An historic 18C farmhouse (Casa Padronale) set in large grounds next to a fabulous large Lake. The property has been restored by its English owners who have won acclaim for their restorations of listed historical properties in the UK (Daily Telegraph, Sunday Times, Period House). Robert and Sarah live in the detached house nearby and will be available to ensure your holiday is perfect. Robert is an orchestral conductor and Sarah a potter. You can often see Sarah in her studio throwing pots on the wheel. The house has its own 12m x 6m private solar heated pool with Roman steps. The estate has been featured in a BBC documentary.

Notes on prices
Prices are for the property per week paid in euros. Additional cost of 1000 euros per week in Studio, maximum 5 people (only rented to those renting the main house). Christmas Period 17 December 2008 - 14 January 2009 (by negotiation). The Studio is not let to other holidays makers to ensure complete privacy and tranquillity.
Changeover day
The changeover day is Saturday. You must depart the property by 10am at the latest. We need 6 hours to clean the property to our high standards. New guests can arrive afer 4pm.
Accommodation
| Bedrooms: | Master Bedroom with large double bed Bedroom 2, 3 with 2 single beds, can be made as doubles. Bedroom 4 with 2 singe beds. Two cots are also available. Additional studio has 3 beds in bedroom (or double & single) and a double sofabed in the lounge. |
| Bathrooms: | All bedrooms in house have en-suite bathrooms, 2 with showers, 2 with baths. All bathrooms have a towel rail, WC, bidet and wash hand basin. |
| Kitchen: | The handmade wooden kitchen with travertine worktop includes a stainless steel 5 burner range cooker, dishwasher, washing machine, fridge/freezer and ample storage. A large table to seat all the guests. |
| Living Rooms: | A large room with a working large stone fireplace, comfy sofas and armchairs, satellite TV, video/DVD, ample reading material, internet is also available. |
| Other: | All bedrooms are 'large' doubles with wardrobes, chest of drawers, 2 bedside cabinets with reading lights. |
| Cleaning/towels/ linen/maid service: |
Towels (including pool towels) and linen are included and changed weekly. The property is cleaned each Saturday, but a mid week clean can be arranged for a small additional charge. |
Notes on accommodation
The farmhouse is fully self catering but on request we can arrange for a typical Tuscan meal cooked in the kitchen. You pay the local cook direct at cost. Central heating is not included in the rental price, but charged for at cost.
There is also an Internet access point in the master bedroom if you bring our own laptop. Connection to the Internet is available free of charge but for limited periods each day, as broadband (ADSL) in this rural location is not always reliable. We cannot guarantee you will get a connection as and when you need it. An Internet cafe is just 10 minutes drive away.

Accessibility
The estate is reached by driving down a 500m private white road towards the fabulous lake.
Outside
Ample secure parking. The entire grounds are fenced with an iron electric gate. The heated swimming pool with Roman steps is just a few metres in front of the house. Board games are available plus a couple of mountain bikes. There are 8 wooden sunloungers and a couple of sunshades for those really scorching days. The solar heated pool is located so as to get the maximum sunlight each day. Nearby trees offer extra shelter from the sun. The pool is open first week in May until last week of September.
For 2009 - the swimming pool will be solar heated and available mid April to mid October.
Coast/Beach
Beaches on the Adriatic cost are about 90 mins drive.
Golf
Golf is available in Perugia, about a 45 minute drive.
Special interest holidays
Pottery and painting holidays are held on the estate at various times throughout the year. There is a dedicated small pottery studio in a nearby stone barn. Please note pottery courses are not run at the same time that the farmhouse is let to holiday makers. However, requests for a private pottery lesson on the wheel can arranged.
Travel
The nearest airport is Perugia (Ryanair) less than 1 hours drive away. Bologna Forli airport, also served by Ryanair is 1 hour 20 mins. Other airports are Rome 2 hours 30 mins, Florence 1 hour 40 mins and Pisa 2 hours (plus summer trafic time on top).
Distances
Nearest town is the amazing medieval town of Anghiari (7 mins by car, 10km) with many interesting eating places. The walled medieval larger town of Sansepolcro, birth place of Piero della Francesca is another 10 mins drive. Caprese di Michelangelo is 10 mins in the other direction, birth places of, well you have alreay guessed it. Florence, Siena, Montepunciano, Perugia, Assisi and so many others are easily reachable.
Further details
A small supermarket is 5 mins drive and the large supermarkets are available in Sansepolcro.
Booking notes
A 40% deposit is payable in euros secure the booking. The balance is payable on arrival in Euros. We do not ask for the balance to be paid 8/10 weeks before the start of the booking like most other owners, but we reserve the right to charge the full amount if the holiday is cancelled within 8 weeks of the start date. If A security deposit of 500 euros is also payable on arrival to cover damages and breakages. This will be returned to you at the end of your stay (less cost of damages/breakages).
