Air conditioning is not required due to the open and airy position.
Accessibility
The private access road is steep and narrow, but perfectly accessible for any normal car (4 wheel drive is not required). The property is not suitable for people with walking difficulties. There is ample outside parking for up to 3 vehicles. Please note the access roads, whilst being public roads, are steep and narrow. We would not recommend arriving with an 8-seater minibus, but standard cars and people carriers can pass through.
Outside
The 7 x 4 metre swimming pool is insulated, but not heated (not required due to the heat of the summer). The pool is usable from May to September and is equipped with sun loungers. There is a gas BBQ and ample furniture for the essential 'alfresco' dining. There are balconies and private patios for sunbathing, as well as an area around the pool for lounging in the sun. There is an outside dining table, as well as sun loungers and chairs and umbrella.
Coast/Beach
The nearest Lido is in Argegno, where there is a sunbathing area and cordoned-off swimming in the lake. There is currently no charge for this. This is just a 2 minute drive or a scenic 15 minute stroll through picturesque hamlets and back roads. The walk back is very steep though! Ther are various other lakeside lidos within a 10 - 15 minute drive.
Golf
The closest golf course is the historic (built in 1907) Menaggio Club, approx. 30 mins drive away. 18 holes: 5,455m: par 70. There are several oer courses within easy driving distance the closest being Villa d'Este, only 20 mins away. 18 holes: 5,727m: par 69.
Skiing
There are a host of ski resorts in both Italy and Switzerland from around 1 hour 30 mins driving distance including St Moritz, Madesimio and Bormio to name just a few.

Milan Malpensa - 72 kms, 60-75 minutes
Milan Linate - 69 kms, 55-65 minutes
Milan Bergamo -75 kms, 60-75 minutes

Distances: Argegno - 3 minutes by car or 15 minutes walk through picturesque hamlets. Como - 15-20 minutes by car or ferry. Bellagio - 10 minutes by ferry
Further details
Argegno is a quaint lakeside fishing village, which manages to retain its charm, whilst providing an ever-increasing number of tourist services. There are several bars and a choice of excellent restaurants offering anything from simple pizza and lake fish to mouth-watering steaks and a fantastic wine cellar. It is also great access point to all other parts of the lake, being a main ferry point and bus location.
Or you can venture up into the hills and sample the unspoilt delights of the Val d'Intelvi, away from the tourist trails and discover areas forgotten by time and trattorias filled with locals, serving unusual local dishes.

50% deposit is required at time of booking with the balance due 30 days prior to your arrival. A refundable breakage deposit of 500 euro is also required.

Why the owner chose a home in this location
This has to be the most stunning location on the Lake. We had been searching for the perfect plot of land since arriving here 15 years ago. We finally found it just 7 years ago and then had to go through the bureaucratic nightmare of planning permission. But finally at the end of summer 2009 we moved into our dream home here and we love it and think you will too!The views are truly panoramic. The location as peaceful and unspoilt as you would expect from a tiny hamlet, yet within a 3-5 minute drive of the bustling lake side village of Argegno, where you can find everything from fine dining to cheap pizzas, great wine bars with free food at aperitivi time every day and a lake side lido where you can soak up the sun, if you can drag yourself away from the villa's lake view pool.
Unique benefits of the property
The location is truly panoramic, being located on a steep hillside. As well as stunning lake views, you also have the backdrop of magestic mountains.
Being a full-time home in the winter, this property has all you would expect from your own home - including SKY TV (English) and wifi. The furnishings have been chosen with care, as you would expect from a former interior designer. The sofas are comfy, as are the beds, as we do actually live here.
The kitchen is well-equipped with plenty of everything.
There is plenty of sunbathing space and both loungers towels are provided (enough for everyone)!
