The conversion has retained the original character with arched openings, huge beams and revealed stonework, and is elegantly furnished with all the latest equipment. Overlooking a timeless Umbrian landscape of rolling wooded hills, gentle valleys, sheep pastures, distant prospects, with just the occasional tinkle of a sheep bell or the glimpse of a strolling monk to disturb your siesta. Only 15 minutes from lively town of Umbertide, with all daily needs and weekly market (with 2nd-hand English bookstall!). The 2 properties share the pool, also with the English owners (who never go in the water, just snooze pool-side) living in the large farmhouse close by, and can be rented individually (4 and 2 respectively) or as a complex (6/8), ideal for an extended family or friends party.

Living area with marble-top dining table, chairs, rattan settee and armchairs, woodburning stove, TV, video, tapes, books, and desk with chair. Decorative wall pieces and interesting lighting throughout. Interconnecting door to ARCO apartment normally locked. 'Tardis-like' is how this apartment is often described, deceptively spacious with massive beams and soaring ceiling. | La Lunetta, an old stone barn, has been restored to a very high standard, and has been converted into 2 apartments (ARCO and STUDIO) which are connected through a normally locked door; these apartments can be opened through to each other to provide one larger house to suit groups of friends or family, with 3 double bedrooms, 3 bathrooms, and generous living and dining spaces – see descriptions above under ARCO and STUDIO. With extra folding beds, futons and cots for small children, the sleeping accommodation, normally for 6, can be comfortably extended to 8 people. Notes on accommodation
Linen and towels changed weekly. Pool towels provided. Cleaning prior to arrival and on departure. Extra cleaning available mid-term if requested at extra charge. Cot, baby bath and high chair available. 2 extra folding beds(single) available. Laundry with washing machine shared by both apartments. Portable electric fans; central heating at extra charge. Firewood free. No pets. Please note that Jill and Aubrey, your hosts and managers living in the farmhouse close by, have their own dogs (friendly) and cat (shy). Each apartment has its own separate terrace. The whole complex is in a commanding position, on a knoll with splendid views.
Accessibility
The STUDIO apartment is on ground level, with no steps to negotiate apart from the external door (small) thresholds.
Outside
Large pool (12 x 6 metres) 2.5 metres deep (1 metre at shallow end) with diving board, surrounded by terrace adjacent to Owner's farmhouse, is shared by both apartments, and occasionally, by owners. South and west facing, an ideal place for al fresco eating, playing, snoozing and relaxing all day long, culminating in evening dips in the underwater-lit pool. Well equipped with loungers and umbrellas. Flowering patio tubs and topiary abound. In addition each apartment has its own private separate terrace, with barbecue and outdoor furniture, and ample parking. The terrace and pool are in a commanding position, on a knoll, with sun all day long. All-round views, with surrounding sheep pastures, distant ruins, old olive trees and forest.
Access from the main valley road is up a 600-metre well-maintained earth track.
Golf
Nearby (8 minute drive) is Antognolla Golf Course, Robert Trent Jones designed, 18 holes, club house facilities, daily playing fees, equipment hire etc.
Owners will make bookings on guest's behalf. Overlooked by magnificent medieval castle.
Travel
Airports: Perugia 30 mins. Ancona 2 hours. Bologna 2½ hours. Forli 1½ hours. Rome 2½ hours. Pisa within 3½ hours.
Car hire is best done at point of entry and absolutely vital as the properties are completely rural.
Distances
Umbertide, 10km, our local shopping town is friendly and unpretentious, with good supermarkets, banks, family restaurants, cafes and bars, a lively weekly market, and a railway station. Good road and rail connections to many renowned towns: Perugia, the regional capital, 30 mins, Gubbio 35 mins, Assisi 45 mins, Cortona 50 mins, Todi 45 mins, Arezzo 60 mins, Siena 90 mins, Orvieto 2hrs. Florence 100 mins and Rome 3hrs also reached by excellent inter-city railway links.
Further details
The surrounding pastures and woods around La Lunetta extend beyond to hills and valley clefts, and distant mountains. Good walking and hill climbing (Montacuto, opposite, at 1000m, has the remains of an Etruscan site). Plenty of wildlife - boar, porcupine, deer are occasionally seen at dusk. Wildflowers, wild asparagus and funghi in due season. The track leading to the house from the good valley road is 600m, and well-maintained. Many good local restaurants - Aubrey and Jill are good guides.
Lake Trasimeno (35 mins) has pretty villages, good fish restaurants, lakeside bars and icecream parlours, ferry trips to historic Isola Maggiore (St. Francis), and sunsets to take your breath away. Many other lesser-known sites of great interest - Spello, Spoleto, Carsulae, Deruta, Urbino, San Sepolcro, Monterchi - check them out..
Booking notes
Booking confirmed on receipt of deposit of 50% of total rental. Remaining 50% of rental payable on arrival, plus returnable damage deposit of £250. In case of cancellation, deposit will be refunded, less 10% administration charge, if notice received 8 weeks or more prior to start of holiday. If notice received less than 8 weeks, no refund will be made.
