Our ideas, aiming at sustainable eco-tourism, have led us to choose organic building materials so the Villa Pulciana fits perfectly into an organic farm of about 12 hectares, with the cultivation of grape vines (producing high quality Sangiovese), olive trees (producing an excellent low acidic, fruity, cold pressed D.O.P. Umbrian olive oil), cereal crops (corn, sunflower, barley) as well as woodlands of typical native vegetation

Notes on prices
Prices are per week in Euros. For every second week booking there is a 10% discount. Price includes initial cleaning, electricity, gas, water, linen change and weekly cleaning. Towels and linen are included and changed once a week (however pool towels are not included). In winter heating is an extra charge. Extra cleaning can be requested at a cost of 12 per hour. Final cleaning not included.
Prices for the WHOLE property, 14 persons, ( Portico + Loggia + Mansarda): 2.600/3.200/3.850.
Changeover day
In summer the changeover day is Saturday. Check in is between 4.00pm and 8.00pm. Check-out is by 09.30am. Periods outside of summer can have flexible changeover days.

Large first floor apartment of 165sqms, as well as a 42sqm terrace, characterized by a loggia with a beautiful panoramic view of the surrounding countryside. Furnished with a lounge, 2 arm chairs and a large table that can accommodate up to 14 people. It is divided into an ample living area with fireplace and satellite TV. Full equipped separate kitchen with dishwasher. 2 bathrooms one with shower and one with shower and bath finished with Vietra tiles. Guests have the use of a washing machine (5 a time). |

An attic apartment of 112sqms. It has a large living area with a fireplace and satellite TV. The 2 bedrooms able to sleep four people. There is a fully equipped kitchen with dishwasher. Floors are of old oak and ceilings with chestnut beams and terracotta tiles. There are 2 bathrooms, each with a shower, and finished in traditional sassi di Assisi stone. Guests have the use of a washing machine (5 a time). |

Notes on accommodation
We provide a welcome hamper of essential supplies. Grocery shopping can be arranged by prior notice. A mobile phone is available for use together with internet access for laptop computers. Baby sitting service is available on request prior to arrival. Cots and baby high chairs are also available on request. We can also organise a local chef to prepare lunches, and dinners in traditional Umbrian style. Independent heating in each apartment.
Accessibility
The Villa Pulciana welcomes guest with limited mobility. The Arco apartment is specially adapted for use by wheelchair users and people of limited mobility.
Coast/Beach
Lake Trasimeno is 15km away, and offers all types of water sports and lake activities. Lake Trasimeno also offers excursions by ferry boat to the lake islands.
Golf
Golf Club Perugia, 18 hole course 30km away. Lamborghini Golf Course at Panicalle. 9 hole course 12km away.
Skiing
Monte Amiata is 20km away and has a small ski resort.
Travel
By car: exit the motorway at Fabro, and follow the signs for Fabro Scalo. Then turn left for Chiusi and Ponticelli. Follow the road for about 5km, turn right, go over a bridge and follow the signs for Villa Pulciana. By train: Chiusi / Chianciano station. By plane: Airport S. Egidio, Perugia is about 45km away; Florence Airport 130km and Rome 160km. Car transport is highly recommended.

Further details
Villa Pulciana is about 5 kilometres from the historic town of Cittΰ della Pieve where one can experience traditional life as well as admire the works of the painter Pietro Vannucci, otherwise known as Perugino. There are local festivals to enjoy including the Floral Street Art festival, the Palio and music festivals. The town has many fine restaurants and traditional trattorias. Amenities and shops include supermarkets, a chemist, hospital and police station.
Booking notes
A non-refundable part payment of 30% is required on booking. Final payment is due 60 days before the rental period by bank transfer. A cash security deposit is required upon arrival which will be refunded on departure subject to inspection of the property. The prices of the Christmas and Easter times are: medium season.

2) We are a family of four from Australia. We can absolutely recommend without hesitation the villa. The layout has been superbly thought out offering separate apartments or for a large group the apartments can open as if it's one big house. The apartments have been decorated beautifully and with comfort in mind. Pool and position is fantastic. Close to catch the train into Rome which we did. Last but not least thank you Signora Odilla for a holday that we will never forget.
3) We are from Canada and had a lovely family vacation in the most picturesque setting! Signora Odilla is a wonderful hostest who's attention to detail and her guest's comfort was most appreciated. The Villa Pulciana is beautifully decorated, clean and furnished with all the essentials to making an Umbrian holiday as relaxing as possible.
