A recently-restored spacious 3-bedroomed Umbrian farmhouse in a quiet valley in the countryside just outside the medieval hill-town of Lugnano in Teverina. In restoring the house we have been careful to maintain as many of the existing features as possible and to re-use materials and stone, while creating a comfortable home with modern amenities within calm and uncluttered spaces. As part of our philosophy of environmental conservation we took the positive decision not to build a swimming pool.

Changeover day
Changeover date is flexible.

Accessibility
Not suitable for wheelchair users. Otherwise good access on level from parking area adjacent to the house. The house is surrounded on the front and side by level terraces.
Outside
There are terraced areas with garden furniture and barbecue and lighting. There is a large marble table on the front terrace and an oak table in the shade of a large mature apple tree. Steps lead down to a lower grass area with fruit trees and a washing line. There is also a vegetable and herb garden adjacent to the house.
Coast/Beach
Lago di Bolsena (approx 45 minutes) has beaches, lakeside recreation areas, sailing, windsurfing fishing and boating. The nearest seaside is at Montalto, approx. 2 hours by car. There are outdoor swimming pools in Lugnano (5 mins.) with adult and children's' pools, cafe and sunbathing areas, open in peak summer months.
Travel
The nearest airports (about 90 minutes driving time) are Rome/Fiumicino, Rome/Ciampino and Perugia. Use of car essential. As well as national carriers, Easyjet flies from UK to Fiumicino and Ryanair flies from Stansted to Ciampino and Perugia. We are 10 minutes from Attigliano station with regular train services to Rome, Florence, Orvieto, Arezzo, Lake Trasimeno. Local bus services from the village connect with Orvieto, Amelia and Narni. The journey to Rome by train takes just under an hour.
Distances
Within 30 minutes are the historic towns and villages of Lugnano, Amelia, Alviano, Giove, Orte, Bomarzo: and the Parco dei Mostri at Bomarzo. Between 30 minutes - 1 hour: Orvieto with its magnificent Duomo: Viterbo historic city and former Papal capital, Montefiascone, Todi, Spoleto, Narni, Tuscania, Lago di Bolsena, Villa Lante, Cascate delle Marmore (waterfall). 1 - 2 hours driving time: Rome, Perugia, Assisi, Montepulciano. We are located 10 minutes from the A1 Roma to Florence autostrada.
Further details
The house is located in the district of Amerini at the southern end of Umbria. It is set within the lovely rolling countryside of Umbria, with its olive groves, forests and lakes and the magnificent Tiber Valley. The nearest town is Lugnano, about 1 km, which has local food shops, a supermarket, bakery, butcher, pharmacy, post office and cafe and cash machine. The local bakery van visits the house 3 times a week. The nearest large town is Amelia, with a wide range of shops, places to eat, banks and a lively weekly market. The historic towns and villages of Orvieto, (Duomo) Spoleto,(Roman acqueduct) Narni, Todi and Viterbo, are all within easy driving distance. Lake Bolsena, the largest volcanic lake in Europe, is some 45 minutes by car, and has a wide range of leisure activities including angling, sailing, swimming and boat trips. Further afield, day trips can be made comfortably to Rome, Siena, Assisi and to the Monti Sibillini National Park, including Norcia and the Piano Grande. Other places of interest include the Marmore waterfalls - largest in Europe - the 'Monster Park' at Bomarzo, the gardens at Villa Lante, the spectacular hilltop village of Bagnoregio and nature reserves in the Tiber Valley. Day trips to Rome can be made by train from Attigliano station, (10 minutes by car).
