Casa Montisole is a beautiful 300 year old stone farmhouse that has just recently been renovated. A tremendous amount of effort has been put into creating an accommodation that exceeds the expectations of our guests. We call it 'Luxury Country Living'. The original character of the house was kept intact, while modern amenities were integrated into the interior. Elements such as a gourmet kitchen with fireplace, brand new appliances, granite counter top, glass door cupboards, dishwasher and American style refrigerator. Bedrooms, each with their own bathroom and shower, feature large beds, luxury linens and comforters and plenty of drawer space. The living room features leather sofas, a fireplace, and a plasma TV with DVD player and wireless internet. A private pool and garden offer panoramic views of the valley and the surrounding hills. Outdoor dining and barbecue areas are set among ancient olive trees that accent the garden.

Discounts are available for returning guests and long winter rentals.
We are flexible on switch over day during the off-season.
Changeover day
Casa Montisole is rented out on a weekly basis. Weekly rental begins on Saturday at 5pm and ends, Saturday at 10am. There is some flexibility for mid week rentals or durations other than 7 days. Please contact us with your situation.

Notes on accommodation
The house is constructed of walls that are up to 1 meter thick which allows it to stay very cool even in the heat of the day. All windows are double glazed. All windows and doors are fitted with fly screens and inside and outside shutters. There is a new central heating system (for an additional charge) and constant hot water.
Accessibility
The house is multi-level with 2 of the 3 bedrooms (both with outside doors) and 2 bathrooms on the ground floor for easy access. The kitchen and dining area is accessible by both interior and exterior steps. The living room and the third bedroom are accessible by steps from the kitchen.
Outside
Beautiful private pool with paving offering wonderful panoramic views of the valley below and the surrounding Tuscan hills is set among ancient olive trees. The private garden includes a shady outdoor dining/barbeque area and grass areas. Outdoor chairs and lounges, as well as, umbrellas are provided. Take a stroll through the adjacent ancient olive grove or along one of the many country lanes nearby the house.
Coast/Beach
Lago Trasimeno is about 30 minutes away by car and offers water sports as well as ferry trips to quaint little islands. The Mediterranean Coast and the Adriatic Coast are each with a 3 hour drive.
Golf
An 18 hole championship golf course, Antognolia, is located within a 30 min drive of the house.
Skiing
4 ski resorts are within easy reach of the house. Monti Sibillini, Monte Terminillo, Amiata and Campo Felice at L’Aquilla.
Special interest holidays
Excellent wine tasting, tours, lunch and dinner are available at the local winery, just 15 min from the house. Local country walks and mountain biking are available directly from the house.
Travel
Perugia is the closest airport, about 40 min away and is served by Ryanair from London Stansted five times a week. For International flights the choices are Florence, Pisa, Rome and Milan. Rental cars are available for hire at all airports.
Distances
El Pino Bar is located just at the bottom of the road, 5 min drive, 20 min walk. This is the nearest shop. Mercatale di Cortona about 10 min away by car is the closest town for shopping and banking. Cortona is 20km away, about 25 min by car and contains many shops and restaurants and a good night life and good sightseeing. Lago Trasimeno with restaurants, beaches, boats, etc is 15km away. Assissi and Perugia for sightseeing, restaurants, shops and museums 25km.
Further details
Local shops are located in Mercatale di Cortona and Lisciano Niccone, they are excellent. There is a bakery in Mercatale and top quality meats in the butcher shops in both villages. There are two grocery shops in Mercatale and a pharmacy on the way to Lisciano Niccone. There is also a small selection of goods at El Pino Bar just down at the main road; it’s also a good place for a real coffee. Local restaurants are very good, there’s Mimmi in Mercatale, Gianna in Lisciano Niccone these are both family owned and operated places. Also in Lisciano is a pizzeria named Fizz Bar which has great pizzas but only at dinnertime. Down the valley toward Umbertide is our local winery which also has a very good restaurant, they are open every day at 1pm. On Monday evenings during the summer, they offer tours of the vineyard and cantina along with dinner. Also on the way to Umbertide in the village of Niccone is Nonna Gelsa’s which is fabulous.
Booking notes
Fifty percent deposit due upon reservation, balance including security deposit of 800 euros is due one month prior to stay. Security deposit less any charges for breakage or damage will be refunded within fourteen days of end of stay. Cancellations - the deposit is refundable up to 60 days prior to stay and not refundable thereafter. No refunds are given within 30 days of stay. We accept Visa, MasterCard and American Express.

About the owner
First and foremost we hope you have a wonderful stay in our house. Just to give you a little background, Michael Wieters and Bill Ackerman bought this place a few years ago and just recently completed a total restoration. We are so pleased with the results that we wanted to share our home with our friends and acquaintances and others who want a true Tuscan experience. Our goal was to create a little bit of luxury out in the country, a place to relax, a base to explore from but most of all, a place that would create great memories for our guests. This is our home and we come here often, please keep this in mind. We know you will treat it with respect as if it was your own home.

Why the owner chose a home in this location
We immediately fell in love with the views of the valley below and the warm southern exposure. The house, being off the beaten tourist track, is ideal to use as a base from which to explore both Tuscany and Umbria. It is also a wonderful place to just relax and soak up the Italian countryside. Many wonderful restaurants in the local area and its only 20 minutes from Cortona.
Unique benefits of the property
When we renovated the house, we wanted it to be very comfortable and feel just like home. We wanted modern conveniences but at the same time we wanted to make sure to maintain the wonderful original character of an old farmhouse. We wanted large beds, a gourmet kitchen, beautiful bathrooms and nice luxurious linens and towels. We wanted the garden to be comfortable and take advantage of the fabulous views.
