Casa Contessa is a beautifully restored farmhouse to high standards using traditional materials of beams, pantiles, brick re-creating a home with all modern standards. The main house has 2 double and 1 twin bedrooms, fully equipped studio with 3rd double en-suite, and kitchen/living by the pool. The property has areas for alfresco dining for breakfasts, lunches and long dinners by the main house and terraces by the swimming pool where you can also find a pizza oven. Access to the property is through electronic gates. You can be in the village within a 5 minute drive with its supermarket, bars, restaurants, pharmacy, butchers, baker and bank. Adriatic sandy beaches with safe bathing and fish restaurants are under 50 minutes drive. Mountain drives and walks, with skiing in the winter are also 50 minutes. Macerata, the provincial capital (30 mins), hosts a famous opera festival in July/August. Ancona airport is less than 1.5 hours.

Changeover day
Changeover day is a Saturday or Wednesday depending on bookings either side. However, we are flexible on changeover day if this does not affect other bookings. Access is from 4pm and please be ready to leave by 10am to allow for full cleaning time.

Notes on accommodation
This is a wonderful property for all ages to enjoy, with lots of space both inside and out. The outside spaces have plenty of grassed areas, and all the garden is well maintained and planted. There are lots of terraces, pergolas with wonderful wisteria for shade, and views that will take your breath away. A really great place for adults and children. The main house has spacious living areas, and a DVD player if you just want to sit inside a while to relax. The separate studio accommodation near to the pool area is a real bonus with its extra bedroom and the real benefit of a fully fitted kitchen and eating area right at pool side. This home is wonderful from the moment you arrive through its electric gates and enter the circular driveway in true Italian style.
Accessibility
The property could accommodate persons with mobility problems if accommodated in the downstairs bedroom to the studio. Access from here to the main house is on one level. Access to the pool area has two routes either via stairs or a grassed area without steps but a fairly steep incline. In summary accessible but the pool area is difficult to arrive to.
Outside
There are lots of places to sit and to eat either by the main house with a pergola and table situated near the kitchen, a nice shady area to the top porch, under shady trees, terraces by the pool and sunbathing area also by the pool. The property is supplied with sun loungers, a pizza oven and bbq. The swimming pool has easy access to cold drinks from the kitchen/living studio accommodation.
Coast/Beach
There are beaches at Civitanova Marche, Lido di Fermo, Porto San Giorgio all within 40 minutes drive. Plenty of others line the coast. They are usually busy during July and August but great for the kids with sandy beaches and safe bathing. Food available all along the coast, specialising in great fresh fish.
Golf
A golf course is situated near to Ancona on the Conero coast approximately 1 hour away.
Skiing
Sassotetto near to Sarnano is the nearest ski resort only 25 mins by car. It's not one of the big resorts but suits all levels and is perfect for families and beginners. You can book lessons the day before and you can hire everything you need on site, at the resort. It has a coffee bar selling snacks and a good restaurant.
Special interest holidays
Horse riding, walking, quad biking, hang gliding, water sports and cycling are all available in the Sibillini National Park which is 40-50 minutes drive from the house. In the summer there are open air Opera festivals at the world famous Sferisterio opera house in Macerata just 40 minutes from the house. From June to August there are colourful and spectacular outdoor medieval pageants and numerous food fairs where you can taste local wines, olives, meats and specialities of the region.
Travel
Penna San Giovanni, a typical fortified village, is a 5 minute drive from the house. There you will find restaurants, a minimarket, chemist, bakery, butcher, bars and bank. Further afield is the picturesque town of Sarnano, with its perfectly preserved medieval centre. Sarnano also has a good weekly market and a thermal spa. Macerata is the nearest large town. It hosts a summer opera season, and has a wide range of shops. Assisi and Urbino are within 2 hours drive.

Further details
Most villages have a small grocery store, a bakery and green-grocery and sometimes a butcher where you can buy local produce and essentials. There are a number of big supermarkets, usually situated close to the main roads which is ideal if you are coming from one of the major airports and you want to shop en-route. There are large supermarkets at Civitanova, Piederipa (nr Macerata), Fermo. A good sized supermarket is situated at Piane di Falerone.
Booking notes
25% deposit is payable at the time of reservation and the balance payable 8 weeks before the commencement date of your holiday. If you are booking a date prior to 8 weeks then the whole amount is payable at the time of booking. There is a security bond of 300 euros payable with the final payment which is fully refundable should no claim arise.

About the owner
We are a married couple with a 10 and 12 year old who have been coming to Italy for over 20 years and have developed an inherent love of the Italian life. We discovered Le Marche 10 years ago, and fell in love with all the area has to offer- scenery, food, wine, hospitality, towns and villages that never cease to delight when we visit them, beautiful art and architecture, beaches, mountains and so much to do. Since renovating our Italian home we have decamped here each summer and most holidays and immersed ourselves in Italian country life. With a few precious years while the children still want to be with us on holiday, we are planning on doing some travelling over the summer and, for a limited period have decided to let others enjoy everything Villa Lavanda and the area have to offer.
