'La Chioccia' is a typical Umbrian stone country house or 'casale' which has been lovingly restored by the owners using traditional materials and beautiful furnishings. Today, 'La Chioccia' boosts all modern comforts, including wi-fi internet access, central heating and airconditioning. The grounds are immaculately tended, and the swimming pool and adjacent roofed terrace overlook a valley covered with olive groves and oak woods. Both our bed-and-breakfast and self-catering accommodations have beautiful beamed ceilings, terracotta tiled floors and traditional wooden furniture, respecting the character of the ancient farmhouse this property was once part of. The property is situated in a beautiful, sparsely populated green valley, some 20 min from Terni, the provincial capital, and about one hour north of Rome.

Changeover day
Changeover day is flexible. Guests may arrive after 4 pm on the day of arrival and must vacate the property before 12 am on the day of departure.
Notes on accommodation
'La Chioccia' is exceptionally suited for children, who can play in the shaded garden (fully fenced) with tree house. Parents do need need to worry about safety - the garden is exceptionally well kept and does not feature any 'danger areas'. The steps leading into the pool make it perfect for children. And children will surely enjoy feeding the owner's chickens!
Pets of all kinds are especially welcome.

All rooms and facilities are situated on the ground floor, making 'La Chioccia' suitable for wheelchair users.
Outside
'La Chioccia' is nestled in a magnificent, fully-fenced 3 ha property. The house is surrounded by a beautifully kept lawn. Mature trees provide shade around the house, while guests can fully enjoy the sun in and around the swimming pool. Guests can take in views of the surrounding olive groves and oak woods from the roofed terrace (with lounge furniture) and dine all-fresco on the patio.

Coast/Beach
Guests may enjoy a swim in one of the many lakes in the region, including the Lago di Bolsena or the Lago di Piediluco. The nearest beach, at Montalto di Castro, is about 1.5 hours away.
Golf
The Golf Club of Viterbo is less than half an hour away.

'La Chioccia' is only 15 min away from one of the most important railway stations in Central Italy, Orte. Frequent direct trains connect Orte to the centre of Rome (Termini) in 35 min, and to the national airport at Fiumicino in 1.5 hours.
'La Chioccia' is situated at only 10 min from the main Italian highway, A1.

Umbria, the 'green heart' of Italy, will surprise visitors with its unique blend of nature, history, culture and cuisine. The green hills of Umbria are dotted with pittoresque medieval villages, of which many have changed very little over the centuries. Not to be missed are the charming little towns of Amelia, Narni, Todi, ... and of course the better-know cities of Perugia, Orvieto, Assisi and Spoleto, to name but a few. Nature lovers must see the lakes of Bolsena and Piediluco, the Oasis of Alviano, the fossil forest of Dunnaroba or the waterfalls of Marmore, the highest waterfalls of Europe. Those interested in Roman or Etruscan history should visit the ruins of Ocriculum, Carsulae, Tuscania, Tarquinia and Volci.
A trip to Umbria would not be complete without enjoying its cuisine. Excellent food and wine are just as much a part of the region's charm as its forests, frescoes, and castles. Wine and olive oil, the two absolute protagonists of Umbrian cuisine dating back to the Umbrians and the Etruscans, have modelled the landscape into a characteristic succession of vineyards and olive groves. Visitors can tour the region's many vineries, following for example the 'Strada dei Vini Etrusco'.
Booking notes
Bookings will be confirmed only upon receipt of a deposit of one third of the total rental. The balance of the hire charge must be paid at least 3 weeks prior to the commencement of the holiday. We may treat the booking as cancelled if the balance of the hire charge is not sent by this date.
A damage deposit of 250 € is payable upon arrival. The deposit is fully refundable after the property has been inspected.
