Cuculaia is a delightful old hunting lodge located in the hills overlooking the historic hilltop Tuscan town of Cortona. Positioned in its own private olive grove this enchanting property can sleep a total of eight people in the main house and a further two in a little cottage within the garden. If required the main house for eight people can be rented by itself at a reduced price and the whole property will be for your exclusive use. Cuculaia is a cosy, private, quiet and children friendly Tuscan house ideally located for access to the cultural delights of Tuscany and Umbria.

Changeover day
Cuculaia is available all the year round for a minimum of one week with changeover on Saturday. During the winter months it is possible for some flexibility on these days and rental periods, so please just ask when making an enquiry.

There are four double bedrooms in the main house; two with double beds and two with single beds. The cottage has a bedroom with two single beds. |

There are three bathrooms, one ensuite, with shower and or baths in the main house. The cottage has its own small bathroom with shower. |
| Kitchen: |
The kitchen in the main house is well equipped with fridge freezer, oven, four ring hob stove, double sink and washing machine. |
| Living Rooms: |
The spacious sitting room has a large open fire as its focal point. There is a separate dining room. |

French windows from the kitchen lead out onto a vine covered terrace ~ the perfect spot of alfresco meals. |
Cleaning/towels/

Cuculaia will be fully prepared with beds made up awaiting your arrival. Linen and towels are provided which will be changed for clean ones at the end of each week. Towels are not provided for the swimming pool. |
Notes on accommodation
The Approach Road. 300 metres of white track from the asphalt road. There are a couple of steep corners and a bit rough in places but quite manageable, although not suitable for low slung sports cars. Car Parking. Plenty of space in unobtrusive place behind house.

Outside
The swimming pool is positioned a short distance away from the house in a quiet corner of the mature garden. The pool measures 5 x 10 metres and has a shallow and a deep end. There are two ladders and also some internal steps that make it suitable for toddlers. The whole property is surrounded by its own private olive grove and with the vineyard lined driveway that leads up to Cuculaia you really are in the middle of those two essential ingredients of life in Tuscany! To cap it all there are great views of the medieval town of Cortona that is located only a few kilometers away. Cortona has a mass of great restaurants, musical festivals, open air cinema & opera, art galleries, museums and everything one could want from an Etruscan hill top town!
Coast/Beach
It is about a 2 hour drive to either the east or the west coast of Italy. Lago Trasimeno, the largest lake in the Italian peninsular, is a 10 minute drive from Cuculaia. Here there are beaches, wind surfing and other aquatic opportunities for guest to enjoy. There are ferries to the islands on the lake where you can explore the spot that St Francis spent time fasting in 1211 and also where the very first plane flew! Restaurants here will allow you to enjoy the local fish from the lake.
Golf
There are 3 golf courses within a 30 minute drive from Cuculaia.
Travel
Whatever your mode of travel to Italy might be you will definitely need a car while staying here. While Cuculaia is not secluded the lack of your own transport will certainly deny you the opportunity to visit all the magical sights that the area has to offer, quite apart from making shopping a chore rather than an exciting adventure.
Distances
You are right in the heart of cultural Italy here and are spoilt with choice of places to visit. Cortona is right on your doorstep and Sansepolcro, Perugia, Assisi, Gubbio, Spoleto, Spello and Montepulciano are all within an hours drive. Siena, Florence, Pisa, and Rome are also within easy reach by car or train. The local village of the Ossia with its shops and restaurant is within a 5 min drive or leisurely walk. Terontola, the railway station on the main line to Florence and Rome, is not far.
Further details
Central heating and log fires make this lovely property a perfect retreat for winter breaks as well as those indulgent lazy summer ones, although the cottage is not available during the winter.

Extensive additional information and photos are available on request. Detailed booking procedures and conditions will be sent when you want to make a reservation. The rental price includes the services of a delightful cleaning lady for 2 hours each week day, the consumption of electricity, gas and water (for normal general usage) and the use and laundry of bed linen and towels and final cleaning. The price does not include the use of such items as central heating, firewood, telephone calls.
