We chose our apartment at Giudecca Mare (built on the site of an old boat yard) so that we would be able to step away from the hustle and bustle of Venice but still remain close to all the sites and atmosphere. The apartment has it's own direct lagoon access. Once inside, the apartment maximises the spectacular views of San Clemente Island and the Lagoon beyond. To compliment the modern interior, the apartment has been furnished to a first class standard with Italian designer furniture, as well as many books and CDs to ensure you have everything you need for a relaxing and indulgent stay.There are marble floors throughout,except the bedroom which has ash wooden boards and all rooms benefit from under-floor heating and air conditioning. Security shutters allow for maximum privacy and security. With a contemporary kitchen full of the latest conveniences you may even be tempted to stay in! Located in an exclusive residential setting, just 8 mins vaporetto ride from St. Mark’s Square.

Prices are for the property per week in UK pounds. For longer lets please make an individual enquiry.

Please note there will be an additional charge of €65 Euros payable to the key holder for arrivals after 8pm local time.

The minimum short break stay is 4 nights.(For all bookings made from January 2012).

Changeover day
Ideally Saturday is change over day but the owners are flexible particularly with a shorter stay. Access is granted after 3pm on the arrival day. We ask that you vacate the apartment by 11am on the departure day.

Bedrooms: The bedroom is cosy and relaxing with a fantastically comfortable bed. The Ash floor benefits from under-floor heating. A well stocked bookcase affords a variety of reading material and secret safe. French windows open on to a courtyard garden.
Bathrooms: The bathroom is modern and tranquil with a bath, shower, WC, bidet, wash basin and plenty of storage space. It also contains a hidden washer/dryer.
Kitchen: The contemporary kitchen is well equipped with a large American fridge/freezer to stock all your locally bought provisions and includes all the appliances that a modern cook would expect.
Living Rooms: The comfortable lounge contains a 3 seater sofa bed, a leather bucket chair, DVDs and CDs for our guests to enjoy (when not taking in the spectacular views!). There is a TV, DVD,and Video player also a music system for CD's.

Towels and linen are included in the rental price as is the cleaning and preparation of the apartment.

Accessibility
The apartment and the complex is all on one level which makes wheel chair access very easy. Whilst it would not be possible to access the top terrace, the views and sights from the lounge provide plenty of entertainment.

Outside
There is a small courtyard with several mature trees in pots, a large terrace accessed by a spiral staircase with planted borders and climbing plants. A terrace outside the lounge allowing access to the water. All terraces have outdoor furniture, the water terrace for dining and the top terrace for sunbathing. A jetty projecting from the water terrace will enable guests to rent and moor a boat on their own private mooring for use during their stay (please enquire seperately for boat hire availability).

Coast/Beach
The beaches of the Lido are within easy reach by vaporetto. A special service is available during the summer months.

Golf
Whilst most people do not come to Venice to play golf,Venice does have a golf club which is situated on the Lido. The 18 hole course plays around the gardens and ruins of and old 17th century fort making some interesting holes. The course does not compare with those found in Spain or Portugal but it is pleasant and unusual. It has an air of faded 1930's grandeur. It can be reached by boat but is also easily accessible by bus or taxi. The mainland surrounding Venice (The Veneto) also contains several beautiful clubs with views of the Dolomites. A set of golf clubs is available for use at the apartment.

Skiing
The Dolomites with the famous resort at Cortina D'Ampezzo can be reached by train from Venice station followed by a coach link to Cortina. The views are spectacular.

Travel
Marco Polo Airport is 20 mins by water taxi, or 1 hour by coach and vaporetto.
Treviso airport served by Ryan Air is 1 hour and 20 minutes by coach and vaporetto.
Santa Lucia railway station on the (grand canal) is 20 minutes by vaporetto and serves the whole of the Veneto region.

Further details
The apartment is located in an exclusive residential setting, just a 5 minute vaporetto ride from St. Mark’s Square. It has its own direct lagoon access. Once inside, the apartment maximises the spectacular views of San Clemente Island and the Lagoon beyond.

Booking notes
Please contact owner for booking details.We ask for a 35% non returnable deposit to secure the booking, with the balance paid no less than 8 weeks prior to your stay. We also ask for a £250 security deposit which is returned after a damage free stay. Payment can be made in £'s sterling or the Euro equivalent via bank transfer or cheque provided there is sufficient time to clear. We also take payments via PayPal.
