The house is set amongst rolling arable farmland and within its own grounds boasts seventy vines, a variety of fruit trees and olive trees. The swimming pool, with its terrace, is south-facing with fantastic views of the Monti Sibillini. There is ample outdoor space if you wish to dine or relax within the privacy of your own apartment, but in addition there is also a large separate roof terrace for your enjoyment. Incorporated into the roof terrace there is a giant chequers board with giant Chess set. From this terrace, on a clear summer's night, you can admire and study the night sky and watch out for shooting stars. Both apartments are available all year round. Each apartment has its own central heating and wood-burner which provide a cosy environment for those guests wishing to enjoy a winter holiday.

Notes on prices
Prices are for the apartment(s) per week in euros. With the exception of the period Saturday, 30th June to Saturday, 25th August 2012, if only 1-2 persons occupy either apartment, the weekly rental cost will be reduced by €150. Price includes water, electricity, gas (heating extra by meter reading and paid for locally), bed linen, towels, pool towels (all changed weekly) and Welcome Pack.

Changeover day
Our start day is normally a Saturday but we would be more than happy to consider your request for a different start day. Arrivals are normally after 4pm with departure no later than 10am. We are happy to be flexible where possible. Please get in touch.

Accommodation
Check availability La Colomba (upstairs apartment)
This first floor apartment is reached via a partially-covered outdoor staircase. The entrance takes you into the kitchen/dining area which comprises dining table and chairs, fully equipped kitchen with gas hob and electric fan oven, dishwasher, fridge with ice-box.

The lounge area comprises sofa and chairs, wood-burning stove, satellite television with Italian Sky with range of English-speaking programmes, DVD player, small library of books and games, DVDs and local tourist information.

From the kitchen/dining area and lounge area, you can access the pergola-covered balcony with outdoor dining table and chairs with extensive views towards the Sibillini Mountains.

The master bedroom comprises a double bed, wardrobe and chest of drawers and freestanding fan. The second bedroom comprises two single beds, wall-mounted clothes rail and free-standing fan. The family shower-room comprises shower cubicle, washbasin, toilet and bidet.

This ground floor apartment is reached via its own loggia that takes you into the kitchen/dining area which comprises dining table and chairs (can seat 8 people if you have booked both apartments) ceiling fan, fully equipped kitchen with gas hob with electric fan oven, dishwasher, fridge/freezer and ceiling fan.

Lounge area has two sofas, satellite television with Italian Sky with range of English speaking programmes, DVD player, small library of books, DVDs, boardgames and tourist information, wood-burning stove, ceiling fan.

The master bedroom comprises a double bed, wardrobe and chest of drawers and ceiling fan, en-suite facilities comprising shower cubicle, washbasin, toilet and bidet. The second bedroom has two single beds, wall-mounted clothes rail and ceiling fan. The family shower room comprises a walk-in shower area, washbasin, toilet and bidet.

Outside there is the loggia and terrace with outdoor dining table and chairs with views towards the Sibillini Mountains.

 

Notes on accommodation
We are able to provide a travel cot for young babies and a high chair but please bring your own cot linen. Please request either or both of these when you make your booking. Shared laundry facilities (washing machine, iron and ironing board) are available for guests' use. The house lends itself to 2 families who wish to holiday together but retain their independence. We offer a discount of 10% on the total rental if both apartments are booked together, for the same holiday period and by the same group, for 2 weeks or more, when booked directly through this website. This discount cannot be used with any other offers currently available.

Outside
In our grounds there is a 9m x 4m swimming pool which is shared by both apartments and is normally open from the middle of May until the middle of September. Poolside tables, chairs, loungers and sun umbrellas are provided.

Coast/Beach
Casa Fenice is ideally situated for trips to either the coast (approx. 50mins drive) or the mountains (approx. 35mins drive). The coast provides high quality beaches on the Conero Peninsula at Numana and Sirolo with Porto San Giorgio further south. The Sibillini Mountains provide peace and tranquillity as well as ample opportunities for walks catering for all abilities. Fascinating locations include Lago di Fiastra, Lago di Pilato, Gola dell'Infernaccio, Piano Grande and Castelluccio.

Travel
Our nearest airport is Ancona which is approx. 80mins drive from Casa Fenice. Further afield is Perugia (approx. 2hrs); Pescara (approx. 2hrs 20mins): Rimini (approx. 2hrs 30mins); Bologna (approx. 3hrs) and Rome (approx. 4 hrs). Low-cost airline, Ryanair, flies to all these destinations. Please see their website for further information. We strongly recommend hiring a car to enable you to make the most of your holiday. Car hire is available from all the above mentioned airports.

Distances
In the village centre, 7 minutes walk away, there is a small community-run bar and shop selling basic provisions. Further afield in San Ginesio (approximately 10 minutes drive) there are two supermarkets, two butchers shops, a bakers shop, two greengrocers shops, a newsagents shop, a post office, a tourist information office, a doctors surgery, a dentist surgery, several bars and restaurants, two parks and numerous churches.

Booking notes
30% of the total rent is required on booking. The balance is payable in full 8 weeks before commencement of the holiday. If a booking is made less than 8 weeks before commencement of the holiday then payment in full is due.

About the owner
We (Jenny and Pete) moved to Italy permanently in 2004 and have lived on site since 2006 when the restoration of the properties was completed. We have been welcoming guests to Casa Fenice since the summer of 2007 and always try to make ourselves available to answer guests' queries and give them any useful local information they may need.

We decided to purchase Casa Fenice because of the the friendliness of the local people, the uncrowded roads, the proximity of the Monti Sibillini and the beauty of the surrounding towns and countryside.
