Capalia is a country house lovingly restored to retain the original walls of the house with modern living inside. The solid stone walls create a natural cool in the summer and retain the warmth of the log fire in winter. Capalia is in the Cilento National Park, a Unesco World Heritage Site. The house is set in its own 13 acres of olive groves and terraces of figs, pomegranate and carob tress with open views of the sea and sunset. A pergola runs the length of the house creating a cool place to relax during the heat of the day or dine in the warm evenings. During the hot months visitors can lounge by the private swimming pool. It is a perfect base from which to explore, from easy strolls to all day hikes along spectacular ridges and deep gorges. For sea lovers there are long sandy beaches, pebbly coves or boat trips. For cultural activities visit the ruins of the ancient Greek cities of Paestum and Velia or glimpse a bygone way of life in the abandoned villages of the Cilento.

Notes on accommodation
Children's swings, trampoline and ping-pong table in extensive private outside space suitable for children. The house has no air-conditioning because the solid stone walls keep the house cool. The hilltop position and open views also contribute to good ventilation during the hot months. We have found that the downstairs fireplace and electric heaters in the bathrooms avoid the need for central heating during the mild winter months. Furthermore the house is very dry and does not suffer from any damp.

Reasonable access although not studied for wheelchair access. Obstacles include short two or three stone steps.

About the owner
Always in search of special places, wilderness and nature.

Year purchased: 1999

Why the owner chose a home in this location
The weather can be sublime at any time of the year, and unlike most of the rest of Italy the motorway and railway cut behind the Cilento and so have not spoilt the coast. The sea is stunning and the national park is the second biggest of Italy, offering sea, rivers and mountains. So the relative difficulty of access has saved the Cilento. The mountains are covered in hard-wood beach and chestnut forests and are ideal for wilderness camping trips all year round. During the off-season the place is quiet and a paradise. The olive-picking season from October to December is the best time of year.

Unique benefits of the property
Starry skies at night, crisp clean air, long summers, fantastic sea and breathtaking mountains overlooking the sea. Birds of prey and a variety of furry animals inhabit the park. Greek temples and ancient footpaths across a very beautiful landscape.
