This 6 bedroom stone country house in the centre of the scenic 'Golden Triangle' area of Le Marche is just outside an historic walled village. It has private gardens and pool, comfortable accommodation and panoramic views south across the valley to Monte San Martino, and the Sibillini Mountains. There are three bathrooms, three double bedrooms and three twins. One twin room is on the ground floor with its own bathroom. Also on the ground floor are a large dining room/lounge and a separate kitchen. The Adriatic Coast, with its long sandy beaches and fabulous seafood and the mountains, with a magnificent lake safe for swimming are both just a short drive away. Changeover day
We are conscious of the lower mid-week airline fares so please ask us about Wednesday changeover outside July and August. It's your holiday. Bookings will usually commence on a Saturday in high season. Departure time is 10am and arrivals not before 3pm.

| Living Rooms: | The lounge area is comfortably furnished with three settees and has a large rustic fireplace and wood-burning stove. In the dining area are a dresser and dining table which seats 12. A Sony stereo CD/MP3 player is provided for your use. |
| Other: | Top floor games room/den with table tennis and TV/DVD. There is a bed settee in this room and it can also accommodate additional beds. Ground floor study with desk, soft furnishings and open fire. A great place to relax with a book or write. |

Outside
The house is approached along a tree-lined driveway and there is sufficient parking for several cars. Twenty metres from the house and up a gentle flight of 8 steps is the main garden area in which there is a large terracotta tiled terrace beside the swimming pool. This area is an elevated suntrap with uninterrupted views of the surrounding countryside. There are a number of high quality sun loungers, sun umbrellas, garden seating, tables, deck chairs, and a shower. An outside socket allows you to plug in your stereo etc. A large barbeque is available. The pool is open from the beginning of June until the end of September.
Coast/Beach
Seaside resort of Porto San Georgio on the Adriatic coast about 45 minutes away where you will find fabulous seafood restaurants, activities for the children and a great beach with sun loungers and safe swimming.
Golf
Golf Club at Conera within 1 hours drive.
Skiing
Skiing is available in the Sibillini mountains (40 minutes drive away).
Travel
Ancona airport 90 mins drive. Pescara airport 120 mins drive. Rome and Bologna airports 3 1/2 hrs drive. Car essential.

Penna San Giovanni 1 min by car or 5 mins walk. Monte San Martino 4km. Amandola 15km. Sarnano 19km. Ascoli Piceno 31km. Macerata 34km.
Further details
Penna San Giovanni is a short walk away along a pathway through the grounds of the house. In the village you will find two small grocery stores providing all the essentials, a bakery for fresh bread and cakes, a butchers, a pharmacy and a newsagent/tobacconists where the owner, Umberto who speaks fluent English, will be delighted to meet you and help with your enquiries about the local area. There are two bars in the village one of which has a restaurant and pizzeria where the owner, Paulo, makes the best pizza for miles around. Both serve delicious Italian ice-cream. Piane di Fallerone is 15 minutes away and has two large supermarkets.

25% deposit required at booking stage. Balance 10 weeks before start of holiday. £350 returnable security deposit required. Alterations. If you wish to alter your booking we will try to make the alteration, subject to a charge of £30 for each alteration made. Cancellation by You. If you wish to cancel your holiday entirely you must do so in writing, either by e-mail or regular mail.
