Villa Serenità is situated on a peaceful hillside in the Parco Nazionale dei Monti Sibillini, just outside of Gualdo di Macerata, a well-preserved medieval hilltop village. As you pass through the hand-crafted iron gate and enter the property, you will be stunned by the spectacular views from every corner. The terrace adjoining the dining area is splendid for dining alfresco, followed by a lazy swim in your very private pool. From the second terrace, southward-facing and covered, gaze across the surrounding meadow and the patchwork farmland across the valley. Behind those fields stand the majestic Sibillini Mountains. Hike to the depths of the valley and discover the cool, clear river Tennacola, fed by the Sibillini. The water is ranked Categoria A, the finest and purest in Italy. Each room in Villa Serenità is fully screened, thereby allowing you to open all of the rooms up to the soft, fresh air of Le Marche.

Notes on prices
All prices are per week in GBP, payable in the equivalent in Euros. All changeovers are on Saturdays. Please contact us before booking if your travel schedule requires a different changeover day and we will endeavor to accommodate your plans. We offer a 20% discount for stays of 3 weeks or greater through 14 July 2012.
Changeover day
Saturday morning is the changeover day and the house must be fully inspected and cleaned after guests depart. For that reason, guests are expected to arrive after 14:30 and to depart by 10:00. Contact us if you require any accommodation to that schedule

| Bedrooms: | Bedroom 1 has a super king size bed, bedroom 2 has both a queen size bed and a single bed and bedrooms 3 and 4 each have queen size beds. Bedroom 4 also has french doors leading to a patio overlooking the pool. |
| Bathrooms: | Ground floor bathroom has a sink, WC and waterfall shower. First floor has 2 bathrooms, located on each end of the floor between the bedrooms. One has a sink, WC, bidet and shower. The second has a sink, WC and relaxing whirlpool tub. |
| Kitchen: | Custom high quality kitchen with 4 burner hob, wall oven, fridge, freezer, dishwasher, toaster, espresso machine and artisan crafted central island. Spacious dining table seats 8 with second table outside adjoining dining area seating 8 more. |
| Utility Room: | The combination clothes washer-dryer is tucked in an alcove on the ground floor. Iron, ironing board and clothes drying racks are supplied, as well as an outdoor clothes drying line. |
| Living Rooms: | Spacious living room with three aspect views of the Sibillini. Full suite of furniture, as well as a game table, bench and chairs. 2 sets of doors, one leading to the portico facing Sarnano and the Sibillini, the other giving way to a productive fig tree. |
| Other: | Each bathroom is distinct and lovely, with stone shower enclosures, slate flooring and top quality fixtures. The whirlpool tub is set in a stone surround and makes for a wonderful place to pass a dreamy 20 minutes. |
| Cleaning/towels/ linen/maid service: |
All towels and linens are included. Leave your beach towels at home! Pool is cleaned twice weekly. Villa is fully cleaned on Saturday morning and all linens are changed over at that time. Additional cleanings may be arranged upon request. |

Notes on accommodation
Every room is fully screened and shuttered, allowing for insect-free climate control and making this property truly unique. The pool is 5 x 10m with a deep end, overlooking the patchwork valley in front of a spectacular view of the Sibillini Mountain range. Because of the deep end of the pool, the house is not suitable for young children who cannot swim independently. Villa Serenità has a highly efficient wood burning fireplace and central heating, making it perfect for romantic winter escapes. The close proximity to Sarnano (15 mins) allows for quick trips to the slopes, which are visible from Villa Serenità.

All of the bedrooms are located upstairs.
Outside
The property is secluded, encircled by a substantial stand of greenery. One bedroom has an adjoining terrace overlooking the pool. A large patio composed of porphyry surrounds the pool, allowing for very comfortable seating and sunbathing on the sun loungers. Large sun beds abound, as well as well shaded areas where naps are mandatory. Pass through the screened double doors from the dining area onto the terrace where you will find an outdoor table and umbrella with ample seating for dining alfresco. Pass through another set of screened double doors from the living room to a beautiful tile-roofed portico with perfect views of the valley and the Sibillini standing behind. La Dolce Vita!
Coast/Beach
Porto San Giorgo (40 mins) is a clean, high quality, family beach with jetties placed parallel to the shore, permitting relaxed swimming. San Benedetto del Tronto a/k/a The Riviera of the Palms (80 mins) is a more lively beach of equal quality. Fabulous seafood dishes are available at affordable, family-friendly restaurants all along the Adriatic coast.
Golf
Near the abbey in Fiastra is a driving range, about 25 minutes away. A full course is available near Ancona, about 80 minutes away.
Skiing
Villa Serenità is perfect for a white week. You can ski the Sibillini by day and, at night, enjoy Sarnano's variety of inexpensive restaurants and a late-night music bar.
Travel
Flying into Ancona is a cinch on both domestic and international lines. Car hire is essential and readily available at Falconara Airport in Ancona. The drive from Falconara to Villa Serenità is 90 minutes.
Distances
From the property, one can reach Gualdo in less than five minutes. Sarnano, Penna San Giovanni and San Ginesio are all within 15 minutes. Visiting Macerata (the provincial center and home of Sferisterio, the open air opera theater during July and August) and the Adriatic beaches can be achieved within 40 minutes. Assisi and Urbino are within two hours and Rome is three and one-half hours.
Further details
Gualdo is a lovely medieval village with a wall dating from the ninth century. There are shops (bar, bank, baker, butcher, fruits and veggies, two supermarkets and the post office) at which you can obtain everything you need for your holiday in Le Marche. You can also find a doctor and a pharmacy if the need arises.
If you would like to savor a unique and wonderful experience without leaving the Villa, we can arrange for a local cook to prepare a meal for you and your guests to be enjoyed at home. Perfect with that special bottle of wine (or two) you have discovered in your travels.
If you can handle even more pampering and relaxation, a soothing, relaxing shiatsu massage can be arranged, either at home or in Gualdo.

Booking notes
Rentals are minimum one week periods from Saturday to Saturday. Check-in time is Saturday between 14.30 to 18.00. There is a deposit payable upon booking of 30% of the total, with the balance payable in full (cleared funds) at least 8 weeks prior to arrival date together with security deposit of €300 for bookings of up to 2 weeks plus €100 for any additional weeks. Security deposit will be refunded in full within 10 days after determining no breakage.
