Vasciano 9, our second home is in a deeply rural setting on the borders of Umbria and Tuscany: a designated area of outstanding natural beauty in the ‘green heart’ of Italy. It is well and thoughtfully equipped with many personal touches and local farmhouse antiques. Easy access to delightful unspoilt art filled towns including Florence and Rome. The area is famous for its many annual festivals and weekly or monthly markets. Lake Trasimeno is nearby with boats trips to the islands (one a nature reserve). The area around the house is a haven for wildlife. This is one of the highest of several house sprinkled over the hillside and offers privacy and seclusion.

Changeover day
Arrival Saturday after 4pm. Departure Saturday before 10am. Some flexiblity may be possible in low season.

Notes on accommodation
The house is filled with books: guides to towns, art and architecture cookery books, other non-fiction and novels. There are interesting nooks and crannies, pictures and ornaments. We have often had families with small children but take no responsibility if the accommodation proves unsuitable for your children.
Accessibility
There are many steps and stairs so this property is unsuitable for anyone unsure of their footing or in a wheelchair.
Outside
Mature well maintained garden and olive grove. There is a choice of furnished sitting out areas as well as poolside furniture. Barbecue and outside bread oven. The pool (salt system) has a delightful south facing terrace and steps into it. This house, garden and pool look out over inhabited oak woods, olive groves and layers of hills with a C13 church in the distance. We have cherries, figs, apples, pears, walnuts and a selection of herbs and guest are free to help themselves.
Coast/Beach
30 minutes to a beach with paddle boats on Lake Trasimeno
2 hours by car to the Adriatic and 2 hours to the Mediterranean.
Golf
There are two golf course within and hour's drive.
Special interest holidays
We do not arrange special events but we do provide lots of details in the house of local events and activities. These include: markets, festivals(opera, music, jazz and gastronomic delights). Swimming, tennis, walking, cycling and mountain biking, horse riding, cookery courses, wine tasting, fashion outlets, alpaca farm, gardens to visit, fishing, sulphur springs and spectacular countryside and mountains. There is a library of guidebooks to art, architecture, renaissance towns and Etruscan sites.

Car essential. 2 days drive from Calais. Airports: Perugia under an hour. Florence1 hour 45 mins. Ancona1 hour 45 mins. Rimini 2 hours. Bologna (Forli) 2 hours. Bologna 2 hours 45 mins. Pisa 2 hours 45 mins. Rome (Fiumicino / Leonardo da Vinci) 3 hours. Rome (Ciampino) 2 hours 30 mins.
Distances
Mercatale – the local village with supermarkets, bakery and butchers 10 mins by car. Cortona, Umbertide approx 25 mins by car. Perugia, Assisi, Gubbio, Pienza, Spoleto, Sienns, Arezzo, Urbino, Orvieto, San Sepolocro all within 2 hours by car. Florence and Rome 2 hours by train.
Further details
The local village has a butcher famous for its proscuitto crudo and a bakery famous for its brown bread (pane integrale). We also offer - at extra cost - a starter pack of provisions, cooking service babysitting.

About the owner
We are now semi-retired after demanding careers in special education and senior management in the NHS. We love living in a quiet part of Belsize Park, North London, with its easy access the the West End, theatres, cinemas and art galleries and the wealth of events on in London. We are members of The Tate, The National Gallery, Kew Gardens, The Art Fund and The National Trust and we enjoy South Bank festivals, Open House Weekend, Open Squares Weekend and open gardens days. We walk in London's parks, along the river and the canals and we are avid readers. Jack is the art and musical mentor to Hilary who is the practical DIYer in the family.
Why the owner chose a home in this location
After a last minute failed house purchase in London in 1988 we went, on the spur of the moment, to see a house close friends had just bought in Italy. We instantly fell in love with Vasciano and its magic, peace and beautiful views and totally uncharacteristically bought it on impulse - no research - no regrets. It is the most healing place we know at times of distress and as Hindu friends of ours say 'this house has good ghosts.' It has been a delight that we have chosen a house within easy access of rich historic culture and tradition yet in an area of unspoiled countryside and few tourists.

Vasciano Nove provides us with the perfect balance between culture and nature. It gives a tranquility that contrasts with our busy urban live in London.
Searching out local farmhouse furniture, equipping a kitchen for us who love to cook and creating a garden from once overgrown farmland still continue to be exciting projects. A particular joy is in preparing new Italian dishes from the abundant excellent local fresh produce. A creative challenge was imaginatively incorporating a swimming pool into an old hillside olive grove while preserving privacy and the beautiful views. After more than twenty years we are still making new discoveries of the uniquely rich art, architecture as well as restaurants, markets and hidden countryside.
