Usignoli means Nightingales in Italian, and from April to July the valley is filled with their extraordinary bell-like song. The 2 houses were originally a farmers cottage and attached barn built circa 1700 and were recently restored working closely with the Bella Arte. The results are 2 beautiful, airy, traditional Tuscan houses with beamed ceilings and filled with a mixture of modern furniture and 17th century Italian and English antiques. The gardens are laid out to maximise the views across the valley. The pool used by both the houses, is situated on the lower terrace with Roman steps. There is a pool house with shower and bathroom. Both houses have their own private patios. They sit on the edge of a tiny, medieval borgo complete with its own Torre. It is very quiet with no through traffic. Close to Sansepolcro the birthplace of Piero della Francesca and Arezzo, their position is ideal for sightseeing. Pieve Santo Stefano is a 5 minute drive for local shops and restaurants.

Notes on prices
Prices are for the property per week in euros and exclusive of gas and electricity out of season between October and May. Between October and May we can accomodate guests for shorter stays with the minimum being 3 nights.
Changeover day
Changeover day is normally a Saturday. We ask guests to vacate no later than 10am to allow time for thorough cleaning. New arrivals are asked to arrive after 5pm.
Notes on accommodation
Usignoli is ideal for family holidays but parents of young children should be aware that the house has lots of stairs and the gardens are terraced. La Stalla has a very narrow spiral staircase unsuitable for the very elderly or infirm. Both houses are rented on a non smoking basis. A cot with linen and highchair are available for use by our youngest guests. Price includes all towels, linen and pool towels, which are changed weekly.
Accessibility
Due to the lay out of the houses and garden, this property is not suitable for guests with limited mobility.
Outside
Usignoli has a large, landscaped, terraced garden overlooking the valley. There is an outside, covered patio with stunning views and seating for 8. Additional seating is found around the garden. The swimming pool (15 x 5m) and open for use from the end May until mid Sept ( unless it is very warm and then until end Sept) is for use of guests staying at Usignoli and La Stalla with very occasional use by the owners. There is a pool house with a shower and bathroom. The poolside is furnished with loungers and umbrellas. La Stalla has sole use of the top terrace with its own private patio area.
Coast/Beach
Usignoli and La Stalla are approximately 1.15 hour drive from Adriatic coastal resorts such as Rimini and Cesenatico. The beautiful Lake Montedoglio is a 15 minute drive. lake Trasimeno is approximately 1.30 hours drive south.
Travel
Rimini airport 1.15 hours drive (Ryanair). Bologna airport 2 hours drive (B.A. and Ryanair). Perugia airport 1 hours drive (Ryanair). Pisa airport 2.30 hours drive (Ryanair) Use of a car is essential.
Distances
Pieve Santo Stefano is a 5 minute drive from Usignoli/La Stalla with Monday market, restaurants, supermarkets, shops, doctor, bank and post office. Sansepolcro is a 20 minute drive with Tuesday and Saturday market, shops and supermarkets, excellent restaurants and bars, hospital, banks, museum, art gallery and tourist office. Anghiari is a 25 minute journey with facilites similar to Sansepolcro. La Verna, the summer palace of the Pope is a 40 minute drive.
Further details
Within easy reach of Usignoli/ La Stalla you can explore Sansepolcro the local, fortified town with a charming renaissance square which hosts the annual Balestra (cross-bow competition) in early September against the rival town of Gubbio. An antique market is held in the square on Friday evenings throughout the summer. Mignano itself becomes a living, medieval borgo during the first weekend in July with jousting, falconry, a marching band, and artisans making baskets and local produce for sampling or to buy.
Anghiari a jewel of a Renaissance walled town, clinging to its hillside. Famous for the Battle of Anghiari in 1440, the subject of Leonardos lost masterpiece. Its cobbled streets offer artisan shops and places to eat or just sit and take in the atmosphere. A music festival is held here every July. The precipitous Roman road runs straight as an arrow down the hillside towards Sansepolcro.
The Sanctuary of La Verna the refuge of St Francis of Assisi. A wonderful place, set high on a rocky outcrop with breathtaking views across the hills. San Marino This tiny republic sits atop a sheer rock rising out of the plain and can be approached by either a hair pin road or cable car. Stupendous views sweep across the Apennines and out across the plain to the Adriatic coastal resorts such as Rimini. Lots of duty free goods on offer with leather work in abundance.
Urbino home of the Dukes of Montefeltro and birthplace to the artist Raphael. A wonderful pink stone, medieval walled city. Siena home of the world famous palio races in July and August, which take place on the cockle-shell shaped piazza. Siena has a wealth of renaissance art and architecture.
Booking notes
A non refundable deposit of 25% is payable on booking, with the balance due 12 weeks prior to rental. A security and damage deposit of euros 200 is also payable, with the balance. This will be returned within 2 weeks of guests leaving minute breakages, if any. Gas and electricity will be charged separately out of season.

About the owner
Ian and I came to Italy on our honeymoon 14 years ago, fell in love with it and have returned many times since then. Our decision to gradually move out here permanently began about 4 years ago when we saw Usignoli , our 4 bedroom house (IT 3161) and La Stalla in wrecked state and knew that we could turn it into something beautiful, living in it out of season and letting during the summer months. Years of sleeping in rental houses with granny's old castoffs for furniture and beds like trampolines convinced us we had to put the very best into our houses and we hope that if you come to stay with us, you will agree.

Why the owner chose a home in this location
Mignano is one of the last remaining Borgos in Tuscany that has not been fully developed. It is close to wonderful towns and cities such as Perugia, Anghiari and Sansepolcro. There are good restaurants nearby and it is well served with motorways and airports. Its wow factor for us is the first view you see of it when you round the bend in the road. This tiny little jewel of a place is hidden away and is so quiet and peaceful without being isolated and miles from anywhere. There are lovely walks and the sound of waterfalls everywhere. The final thing that convinced us to buy was the sound of nightingales and turtle doves.
Unique benefits of the property
The houses are only 5 minutes from the nearest town which has everything you could want in the way of supermarkets , local restaurants, banks etc and yet you could be miles from anywhere. The views from both houses are stunning and because the houses are so comfortable we find that our guests rarely leave until it is time to go back home.
