Situated just 6 miles north of Volterra and 9 miles from San Gimignano. Pisa is just a 40 minute drive away. With a southerly aspect, the Villa is perfect for those wishing to bask in the sunshine around the large swimming pool, dine alfresco under the shady pergola, make trips to some of the most beautiful Tuscan towns or to the seaside and play tennis in the evening under floodlight. With panoramic views across the countryside towards the walled hill town of Volterra, the villa is an ideal holiday home with enormous amounts of space and every convenience. The tennis court is built to a professional standard and the pool is 5m x 12m.

Changeover day
Arrival Saturday between 3pm and 8pm.

Notes on accommodation
The Villa is ideal for children as the pool area is surrounded by a fence.
The Villa is centrally heated and there is a large central wood burning fireplace which opens on two sides into the living room and dining room.
The ground floor comprises a double height reception area and dining room with adjoining kitchen and lounge. The TV room is off the reception and is separate from the other open plan spaces. The kitchen combines beautiful, original brick archwork with the practicality of a modern kitchen where the work surfaces are made from white Carrara marble and there is a central area for food preparation.
The dining room has an enormous table and chairs to accommodate 12 people and the lounge has large comfortable sofas and armchairs. The TV room has a sofa bed so could be used as an additional bedroom on request.
The floors are terracotta brick and bathroom have slate floors and white tiles and white chinaware.
Accessibility
The third bedroom is on the ground floor with en-suite bathroom with shower.
Outside
There is a large terrace to the front of the house, overlooking the pool, and with views to Volterra, complete with garden furniture and barbecue. To the side of the house there is a wistera clad pergola. The pool is 12 x 5 metres and there are loungers and large sun umbrellas. The floodlit tennis court is built to a professional standard.
Coast/Beach
The beaches at the Ligurian sea are only 40kms away.
Travel
Pisa has the closest airport which is a 40 minute drive away. However the drive from Rome is very direct and fast.
A car is essential.
Distances
Volterra is 6 miles away, San Gimignano is 9 miles away and Pisa is a 40 minute drive away.
Further details
There is a very good local restaurant at Molina D'Era which is only a five minute drive away.
There are two restaurants close to Volterra which are credited in the 'Osteria d'Italia' Good Food Guide.
All amenities can be found in Volterra; large supermarkets, banks, chemists, restaurants, bars etc.
The area around Volterra produces beautiful alabaster and there are numerous shops and small factories producing wonderfully carved alabaster ornaments.

We can hold an option for you for 3 days. Reservations are guaranteed on receipt of a 30% deposit (non-refundable). The remaining balance must be paid 8 weeks prior to the holiday commencing.
