Perched on a hillside, overlooking the majestic hills of Valnerina, the sensuous landscape of Spoleto Valley, in full view of the romantic ruins of an ancient Lombard fortress, this fairytale 15th century country home is split into two charming units. Perfectly restored, using ancient materials, the property comes with all modern amenities. An 11 x 5m pool is set in a clearing in the olive grove, next to a flower-bedecked pergola and brass shower. Each unit has a private garden with patio/terrace with a view and has its own entrance. The short last section of the road leading to the house is unpaved ("strada bianca") , parking is just above the property or down by the pool-side. Flagstone steps lead down to the front entrance of the larger unit for 6 guests and further down to the entrance of the smaller unit for four guests. Guests may rent one unit or both. The whole place is an ideal place for two families, or simply a large group of friends.

140sq.m on two levels. Several rooms have antique terracotta tile floors, made with original tiles found on the property and traditional chestnut wood beamed ceilings.
Dining room with its antique wooden table is for 10 guests, while the living room has a sofa, armchairs and a beautiful Umbrian fireplace.
Kitchen has ceramic tile floor, an open-fire grill and an original stone sink (both are decorative). Outside the kitchen there's a restored bread/pizza oven.
3 bedrooms, each with wooden floor. Two of them have queen beds and the third has twin beds. The first room has an ensuite bathroom (shower, wc, sink) and direct access to a beautiful private garden, offering truly breathtaking views, which has a marble dining table set under a grape pergola. The second bedroom also has an en-suite bathroom (sink, wc). There is a main bathroom (shower, lion-claw tub, wc, sink, bidet). The bathrooms are in traditional style with ceramic floors.

90sq.m. It is a traditional country home. All of the ceilings, windows, wooden shutters and doors have been replaced with traditional chestnut wood, featuring antique pieces. The unit has a private garden and a terrace overlooking the olive grove. Living/dining room has 2 sofas and a dining table for 4 persons.
2 bedrooms, one queen bedroom, featuring antique furnishings, and one twin bedroom.

The kitchen is country style.

 

Notes on accommodation
Underfloor heating systems, Sky, WiFi, CD player/stereo, telephone line, washing machines, iron, fully equipped kitchens. For additional cost guests may request maid services, catered meals, and even Umbrian cooking lessons!

Accessibility
This is a terraced hillside property and there are steps leading to both houses and part of the way to the pool area. There are steps inside the upper house (not the lower one). Some of the steps may be too steep for people with mobility problems, as well as for very young children (toddlers).

Outside
The guests have private garden, terrace, patio for dinner al fresco, barbecue (for each apartment), sun chairs, tables with chairs and an ancient stone oven for pizza (larger apartment). Pool area with a pergola, shower, sun chairs. The 11m x 5m pool is open May-October (only for guests). Children are welcome, but pets are OK only in exceptional circumstances.

Coast/Beach
While most travellers come to Umbria for the fabled beauty of its landscape and incomparable art treasures, incurable beach-fleas can reach the Adriatic shore in about 1.5 hours. Lake Trasimeno (30 minutes by car) offers good bathing in fresh water and a chance to catch a few rays on the very spot where Hannibal defeated Roman legions in 217 BC.

Skiing
Skiing is possible in Monte Sibilini National Park (45 minutes by car). This may not be world-class skiing, but skiing nonetheless.

Travel
Perugia airport (under 50km) is served by Ryanair. Rome's airports are 100km. Spoleto (5km driving) has a railway station and can be easily reached by train from Fiumicino Airport in Rome. A car is however essential for exploring the beauty of the surrounding area.

Distances
Spoleto is 5 km. Assisi, Perugia, Montefalco, Spello, Bevagna, Norcia, Trevi - all within 30 minutes driving time. Todi and Orvieto - 1 hour. Cortona - 1.5 hours. Siena - 2 hours. Florence - 2.5 hours

Beautiful Umbria is home to many historical and cultural jewels of Italy. Spoleto (home of the famous Spoleto Festival), Perugia, Assisi, Montefalco, Todi and Orvieto are just a few of the area's many attractions, while the nearby walled town of Norcia, home of Italy's best prosciutto, is considered one of the gastronomic centers of Italy. The beautiful Valnerina valley (http://www.valnerinaweb.com) and Monte Sibillini national park (http://www.sibillini.net) offer hiking, trekking, rock-climbing, white water rafting, mountain-biking, horse-back riding and other outdoor activities. Bazzano Inferiore, the site of the house, provides a charming glimpse into the days of old Italy. In Spoleto, however, guests may find cutting-edge art, excellent restaurants, shopping and even theatre and opera amidst medieval palazzos and Roman monuments. The area is justly famous for its olive oil, wine, and truffles, while carnivores will delight in the sublime taste of local Chianina beef and wild boar specialties. And, of course, Spoleto is the home of the world-famous Spoleto Festival held in June-July.
