It provides the quintessential Italian property for a family holiday and sleeps 8 people in great comfort. A lovely pool and unique features in the garden that provide stunning views of the surrounding countryside makes this a memorable and special place to stay.

Changeover day
San Nicolo is available all the year round for a minimum of one week with changeover on Saturday. During the winter months it is possible for some flexibility on these days and rental periods, so please just ask when making an enquiry.
Accommodation
| Bedrooms: | A bedroom on the ground floor has two single beds. A wooden staircase leads to the first floor and the other three bedrooms. The blue bedroom with large double bed has lovely south facing views over the Niccone valley and the morning sun pours in. |
| Bathrooms: | There are 3 bathrooms all of which contain a bath/shower, basin and loo. The one on the ground floor has been cleverly designed to allow easy access from the outside as well, for use as required when at the swimming pool. |
| Kitchen: | The kitchen is positioned in the centre of the lower floor close to the dining room. It has an external door leading into the small courtyard and the garden. There is a small breakfast table and it is well equipped with oven, hob, dishwasher and fridge. |
| Utility Room: | A small utility room alongside the kitchen houses the washing machine. |
| Living Rooms: | The sitting room is an enchanting, light, airy and gracious room. The room is cleverly split into two levels. The lower level has a lovely open fire place and great views over the Niccone valley while the upper level contains a satellite television. |
| Other: | The small elegant dining room positioned between the kitchen & sitting room has a lovely old wooden round table with seating for all guests, just in case the weather precludes eating al fresco. |
| Cleaning/towels/ linen/maid service: |
San Nicolo will be fully prepared with beds made up awaiting your arrival. Linen and towels are provided which will be changed for clean ones at the end of each week. Towels for the swimming pool are also provided. Cleaning can be provided on request. |

Outside
The garden is full of enchanting surprises that makes San Nicolo a very special place. A unique belvedere with wooden deck built on stilts over the slope of the garden provides dramatic views of the Niccone valley ~ a magical spot for those romantic dinners or evening drinks. In another part of the garden a peaceful little haven nestles away from the house that allows guests to sit and gaze at more lovely views. Many of our guests have lingered here to dream and be glad they came to Italy and San Nicolo in particular! Close to the kitchen courtyard and with yet another aspect of the countryside to view is a shaded pergola with table, chairs and benches where all guests can gather, gossip and dine.
Coast/Beach
It is about a 2 hour drive to either the east or the west coast of Italy. Lago Trasimeno, the largest lake in the Italian peninsular, is a 20 minute drive from San Nicolo. Here there are beaches, wind surfing and other aquatic opportunities for guest to enjoy. There are ferries to the islands on the lake where you can explore the spot that St Francis spent time fasting in 1211 and also where the very first plane flew! Restaurants here will allow you to enjoy the local fish from the lake.
Golf
There are 3 golf courses within a 40 minute drive from San Nicolo and details can be provided on request.
Travel
Whatever your mode of travel to Italy might be you will definitely need a car while staying here. While San Nicolo is not secluded, it is not comfortable walking distances to the shops. The lack of your own transport will certainly deny you the opportunity to visit all the magical sights that the area has to offer, quite apart from making shopping a chore rather than an exciting adventure.
Distances
You are right in the heart of cultural Italy here and are spoilt with choice of places to visit ~ Sansepolcro, Cortona, Perugia, Assisi, Gubbio, Lago Trasimeno, Spoleto, Spello and Montepulciano are all within an hours drive. Siena, Florence, Pisa, and Rome are also within easy reach by car or train. The local villages of the Niccone valley with their shops and restaurants are all within a 15 minute drive.

Central heating and log fires make this lovely property a perfect retreat for winter breaks as well as those indulgent lazy summer ones.

The rental price includes the consumption of electricity, gas and water (for normal general usage), the use and laundry of bed linen and towels and final cleaning. The price does not include the use of such items as central heating, firewood, telephone calls, meals or any other service provided by the owner.
