The 400 year old hay barn, now a cottage, is located on a quiet country lane which was the first Roman road to Amandola, and is private but not isolated. It has it's own entrance, two patios and private large garden with pomegranates, figs and grapes nestled in the verdant foothills of the Sibillini mountains with some of the best views on offer. The cottage has a glass wall facing the panorama and can be used as an artist's studio. There is underfloor heating run by a wood burning stove and solar panels for hot water - this is an ecological house. We service the haybarn ourselves. The historic town of Amandola is five min. drive away and has a range of services. The hay barn now has it's own private sauna for guests which is a delight most of the year. Personalized local maps offer hiking and walking in stunning scenery. Culture and hilltowns abound. Beach and ski resorts near by. Likewise capital cities Ascoli and Fermo.

| Bedrooms: | 1 bedroom with large double bed. Antique bedlinen, made in this area, is available with surcharge 7 euros charge per week as it requires hand washing but adds to the historic atmosphere. The bedroom has a view over the grounds with lavender and grapes. |
| Bathrooms: | The bathroom is directly beside bathroom with one bathtub, bidet, WC and sink. The bathroom cabinet doors are original and made of very old wood, while the sink is a fusion of contemporary Italian design and ancient re-claimed materials. |
| Kitchen: | The kitchen is designed for those who love to cook and contains: fridge/freezer, oven, hob, and large work spaces. There also champagne glasses, wine glasses, shot glasses (plus a complimentary sample of local grappa) high quality pots, and tableware. |
| Living Rooms: | The living room focuses on the wall of glass which faces the mountains and also the fireplace. There is a large leather sofa made to seat six, a pony-skin vintage chair, book cases and artwork. Paintings are in the the 17th and 18th century Italian style. |

Towels,linen all basics included. There is a surcharge of 7 euros per week for antique bed linen if desired. Cleaning, changing of beds is offered at additional cost. During school semesters we can bring fresh baked pastries to the cottage for breakfast. |

Notes on accommodation
This haybarn is designed for couples and might also suit a new born baby. Once young children can crawl or walk this property would not be suitable.
Accessibility
People on wheelchairs could enter the property from the ground floor near the area where they will park. They would then have access to the bathroom, kitchen, bedroom and dining room.
Outside
The property has 12 acres of fields and woodlands and there are fantastic and easy walks right outside the cottage. Two of the oldest and very beautiful churches are a few minutes walk away. One of these is now a Hermitage. The landscape and views are glorious in every direction. Also, this is a perfect base for those who like to hike as the mountains are on your doorstep. The private grounds of the cottage are large with pomegranates, flowers, some grapes, figs and olives. There is outdoor dining. The house can be entered from the ground floor, or the upper floor, and either side has a patio. The house catches the sun the whole day and there are mature trees to offer shade.
Coast/Beach
45 min away are several different types of beaches - there is a nature beach, a secluded/quiet beach with a lovely beach club that has an outstanding restaurant, and there are a number of crowded, fashionable beaches where the shopping is good, with a huge choice of restaurants and entertainment. Evening events start late, and carry on the whole night long. The fish restaurants are of a high standard and some are positioned right on the water's edge.
Skiing
Skiing is in the local town of Sarnano, and there are a range of pistes and all equipment can be rented. It is considered good 'family' skiing, and restaurants abound. For those who want something more adventurous there is Telemark skiing, but guests will need to bring their own equipment. We can provide a qualified Telemark guide. Generally it would be helpful to book this service at least a few weeks in advance. There is also a cross country ski center where you can rent your equipment very cheaply and ski in the mountains far off the beaten path with hardly a person in sight. Routes range from 5km, to 15km and the scenery is stunning. Other ski resorts are within an hours' drive so there is skiing at all levels.
Special interest holidays
Guests are offered the opportunity to do landscape painting, in the mountains (full day), or even from inside the cottage (half day), which has been designed with a glass wall to give the experience of painting outdoors with the comfort of being inside. Generally it is useful to book painting experiences in advance and the cost is not included. There is a possibility to organize a range of experiences to suit guests' interests. Guided hiking and/or historic tours can be booked. There is no lack of things to do here! Overall there is a uniqueness about this home partly due to the fusion of ancient with modern, and there is also a piano and guitar for those with musical interests.
Travel
Ancona and Pescara airports are one and a half hours drive away. Rome airport is three hours drive away. This part of Italy is not very developed nor touristic so it is necessary to hire a car.
Distances
Amadola is the nearest village and has the largest range of services. It is about 5 km away. A range of hill towns within a half hour drive have museums and theatres, and there's an extreme abundance of local seasonal festivals throughout the year. Macerata's open air opera is an hour's drive away. There are four archaeological sites, one of which is the most famous in central Italy and is a 20 min drive away. The capital city of Ascoli is half an hour by car and Fermo is an hour away.
Further details
The local hospital is excellent and should you need to use it, you will be impressed. All the nearby hill towns have markets each week and there is a good selection of local shops as well. One of the hill towns, twenty minutes away, was voted "the most beautiful town in Italy" twice. Another town, fifteen minutes away, was voted "one of the most beautiful towns in Italy". There are many restaurants for guests to try and the prices are low compared to other parts of Italy and very low compared to the UK. This is an area famous for truffles and wild boar and there is much to please the food lover. There are also a number of good vineyards where you can sample and buy wines at wholesale price. Our town offers an especially good cafe where it is a delight to enjoy a wine or try their home baked pastries. Ten minute's drive away is a well run riding stables and there also is a hand gliding centre half an hour away. As mentioned before, this area is famous throughout Europe for the quality of hiking it offers, and the park has an interesting policy of keeping the mountains natural by not creating a structure for large scale tourism. Like much of Italy, this is an earthquake area and our property has been restored with the new antiseismic laws to ensure as much safety as possible. Since we are in the countryside there are no buildings to fall on to the cottage, and you can enjoy a peaceful sleep even when the local towns are having their top-volume festivals.
Booking notes
Emails are checked twice a day so we should know about your booking the same day that you make it. As we are often outside and in the mountains, where there is no reception, email is always the surest method of contact. A deposit is required and as soon as it has cleared your booking is official.

"This is a wonderful place to stay – an old villa which has been restored with care and imagination to make it a unique experience for discerning holiday-makers. The considerate hosts have thought of every little detail, providing quality fittings and furnishings of character to suit the special style of the house. Our welcome made us feel very much at home and our week at the start of February, in snow and low temperatures, was warm and comfortable thanks to the sophisticated under-floor heating system. The view from the house to the nearby mountains was matchless.
The area is brim-full of fascinating and charming hill towns to explore and for those interested in art and culture there are countless places to admire the marvels of medieval and renaissance art and architecture. Unique benefits of the property
The property is very near town but avoids the parking problems and noise of being in town. There is also great degree of privacy here which is impossible to find in town. The grounds of the cottage join seamlessly into the fields and woodlands, and as well as the inspiring views the location gives an enormous sense of space, well being, and freedom. The cottage was not designed to be rented so it has a great deal more personality than a rental property and I imagine we are one of the few who offer a piano, guitar, and high quality art works.
