Close to the medieval towns of Assisi and Perugia, short drive from Umbertide and Lake Trasimeno. All 5 bedrooms are large - 3 with double beds, 2 with twin (cot also available) and have terracotta tiled floors, massive oak beams and chestnut wood shutters. 2 shower rooms with loos/handbasins (1 en-suite) & large family bathroom with tub, shower and twin basins.
The kitchen has all modern conveniences - dishwasher, washing machine, fridge/freezer, second drinks fridge, six plate hob, electric oven & large dining table. Huge sitting/dining room with comfy sofas & 2.5m refectory table has french windows onto gardens. Smaller, upstairs games/sitting room with wood burning fire. Tables for al fresco dining on sheltered terraces at front of house and on raised terrace at rear with stone built barbeque pit overlooking countryside and pool. Pool follows curve of the terrace and is 11m by 6m at widest/longest parts. Selection of deck chairs and loungers.

Changeover day
Saturday or possibly Sunday. We ask people to arrive after 4pm so cleaning ladies have time to prepare the house and, similarly, guests should leave by 11am. The keys are picked up from our English-speaking house manager 10 minutes from the house.

Kitchen: Oven with six-plate hob, large food fridge, additional drinks fridge with freezer, twin tub sink, dishwasher, washing machine, scrubbed pine table (seats 8).
Living Rooms: Enormous sitting/dining room with two big, comfy sofas and extra chairs. Reclaimed old oak refectory table (sits ten comfortably) with doors to pergola and three sets of French windows onto gardens on one side and pool to the rear.
Other: Upstairs games/sitting room (was original kitchen so has original stone sink and working, wood-burning fireplace) equipped with a sofa and other comfortable chairs, a CD/tape player and television with dvd player, board games and guide books.
Cleaning/towels/
linen/maid service:
All bed linen and house towels are provided. Pool towels are not. Change-over day is Saturday when local ladies clean the house and change all linens ready for guests. For a longer stay the kitchen and bathrooms are cleaned and all linens changed weekly.

Outside
The house is situated on a raised knoll of land to the side of a quiet valley which has farmers' fields running along the bottom and is wooded on either side. It is easily reached by road (the last couple of hundred metres only being untarmaced). It is not overlooked and has very little passing traffic. The private swimming pool(11m x 6m at widest & longest parts) is to the rear and follows the curve of a raised stone-built terrace, and overlooks the surrounding countryside. There is a stone-built barbeque pit to the side of this terrace and a large outdoor dining table. On the lower terrace/pool surround are enough deck chairs and loungers for ten. Under the shady pergola at the front of the house is another dining table which is easily reached from the kitchen.

Travel
The nearest airport is Perugia (about twenty-five minute's drive away) next closest are Forli and Ancona (Ryanair operates from all three) which are around 90 minutes drive. Bologna is around two hours drive. Florence, Rome and Pisa are a little further. It is expected that the airport at Perugia will be ready to take international flights from late 2006 -a twenty minute journey. The route from all above airports is straightforward. We supply detailed directions/maps. Car essential for access.

Distances
Umbertide, the nearest convenient town for shops/market is about 7km away. The nearest village shop, at San Giovanni del Pantano is 10 minutes away. Perugia is 25 minutes drive as are Assisi and Lake Trasimeno. Rome is a couple of hours.

Further details
Umbertide provides all everyday needs. There are many excellent local restaurants - from dining in the gardens of a beautiful old manor house to cheap but delicious pizzerias (there are suggestions in our 'house book')

Booking notes
We ask for a 10% deposit of the full rental upon confirmation of the booking with the balance being paid a month before the start of the holiday. In addition we ask for £100 to cover possible breakages/damage which is returned a week after the end of the holiday.

About the owner
Susan and Richard Chambers have owned Cassaia since 1988 when they brought the long abandoned farmhouse. The next three years were spent in restoring, decorating and furnishing the property. During the last twenty years they have spent as many holidays as possible enjoying the house and garden (adding to and embellishing both over that time) at first as a couple and after a couple of years, together with Grace and then Ned. They still spend most of the year anticipating their trips back to Cassaia and are often joined by friends and family.
