The whole property and pool is for your exclusive use. No sharing! Perfect privacy and only bird song to disturb you. Nearest house is 0.75km away. Notes on prices
Prices are for sole use of property per day or per week in £UK and no sharing with others! The villa has central heating as well as 3 woodburning stufa's (stoves). There is a €40 excess per day during the winter months if using the gas fired central heating. The wood burning stoves are free to use and wood is provided. These stoves are often sufficient to heat the villa without the need for the gas. Deposit of €250 may be payable to the manager on arrival and is fully refunded on departure.
Changeover day
Saturday, although we will try and accommodate you and your flights! You will be met by our English/Italian/German speaking manager,Alexandra who will explain all the workings of the villa and more. She can also provide fresh home baked bread if you wish.

Notes on accommodation
Very comfortable and characterful double storey villa with numerous paintings, recently renovated, magnificent views, hand made tiled floors, two verandas upstairs with beautiful views. Adjacent is a 200 year old stone farm house which has been renovated but is never occupied whilst you are in residence. You will have sole use of the property and pool whilst you are renting the villa. The master bedroom has an en-suite bathroom and a large and very modern second bathroom serves the other two bedrooms. It has a separate shower cubicle, bath, bidet, wc and basin.
Accessibility
The bedrooms are on the first floor via a wide staircase. Unfortunately not suitable for wheelchairs.
Outside
Large lawns/gardens, patios under vine, paved area adjacent to pool. Pool (sole use): 14 long x 7 wide x 2.1m deep. Shallow end with gentle steps : 1m deep. The pool is not fenced. Large table and chairs for alfresco dining, loungers / deck chairs, 2 mountain bikes.
Coast/Beach
40km to Rimini and Ravenna beaches. Gabice Mare about 90 minutes away (beautiful beach with 3 restaurants). Rimini, originally a fishing port is a great place to buy freshly caught fish and crustacea directly from the dockside.
Golf
Available in Villa Verruchio (20 kms) and Rimini (40 kms).
Special interest holidays
The sweetest cleanest country air in Italy, excellent for re-charging of the batteries! Safe walking - picturesque kilometres both flat and hilly. Very, very little traffic! Cycling - very testing hills and mountains in vicinity - used by professional cyclists in training. Exclusive "Sky Park" in the woods nearby (5kms) in Perticara - for all the family. Tennis in Santagata Feltria.

Car essential. Car hire from airports. Forli : 45 to 60 minutes (Wind Jet from Luton/Gatwick). Rimini: 60 minutes (Ryanair). Bologna: 80 - 90 minutes (BA and Ryanair). Rome: 3 to 4 hours by car.

San Leo 15kms (Macchiavelli called it the finest mountain top town in Italy) - Dante wrote and resided here, historic artistic town. Urbino 1 hour by car: University town where the Renaissance began; magnificent ducal palace. San Pietro di Bagno 40 minutes by car: hot mineral baths. Rimini 40kms: upmarket, lively town with excellent restaurants, clubs, beaches, Roman architecture, expensive shops. Santarcangelo 45 minutes: brilliant restaurants. San Marino 25kms: Oldest Republic est. 3rd century

Santagata Feltria - about 3kms away - a local small town with restaurants, supermarket, shops, bank, excellent pizzeria, XVIIIc theatre in Piazza - evening concerts - 2nd largest White Truffle (tartuffi) centre in Italy. Truffle and Wine Festa every Sunday in October. Tennis in village. Wonderful safe walks and cycling. In Coriano near San Marino - Ristorante Vite - voted "The Best Restaurant in Emelio Romagna" for two years is some 30 mins away. Osteria Francescana voted in 2011 as the 4th BEST RESTAURANT IN THE WORLD by Conde Naste Magazines ! Alexandra, our manager bakes wonderful white and brown bread as well as providing her own free range eggs and local wine should you wish to avail yourself of these. In addition home made preserves, jams and pickles which you may purchase. She offers a "concierge" type of service in that she has intimate knowledge of the area and its facilities and restaurants and is extremely helpful.

About the owner
I am a retired medical doctor who bought the property and spent some 5 years totally refurbishing and upgrading it to a standard that I was happy with. We decided to rent it out only to cover ever rising costs - not to make it into a business venture, but it has become so successful that our family now need to book our vacation early in order to enjoy the villa ! We do not use it whilst guests are staying - we have a second old stone villa next door which we use and is seen on the right. Our guests use the main villa which you can see in the photographs on the left. You will have full and totally private use of the property and pool whilst you are there. We are entering the third year of renting - 2012. A positive note : we have had guests returning, 2010 for 2012, and 2010 for 2011!

Why the owner chose a home in this location
We bought the property which is in an area of outstanding natural beauty. It has the most wonderful air and totally uninterrupted views in all directions. The Renaissance began an hours drive away in Urbino, birthplace of Rafael. It is not on the commercial tourist trail which Tuscany and Umbria are, and has so much to offer in terms of authentic local food, festa's, and including truffle, cheese, chestnut, bread, wine (Verdiccio-the white and San Giovese- the red ), medieval, operatic etc etc. Say 45 minutes drive to Ravenna and/or Rimini on the Adriatic coast. To be found nearby is the Rubicon, thermal bathing-30 minutes away, the source of the Tiber and San Leo, the finest hill top city in all of Italy according to Macchiavelli. 25kms away is the Republic of San Marino.
Unique benefits of the property
The property is private, quiet, has a huge beautiful garden and a large pool - 14 metres long x 7 x 2.1 deep. Glorious views of hill top towns and valleys from the property - nothing unpleasant is visible. Safe and lengthy walks according to taste, serious hills for the serious cyclist and wonderful food which is totally seasonal in the locality. The best restaurant in Emelio Romagna - voted for the past 2 years is only 30 to 40 minutes drive away, and do bear in mind that Emelio Romagna (Bologna its capital city) is recognised as the "Food Capital" of all of Italy! Historically we were Le Marche, but since a vote in 2010, we are now part of Emelio Romagna. Because we are in the mountains, the villa is very rarely too hot and cool breezes in the evening are often welcome after a hot day!
