The villa is an old 19th Century Casa Signorile. It is on two levels and is set in its own garden. It is not overlooked and enjoys magnificent views. You will wake up to the sound of the local eagle as it soars above the valley. The house has been lovingly and sympathetically restored and offers peace, quiet and the opportunity to relax in some stunning countryside, yet is less than 2km from the local vibrant village.

Notes on accommodation
The property has five bedrooms and there are two sofa beds in the lounge. The house is spacious and can be divided into two properties if required as there is both an internal staircase, with locking door, and an external staircase, which is ideal if two families want to take the property yet retain some privacy.
Accessibility
The property is laid out on two floors. The ground floor has one bathroom/ kitchen and three bedrooms and would be accessible to disabled. There are however stairs to the first floor. Please enquire to see if we can help.
Outside
Barbecue, table, furniture, umbrella. Unheated, 8 x 4 private pool just newly completed!
Coast/Beach
The nearest beach is at Francavilla al Mare. It is around 20 - 25 minutes by car. It is a lovely sandy beach. There other beach nearby is at Ortona which is around 25 - 30 minutes by car. Both are sandy. Located near Ortona is Chieto San Vito a beautiful little village on "Trabocchi coast" which has lovely beaches and some wonderful fish restaurants.
Golf
Miglianico golf course is open all year round and is 12 miles from the house. The Miglianico Golf Club is situated in the heart of the Abruzzi region, in the province of Chieti, on the Miglianico hills at approximately 125 metres above the sea level. The club is located in a strategic position, five kilometres far from the beautiful costs of Francavilla al Mare and Ortona and forty kilometres far from the mount Majella 2793 metres above the sea level. Sixty hectares in the greenery, the Miglianico Golf Club is a place conceived for sporty and dynamic families. A wonderful oasis of green surrounded by woods and vineyards with a wonderful view of hills and mountains.
Skiing
The house is located about 12 miles from Passon Lanciano and the Maielletta ski resorts. The resort is friendly and family orientated. You can ski in the morning and swim in the sea in the afternoon in spring! Ski hire and lessons are available and are very reasonably priced (30 euros an hour for private tuition and ski hire from 12 euros a day). There are four or five other resorts located an hour or so away, Roccaraso, Scanno, Ovindoli amongst others.
Travel
Pescara is the nearest airport. It is 25 - 30 minutes by car. Ancona is about 2 hours by car. Rome (Fiumicino) is about 2 hours 45 minutes by car.
Distances
The nearest village San Martino is a mile away. The nearest town is Guardigrele which is 3 miles away. There are numerous places of interest, ranging from a wolf sanctuary, ancient castles, picturesque mountain villages, to the mysterious "il volto santo" at Manopello.
Further details
The village has a local shop and supermarket. The piazza opposite the church is the heart of the village and there is are two bars which are open early and close late. The village also has three restaurants, one La Brocca is an agriturismo serving local food, there is a pizzeria and a fancy restaurant the Winery where you will and drink exceptionally well.
The nearest town has all banks, chemists, etc and numerous restaurants. You will find a wide range of activities in the local area, from the physical such as skiing, horse riding, hiking, mountain biking to . The area is rich in flora and fauna, is unspoilt and if you look, you will find hidden waterfalls, a wolf sanctuary and beekeepers who are happy to let you taste honey straight from the hive!
At the risk of copying everyone else, Abruzzo is still remarkably undiscovered, there are not many tourists and it is possible to go two weeks without seeing another tourist. The area is really peaceful and with stunning views - really lush and green towards the end of May while we stayed at Villa Paulo. The local people that we met were extremely welcoming and friendly and the local facilities and restaurants which were practically on the doorstep were excellent. Our host was extremely welcoming - being there to meet us when we arrived and making sure that everything was just right for our stay, welcoming us with basic provisions, a bottle of chilled prosecco and a delectable basket of fruit which was very much appreciated.. We could not have asked for more!
The house itself is beautiful, spotless and furnished with a great deal of care and attention to detail. Our stay was really enjoyable and comfortable and the new pool was heavenly... Anita and Brian

About the owner
I am a lawyer living and working in London.
I have always had a dream to have a house in Italy, I love the culture, the language, climate and not least the food. I try to spend as much time there as I can as I find it both relaxes and invigorates me and I always come back feeling inspired (and also counting the days until I can return!).
Other than trying to learn Italian, I enjoy running, swimming, yoga and going to the Opera.

Why the owner chose a home in this location
As seen on tv!
Well maybe not as it is now.
This house came out of Channel 4's A place in Italy, it was last seen with a tree growing out of the roof and with no windows.
I had looked at other areas in Italy, Le Marche and Liguria but really took to Abruzzo, for me it is the mixture of stunning scenery, great food and very welcoming people that makes Abruzzo and in particular Guardigrele and the surrounding area unique.
The house is located about 20 - 35 minutes from the sandy beaches of the Adriatic and about the same distance from the ski resort at Passo Lanciano.
Abruzzo has much to offer, whether you want an active holiday, such as mountain biking or hiking, sightseeing, or just want to relax with a glass of the local Montepulciano wine.
Unique benefits of the property

It is not overlooked but equally is not too remote, the village, along with its two bars, three restaurants and shop lies only 2 km away.
