New 2 double bedroomed villa with private garden, panoramic pool , 6.5x4.5m and a large terrace for al fresco dining. The villa is south facing with a seaview in a quiet development. The property is modern, local stone built with excellent specification throughout. It is fully air conditioned, including both bedrooms. The property can sleep a further 2 people on a double sofa bed in the living room. A cot is also available. It is fully fitted to a high standard with all modern amenities including a washing machine.

Changeover day
Preferred changeover day is Saturday, although this can be flexible depending on other bookings. Check in time is after 4pm, check out is by 10am (negotiable depending on other bookings).

Notes on accommodation
The villa is fully air conditioned, including both bedrooms. The villa is all on one level internally, the gardens are enclosed, so it is suitable for children. There is also a baby bath available.
Outside
The villa has a private enclosed garden with lovely terrace and private pool (unheated). There is also an outside shower.The outside area is fully equipped with barbeque, dining furniture and sun loungers. There is a selection of indoor and outdoor toys for children.
Coast/Beach
The local beach is approx. 10 mins walk. This is a small sandy beach with shallow waters that are suitable for young children. It has a beach bar and restaurant that is open during the summer months. A short drive gives access to miles and miles of white sandy beaches.
Golf
There is a golf course at Is Molas, approx 40 mins away. A new green has recently opened at Villisimius, approx. 30mins away.
Special interest holidays
The south coast of Sardinia is rich in culture, architecture and history. It is an area full of sporting activities and has a natural beauty on its coastline.
Travel
Cagliari Airport is 18km away. Public transport is limited, there is a local bus service, but car hire is recommended.
Distances
Capitana Marina 5 mins away, offers a variety of water sports including dive centre, it also has a restaurant and bar. Nearest village is Flumini 2km / 5 min drive, this has a cash point, pharmacy, butcher, bakery, pizzeria, cafe and bar. Quartu St. Elena is approx 10 mins drive, here you will find a Shopping Mall, cinema, bowling alley and an assortment of shops with produce market on Wed. Cagliari is a beautiful city approx 15km away with harbour and port, designer shops and restaurant.
Further details
Shops, supermarket and restaurants are in the locality. There are 3 supermarkets that are within a 5-10 min drive, they open until 9pm daily, except sundays when they open until 1pm. There are also local mini stores and fresh fruit and veg stalls all in the close proximity. There are numerous typical restaurants and pizzerias in the area. Welcome packs are available upon request at a small extra charge. The villa is well placed for exploring the south east coast of Sardinia. Cagliari houses the main football Stadium for the home team who remain in series A. The stadium is on the left as you drive into Cagliari. Games are usually on a sunday and tickets can be purchesd on the day at the stadium.
Booking notes
30% reservation fee is required to secure a booking. The balance of payment must be paid in full 8 weeks prior to arrival. A £200 security deposit must be paid against loss/damages, this will be refunded after vacation of the property. If cancellation is necessary 8 weeks or less before arrival, the 30% reservation fee will not be refunded.
Prices are based on 4 guests and additional guests may be subject to additional charges.
