A former medieval stone monastery restored as a magnificent family villa. Furnished to a high standard (including an extensive library, several CD players, and an eclectic array of art, antique furniture and tribal artefacts from round the world), the villa is perfect for luxurious self-catering activity holidays or simply peace and quiet. Whilst retaining almost all of its original features, it is furnished with all ‘mod cons'. Situated in the hills outside Spoleto (of arts festival fame) on the edge of a tiny medieval village with exquisite views from the terrace of the olive groves and valleys below, forests and mountains behind. Off the beaten track, yet perfectly located for day trips into the heart of Renaissance Italy (Florence, Siena and Rome are 2 hours away, Assisi and Perugia 40 minutes), and famous medieval hill towns such as Gubbio, Trevi, Spello and Orvieto. Close to famous vineyards and wild beauty of ancient Roman towns such as Norcia, of cheese and salami fame.

Kitchen: Fully equipped with 4 oven AGA (use by prior arrangement), separate gas hob and oven, fridge, dishwasher, double sink, large round kitchen table (seats 8), 2 dressers.
Utility Room: Washing machine, large second fridge, sink, microwave (for use in kitchen).
Living Rooms: Stone vaulted dining room (can seat 12 - 18), additional pine refectory table (can be used on terrace), CD player: Sitting room with 2 x 3-person sofas, piano, bookshelves, CD player, fireplace: Library with bookcases, fireplace, armchairs.
Other: Spacious halls, and upstairs sitting room/studio (oldest room - circa 12th century with original tiled ceiling and floors); courtyard and original stone vaulted outdoor baking oven; woodshed; vast terrace with views over valley.
Cleaning/towels/

Towels and linen provided; weekly change. Cleaning Euros 40 pw up to 4 people, Euros 10 pw per additional person - end of stay cleaning charge Euros 80-150 depending on numbers.
Dinners cooked by prior arrangement.

 

Notes on accommodation
Wood fires if cold (central heating only by prior arrangement). Not suitable for unsupervised young children or very elderly as villa has stone floors throughout and open stone stairs. Strictly non-smoking (right reserved to charge full dry cleaning of furnishings should guests smoke inside).

About 2 and a half hours drive to the coast - to areas round Grosseto and Porto Ercole (west) or to Rimini and to Marche (east)

Skiing
The villa is not available for winter months other than by special request and arrangement. Extensive ski-ing facilities 2 hours drive.

Travel
Rome airports both about 2 hours drive (Rome Ciampino served by Ryanair and Easyjet); Perugia airport 40 minutes (served by Ryanair)
Ancona airport 2 hours train journey (to Spoleto) or approx. 2 hours drive (served by Ryanair)
Car is essential - only 2 buses per day to Silvignano from Spoleto. Taxis from Spoleto are available.
Trains from spoleto to Rome and Florence.

Spoleto - 15 minutes drive;
Campello sul Clitunno - 5 minutes down hill (with Roman temple);
Trevi (medieval hill town) 15 minutes drive; Spello 20 minutes drive
Assisi - 30 minutes drive and Perugia approximately 40 minutes.
Orvieto - 1 and a half hours drive; Florence, Siena and Rome all about 2 hours drive.
The Valnerina (wild national park with medieval villages) 20 minutes drive through the tunnel, and Norcia (Roman town famous for sausages & cheese) 40 minutes drive.

Further details
Spoleto has major supermarkets (particularly, the Co-op - good for fruit and veg, fish), banks, cinemas, theatres, opera, Roman forum, free open air summer concerts and many restaurants; the hypermarket at Piazza Umbra (near Trevi) has excellent fresh fish. Montefalco and Orvieto - famous for wines, art & architecture. Open air public swimming pools (very high standards)- Spoleto Olympic pool plus large grassed area, outdoor games facilities; Trevi pool plus waterslides; Campello pool (5 minutes drive). Hot springs (thermal baths)several locations nearby.

Bookings by phone or email. Payments by cheque or direct bank transfers preferred. Payment in sterling. Deposit of 1/3 on confirmation or 2 months in advance. Full price payable before arrival. Non-refundable cancellation charge - deposit for cancellations 4 weeks or more before arrival date; full rental payable for cancellation less than 4 weeks before arrival date. Refundable damages deposit of £500 payable on booking.
