High in the hills, between the charming little citadel of Preggio and the bustling market town of Umbertide, you'll wake to the sound of birdsong in the pure sweet air. This totally private, 4-bedroom villa is in the nature reserve of Monte Acuto - wonderful for walkers! Yet you’re only 15 minutes drive from your nearest supermarket and a veritable host of excellent Umbrian restaurants. The renovation of the house has been done with refinement and attention to detail. Original stone, wooden beams, handmade tiles: all craft materials come from working with ancient techniques respecting the tradition of old rural farmhouses in Umbria and Tuscany. Add contemporary furniture and high quality fittings and the villa is ideal for a relaxing Italian holiday. The house comes with free wifi-internet.

The house is a 3-story building, with on the middle/ground floor the living/dining room, kitchen and a double bedroom and bathroom. Because of its hillside position the lower floor is also on ground level with two double bedrooms with glass doors opening directly out to the garden. Another en-suite bedroom is on the upper level accessible with a wide spiral staircase.
Outside
Large garden and large swimming pool illuminated: the villa is ideal for those who want relaxing holidays and wellness. The pool (open mid April - mid October) is entirely covered with tiles, has a system of disinfection electrolytic salt, measuring 12 x 6 meters deep and has a progressive up to 1.50 meters. In the pool area there are speakers connected to the sound system.
The garden, planted entirely with grass and oak trees surrounds the villa and includes a patio with a pergola for outdoor meals and a part dedicated to barbecue with (pizza) oven.
Coast/Beach
1.30 hour drive to the small beach town of Fano. less than 1 hour to lake Trasimeno.
Golf
An excellent golf course within 30 min. drive.
How to get there
The E45 north-south superstrada is 20 minutes drive from the villa, while Perugia's airport is only a 40 minute drive. A car is essential.

The location is perfect for exploring the charms of both Umbria and Tuscany. From the villa endless tracks for walking and mountain biking. The nearby village of Preggio, with its restaurants and bars will please you with its slow pace and picturesque medieval buildings. The busy town of Umbertide is a must on Wednesday morning for its big farmers' market.
Booking notes
On booking a pre-payment of 30% of the rental is required. The balance payment is due 6 weeks before arrival. A security deposit of € 750 will be requested on arrival.

'A truly wonderful location and house. We had a fantastic week, and can only recommend this place to everybody.
