Changeover day is Saturday. Some flexibilty outside peak periods is possible.

Electric oven with gas hob,extractor fan, microwave, fridge/freezer, dishwasher, sink and draining board. A toaster and coffee machine are also provided. A serving hatch to the dining area. |

The lounge/dining room is 6.1 metres x 4.3 metres. French doors opening to the west facing terrace. Log fire and ceiling beams. A double sofa bed and chairs, dining table and chairs for 6, TV, DVD, Video, CD player. |

The outside dining area with table and 6 chairs, adjacent to the kitchen is tiled, roofed and lit for al fresco eating day and night. |
Cleaning/towels/
linen/maid service: |
Towels, including pool towels, and bed linen are included. The house is cleaned and towels changed weekly. The pool is cleaned and serviced regularly. |
Notes on accommodation
The house has been recently restored to a high standard, is double glazed and centrally heated. All windows have insect screens and shutters. The house is not suitable for children under 6 years. Smoking is not allowed inside the house.

Accessibility
The house is not suitable for the elderly or those with difficulties with mobility.
Outside
The private swimming pool is 10 x 5 metres and 1.5 metres deep. Six sun loungers and sun umbrella are provided on the adjacent terrace. The large garden has both lawn and terraced areas as well as olive trees and shrubs. The views across the valley and beyond can be enjoyed from all parts of the garden. A large dining table and 6 chairs as well as barbecue are provided.
Coast/Beach
The Adriatic coast is about 25 minutes away. The closest resort is Porto S Giorgio but there are many others. Grottamare and San Benedetto del Tronto to the south or the beautiful rocky peninsular of the Monte Conero to the north are an easy drive away.
Golf
Golf at Conero (near Ancona) is about 1 hour away.
Skiing
The Sibillini Mountains are about 1 hour away where there are a number of ski slopes.
Travel
Flights to Ancona and Pescara by Ryanair from Stansted or from Liverpool to Ancona. Flight time around 2 hours. Ancona is just over an hours drive away; Pescara 90 minutes. There are also flights to Bologna and Rome.
Distances
Montegiorgio is a seven minute drive away and has all the basic facilities you will need. The large, modern Girasole shopping centre is less than 20 minutes away on the way to Fermo (15km) which is the provincial capital. The area has many delightful hilltop towns as well as the sophisticated resort towns of the Adriatic. Urbino, Ascoli Piceno and Assisi are towns of great interest and within a 2 hour drive.
Further details
For outdoor activities the Sibillini National Park offers a wide range - white water rafting, canoeing, horseriding, quad biking, mountain biking etc. During the summer many towns stage medieval festivals. The oudoor arena at Macerata (23km) stages opera in the summer and is second only to Verona. In the spring the flowers in the mountains are beautiful and in the autumn truffle, wine, chestnut etc festivals are held in many areas.
Booking notes
A 30% deposit is payable to confirm the booking. Full payment 8 weeks before arrival date. A £50 supplement applies to single week bookings or for bookings of 5 or 6 people to cover the additional costs of cleaning and laundry .A refundable £200 breakages deposit is also payable.
