Set on the outskirts of the village of Curetta in the heart of the beautiful Tenna Valley, Castel Clementino was completely renovated in 2005, a part of which incorporates the 16th century hilltop fort of Paese Vecchio. It commands spectacular 360o views from the Adriatic coast to the Sibillini Mountains and north to the hilltop towns of Monte San Martino and Penna San Giovanni. The property has been restored to a very high standard and includes an infinity pool and national size tennis court. Downstairs, open plan in design, includes a large living area with french doors which open on to a large patio with large covered pergola. The living room leads to a good sized dining room and on to the newly fitted kitchen. There is also a separate sitting room/bedroom 5 and a cloakroom with WC. Upstairs there are 2 master bedrooms with en-suite facilities, 2 twin bedrooms and a house bathroom.

Notes on accommodation
This is a hilltop property with steep banks around the perimeter, low sill upstairs windows and an open swimming pool; we therefore warn parents that the property is not suitable for children under five unless constantly supervised.
Accessibility
The house is accessible for wheelchairs.
Outside
Outside of the lounge there is a large covered pergola offering excellent shade leading to a tiled patio area. Patio area is well equipped for al fresco dining, sun bathing and private infinity pool, 10x5 metres with diving board. The area around the pool is landscaped with a brick Barbeque and leads down to the private national sized tennis court which has magnificent views. The grounds include an olive grove, a wild grassy area suitable for ball games and a wild woodland grove featuring an abundance of wild flowers and bushes.
Coast/Beach
Porto san Georgio, Cupra Marittima and San Bernadetto del Tronto are all old fashioned seaside towns with lovely beaches, good restaurants and shopping. All are between 40 - 60 minutes drive.
Golf
Golf Club at Conero within 1 hour drive.
Skiing
There is skiing at Sassotetto which is a 60 minute drive from the property classed as family ski runs, cheap, well organised but not taxing.

The area is popular with walkers; the house library contains walking guides and maps
Travel
Ryanair - London Stansted to Ancona (75 minutes drive to the house).
Ryanair - London Stansted to Pescara (c80 minutes drive to the house)
BA - London Gatwick daily to Bologna a 3 hour motorway to the villa.
Many airlines fly to Rome which is a 3.5 hours drive from villa over the mountains. A car is essential when visiting this property. Please note that unless you are very fit this in not cycling country.

Local towns to visit are Servigliano (5 minute drive),Monte san Martino (10 mins), Santa Vittoria in Mateno (10 mins), Amandola (30 mins), Sarnano (40 mins), Fermo (40 mins), Ascoli Piceno (60 mins) and Macerata the home of the Sferisterio Roman Amphitheatre with world renowned opera (60 mins).
Roman Amphitheatre at Falerone (15 mins), Urbisaglia - Roman town of Urbs Salvia (35mins,)Fiastra Abbey (40 mins),
San Ginesio - lovely medieval town (30 mins).
Further details
There is a small supermarket a 2 minutes drive away in Curetta which provides the essentials but there are several well stocked larger supermarkets between 10 and 25 minutes drive away. The property is on the edge of the wonderful Sibillini National Park which offers spectacular views along its path. The Piano Grande/Castelucchia is a 90 minute drive, Montemonaco/Lago di Pilato a 45 minute drive and Fiastra Lake with wonderful swimming, canoeing, fishing, pedaloes etc. a 60 minute drive.

25% deposit required when booking is taken, remainder 8 weeks before the start date of the holiday. At this time a £500 security deposit is also required.
