Very spacious (4,300sqft), elegantly restored country house in the beautiful Tenna valley overlooking San Ruffino lake. Between the Sibillini mountains (10 miles) and the Adriatic Coast (30 miles). Set in 1.25 acres of lovely English style gardens with many fruit and ornamental trees and shrubs and a secluded pool with panoramic views of the mountains. The property is 5 miles from Amandola which has a full range of normal town facilities. The closest restaurants, including pizza takeaway, are 10 minutes walk away, beside the lake. The local area provides the opportunity to undertake a wide range of activities from hill walking to open air concerts. Changeover day
Changeover day is normally Saturday, but other days will be considered on a case by case basis.
The property will be available for occupation from 3pm on the rental start day. The property must be fully vacated by 10am on the rental end day.

Towels, including pool/beach, and linen are included. House towels and linen are changed weekly. The house is cleaned at the end of each stay. Basic household items such as washing up liquid, dishwasher tablets, toilet paper etc are provided. |

Notes on accommodation
The property is not recommended for very small children and anyone unsteady on their feet. The floors of the house are tiled throughout (no soft landings) and the accommodation is on 3 floors.
Accessibility
The property is not suitable for people with mobility problems.
Outside
The gardens are 1.25 acres of trees, shrubs and grass, including a pool (7x5m) with a water depth of 1.4m and a solar powered shower. The private pool and surrounds are suitable for children when under the supervision of a parent. There are two outdoor sitting areas with pergolas, two large flat grassed areas, an orchard with several varieties of fruit trees. Tables, chairs, poolside loungers and barbecue facilities are provided.
Coast/Beach
The Adriatic coast is 30 miles away. The sea is gentle (suits children) and the coast has miles of sandy beaches and many towns and villages with lovely fish restaurants. Children are well catered for and there are many beach-side restaurant / bars offering sun loungers and toilet/showers.
The coast is particularly busy during August, but the rest of the time it is not crowded.
Special interest holidays
a range of activities such as visits to vineyards, cultural points of interest and historic sites can be arranged and include the services of a fluent English and Italian speaker.
Travel
The nearest airports are Ancona 65 miles and Pescara 90 miles which are served by Ryanair from Stansted.
The nearest mainline station is at Pedaso 30 miles with links to Bologna and Milan.
The nearest Autostrada is the A14 with access at Pedaso 30 miles.
The use of a car is essential. Cars can be hired at both Ancona and Pescara airports. Car hire locally is difficult, but not impossible.
Distances
Amandola 5 miles and Sarnano 8 miles have restaurants, bars, supermarkets, banks and specialist shops. The nearest hamlet is Val Tenna 2 miles where there is a bar and a chemist / pharmacy. The Sibillini National Park is 10 miles away.

The nearest doctor is at Val Tenna 2 miles. The nearest hospital (including Accident and Emergency) is at Amandola 5 miles. Boating, horse riding and fishing are available locally. The nearest restaurants, including pizza takeaway are by San Ruffino lake 1 mile.
Booking notes
An initial payment of 25% of the total booking price is required to confirm a booking. The remainder is paid no later than 8 weeks prior to the start of the rental. Payment is by bank transfer (other methods may be agreed). A refundable security deposit of £250 is payable no later than 8 weeks prior to the start of the rental and will be repaid within 14 days after the end of the rental, assuming no losses or damages.
