Tre Ulivi, is a 400 year old, 3 bedroom village house situated in the hamlet of Tempagnano, nestling in the green hills between Lucca and the Ligurian Sea, near the well-known medieval village of Valdottavo. It is an ideal spot for those looking for a peaceful break, with good local shops, food and wine, walks in the woods and magnificent views. In easy reach are Florence, Pisa, Lucca, Bagni di Lucca, Garfagnana National Park, Viareggio (seaside), Torre del Lago (Puccini festival), Abetone (ski resort) and the stunning Cinque Terre ports. All rooms are of a good size, with views of the beautiful Lucca hills. Outside the front door there is a sunny seating area. Steps then lead down to a private terrace just below the house, with a paved and grass area overlooking stunning woodlands and down through the Serchio Valley. The house is in full sun most of the day, but the seating and sunbathing area is afforded partial shade by 3 olive trees (I Tre Ulivi).

Notes on prices
Prices are for the property per week in pounds sterling. 3 and 4 day breaks can be arranged at the following rates: 3 days (Sat - Tue) : 70% of the weekly rate 4 days (Tue - Sat) : 80% of the weekly rate Payment details will be included with your booking form.
Changeover day
Tuesdays or Saturdays are the preferred changeover days, but out of season or last min bookings can be more flexible. Please ask.

Notes on accommodation
The house has central heating throughout, as well as a wood-burning stove in the lounge and there is a spacious and bright bathroom, with a washing machine. The very thick walls of this centuries old property keep the house cool during those summer months and most windows have mosquito screens for your comfort, although mosquitos are not generally a problem. Walking trails pass close by the house, but for those who prefer to stay around the house, a video and DVD library and a selection of board games and a selection of books (with a quiet reading area) are provided.

Accessibility
The property is not ideally suited for the not so mobile, or very young children due to the terracing of the land around the house. Parking is available on the road outside the house.
Outside
The upper terrace is a patio with table and chairs for al fresco meals in the sun (an umbrella is provided). Steps then lead down to the lawn, where the sun worshippers among you can soak up the rays, have lunch, or sit in the shade of the olive trees and watch the world go by. 4 sunbeds and further chairs are provided. All the seating areas and terraces are secluded and have ample lighting at night, to provide a relaxing ambience and to ensure your safety. Below this terrace are 4 more terraces, covered with olive trees.
Coast/Beach
Viareggio, one of the oldest seaside resorts in Europe, is approx 45 mins drive. Stretching from Forte dei Marmi to Puccini's Torre del Lago, there are over 20kms of beaches with countless bagni - bathing establishments, country parks and pine woods. Further afield are the must-see Cinque Terre, 5 small fishing villages, clinging to the side of the steep coastline. To the south the beautiful and historical island of Elba is also accessible and worth a trip.
Skiing
The ski resort of Abetone is close by and is well used by locals during the season.
Travel
Pisa Airport is approx 1 hrs drive, providing budget flights from across Europe. Florence and Genoa Airports are also nearby. Although the train service is efficient and a station is approx 10 mins from the house (with services to Lucca, Pisa and Florence, the coast and all major attractions), a car is recommended as this will enable you to visit fantastic local restaurants. There is also a local bus service that runs from Lucca right to the village, with a stop just up from the house.

Further details
There is a local shop 100 yards from the house which provides all the essentials you will require for your stay and there are several more good shops in Valdottavo. A large supermarket is about 15 mins drive away. Good restaurants are just a short drive from the house ranging from simple local pizzerias or trattorias, to a Michelin starred restaurant.
Booking notes
A 25% deposit is required at the time of booking and the balance is required 8 weeks before the holiday. Payment details will be included with your booking form. We can take payment by PayPal if preferred, please ask. Smoking is not permitted inside the house.
