This spacious house set in the tranquillity of the Berici Hills provides you with an excellent base to discover the treasures of Venice, Lake Garda, Verona, The Adriatic and the Dolomite Mountains. Take days out relaxing at the house with its own Private Pool, Gardens, Swings, Boule court, Olive grove, Vineyards and Woods. Enjoy memorable evenings cooking and eating al fresco under the Portico with its panoramic view overlooking the Val Liona's Medieval villages and Villas. On foot explore the springs, fountains, forna and flora in the woods, or follow the local footpaths into the hills nearby and find caves and ancient cart tracks. Take a gentle walk down the hill to eat at the popular Pizzeria, Ice cream Gelateria or drink at the bars in town. By car discover the areas gastronomic delights and participate in the local Festas and Sargres. Taste wine or Grappa in the Cantinas & Distilleries and visit the Palladian villas of the Veneto region.

Notes on accommodation
There is ample parking for many cars in the 2 entrance drives & 3 cars in garage. The layout of the bedrooms is suitable for 2 families or sets of friends who wish to share the house together. Bedroom 1 and main bathroom are off the hall landing. The 3rd door leads to another hall way with separate bathroom and doors to bedrooms 2/3/4. There is lots of space for children to play, the main garden area is fenced off from the lower terrace however the land and woods are a vast 7 acres and accessible by path from the gardens therefore supervision is advised.
Outside
Spacious panoramic terraces covered by wooden portico with fitted stone fire place for outside BBQs. Outside sink.
Glass table and chairs. Seating area with chairs for relaxing. Private pool for sole use of guests 6.60m X 3.27m aprox. Gardens with scented flowers and various mature trees. Overlooking a large organically worked vineyard to the south. There is an olive grove and an orchard with figs, mullberries, cherries almonds, hazelnuts and walnuts. Access to the owners woods is by path from the orchard, follow the paths and you will not get lost.
Coast/Beach
1hr 15 mins to Adriatic coast with golden sandy beaches. 1hr to Venice take water bus to the Lidos sandy beaches. 1hr to Lake Garda's beaches.

Painting sessions by local artists are available at the house by request for a minimum of 4 people participating.

1hr 15 mins from Verona Brescia Airport. 1hr 15 mins from Venice Treviso Airport. 1hr 15 mins from Venice Marco Polo Airport. 14hrs from Channel Ports. Car hire available at all airports. Use of a car is recommended.

2km to the town of Sossano Supermarket, bars, restaurants. 15km to Montagnana a walled Medieval town. 20km to Abano Termes Thermal Baths. 30km to the Historic Town of Vicenza. 40km to Verona, opera or the balcony of Romeo and Juliet. 70km (1hr) to Venice car park and waterbus stop. 1hr to Lake Garda.

About the owner
I am an Italian National working in the UK.
We spent the last Twenty years developing the Hockley House into a comfortable home.
We enjoy entertaining and this house is ideal for large family gatherings as there is plenty of space.
The Pool is one of my favourite places and I enjoy laying on a lilo floating around looking up at the eucalyptus and other mature trees it is so relaxing.
The House is within walking distance of the Village however situated nearer to the woods and mount where you can enjoy a walk and discover the immediate area.
