in the summer. The property sits on a very private acre and is surrounded by olive groves.
Golf
The closest golf facility is near Perugia, about 45 minutes away.
Travel
The Rustico a 2 hour drive the Rome airports and a bit less from Rome itself. There is an airport near Perugia that is about 40 minutes away. The house is 3kms outside the town of Campello sul Clitunno (also called Campello La Bianca) where there are two butchers, two alimentari (grocery stores), a dry cleaner, a bakery, three bars, a great wine store, a fresh pasta store and more. A car is essential.
Distances
The Rustico 15 minutes to Spoleto and Foligno, a bit more to Montefalco, Bevagna and Spello, 25 minutes to Assisi; 45 minutes to Perugia.

Owner profile
About the owner
We bought the Rustico around ten years ago and spent another year adding the new section of the house, which essentially doubled the space with two new master suites, the living room, the office and the pool. The new section was built with the same stone as in the old section and together they look and act as one house. We live in New York City and spend as much time as we can in our dream house in Umbria.

Why the owner chose a home in this location
We were on a trip through Italy and we had no intention of buying a house - until we saw the Rustico. We fell in love and we're still on the honeymoon.

We love the privacy of the property and we take full advantage of the area, which has many beautiful ancient hill towns to enjoy and shop in. The area is justly famous for its gastronomic treasures - olive oil, truffles, the best lamb and pork in the world - and we take full advantage of all that.
