Casa Baldelli has been lovingly and sympathetically restored to provide a peaceful holiday home away from the crowds but with easy access to shopping, restaurants and local attractions. The villa is provided with luxury bedding, towels, dressing gowns and quality crockery and glassware. The pool area has sun loungers, BBQ and wet bar and a table for alfresco dining. The villa is fully stocked with all basics on arrival with a replacement as you leave, so you an arrive and relax without having to worry. A cleaner is provided as well as cooking, babysitting, massages, wine tasting or whatever service is required.

Notes on accommodation
The property is 500 years old so stays cool inside during the summer months but fans are provided in all bedrooms. In the winter months the fires and the central heating keep the house warm. The villa is located at the top of a hill so there are some lovely walks nearby and also in the grounds through the woods and olive groves. At the furthest point of the garden is a tree house and a flat area as a football pitch or badminton area. The pool is fenced in, as well as most of the garden but there are some steep sections so children need to be kept an eye on.
Accessibility
Unfortunately wheelchair access would be a problem.
Outside
The villa is nestled in 10 acres of landscaped gardens, chestnut wood and olive groves all maintained by the caretaker. The pool area has 10 sunloungers with towelling covers as well as table and chairs for outside dining. A barbecue is located by the pool as well as another outside the kitchen area. Stainless steel units by the pool have 2 fridges as well as storage for towels, glasses etc.
Travel
Perugia is half an hour away and Ancona one hour both of which are serviced by Ryanair from Stansted. Rome, Bologna and Florence are a 2 hour drive. Pisa would be 3 hours by car.
Distances
The local towns are Umbertide and Trestina both approx 10 minutes drive away. The local market is held every Wednesday in Umbertide and nearby in Citta di Castello on a Thursday and Saturday. Perugia, Assissi and Cortona are 30 mins by car and Citta de Castello is 20 mins. Florence is about 2 hours and the Mall for Designer labels is 1 1/2 hours away.

About the owner
Gilly and Gordon or Mama Gigi and Don Gordioni, as we are affectionately known, welcome all our guests as if they are friends and enjoy spoiling them. Gilly loves cooking and entertaining and Gordon loves the dishwasher.
The house reflects our love of art and interior design whilst it maintains a relaxed, comfortable atmosphere for guests.
Gilly is very house proud and is always making sure everything is up to her high standards and loves pottering in the garden or giving diving lessons to the smaller guests.
Gordon enjoys his jeep with the roof off in the summer and smaller guests love a trip up the hill on the rough roads.
With 7 grandchildren of our own DVDs, toys, books, swings and the tree house are very popular.

Why the owner chose an apartment in this location
We chose Umbria as it is a very unspoilt area with lots of lovely genuine people, traditions and festivals that take you back in time to when life was less hectic.
As soon as you get off the plane you unwind and once you reach the house, get a gin and tonic, take in the views you realise you will have a great time.
With 10 acres of land walking and wild boar or porcupine spotting are fun with the children and as we are at the end of a private road it is also very safe for children.
Unique benefits of the property
Situated at the top of a hill with spectacular views you feel you are away from everything however the supermarkets, restaurants and ice cream shop are only 10 minutes away.
Hilltop villages abound and tourist attractions are all close by. Assissi, Cortona, Perugia and Cortona are only half an hour away so it is easy to combine relaxing by the pool with cultural activities.
