Offering accommodation for couples and families alike. The property can be let as entirely or by apartments. Three local medieval villages with all shops and facilities required. Summer festivals are very colourful and the local food delicious. Unspoilt beaches 25 minutes drive. You can use the local hotel swimming pool 10 minutes drive. Stunning thermal baths within 45 minutes drive. Florence, Rome and Sienna easily visited. A perfect holiday home. Follonica has great water theme park. There is a natural park which hosts some rare birds and animals and many Etruscan sites nearby. Pisa airport 1.5 hrs. Rome 2 hrs.

Changeover day
Saturday in high/medium season or by prior arrangement. Winter months are flexible. Arrivals after 4.30pm, departures by 12 midday. Please check as often we can offer mid week arrivals.

Notes on accommodation
All the furniture and beds are of good quality. Kitchens are all new. Bathrooms are all new. The interior is painted in traditional Maremma colours and the Villa is an ideal place base in Tuscany to visit the unspoilt beaches and many cities and sites. Great place to take children. Also just to relax under an olive tree with views down to sea. Lots of wild life around and trekking is also recommended.
Accessibility
There is a gravel track to the property. No low bearing vehicles like Ferraris please. The local villages are easily accessibile within 5 minutes there are 3 in different directions. The most beautiful unspoilt beaches are 25 minutes drive.
Siena 45 minutes, Pisa 1 hour and a half minutes drive, Rome 2 hours drive and thermal baths 45 minutes drive.
Wheelchairs not encouraged.
Outside
The Villa has beautiful private gardens with garden furniture all offering stunning views to the sea and beautiful olive covered mountains. There is a communal BBQ. There is ares local pools 10 minutes drive. Each Apartment has a private terrace outside. There is an external swimming pool for client's use with stunning views down to the sea.
Coast/Beach
The local beaches are of particular interest, unspoilt, clean and non commercial. Various water sports on offer. The Island of Elba is a day trip and there are two local swimming pools. The thermal baths of Saturnia or Petriolo are both 45 minutes drive and are truly worth the visit.
Golf
Golf is available in Pelegone 25km drive.
Skiing
Closed during the Winter.
Special interest holidays
Trekking from the villa and bicylcle rides are highly recommended and available to rent in the local village. There are many Etruscan sites to visit ie Roselle, Vetulonia and Populonia where there is one of the most beautiful unspoilt coastline of beaches in the Med. Horse riding nearby.
Travel
Pisa airport is one and a half drive to the Villa. Rome is 2 hours. Florence one and a half hours and Sienna 45 minutes drive. Local villages are all under 5 mins drive.
Distances
Local villages are 5 mins drive. The sea is 25 minutes drive and Grosseto 25 minutes drive. Massa Marittima 15 minutes. The villa is very well placed for touring all of Tuscany and most people who visit for 1 week wish they had booked 2! fantastic local festas in July and August.
Further details
All facilities chemists, supermarkets, markets, hospitals, banks, doctors, restaurants and garages are all within 5/15 minutes drive. Please call me for any questions etc.
Booking notes
Deposit of 50% and the rest payable 6 weeks before arrival. Payable in pounds or euro (at bank rate) to bank account. Receipts always sent out with maps and key information. Always to discuss payment details with owner.
