This stunningly restored country villa has breathtaking views over Pescia. About 250 years old it has been restored to a high standard and is near to all amenities such as shops, supermarkets etc. 10 minutes walk to town or 4 minutes by car. Surrounded by olive trees and with private gated entrance you'll really feel like the king of the castle in this classic Tuscan home. A mile or so from the house starts the "oil and wine road" which is an ancient road leading to Lucca where you can stop off at the many wine/oil/cheese producing farms for tasters and to stock up before heading home. The train station is nearby and offers frequent services to Viareggio (famous seaside resort) and Florence with connections to Pisa as well. Lucca is only 15 mins drive from the house and is one of the few intact medieval walled cities in Italy. Within the city walls there are over 100 churches and its great for shopping. Pescia has a local Saturday market including fresh fruit and veg. Beautiful !

| Bedrooms: | Bedroom one is a large triple with 1 double and 1 single bed. All rooms have great views! Bedroom 2 is a large double. Bedroom 3 is a large double with en-suite basin and toilet and bedroom 4 (on the ground floor) is a standard double. |
| Bathrooms: | 1 very large bathroom with shower, wash basin, bidet and toilet. Bathroom two is on the ground floor again with the same amenities. |
| Kitchen: | The kitchen is very large with a large sofa for relaxing a and reading, seating for 12, and the kitchen units are genuine Tuscan chestnut with marble worktops and sink. Fridge freezer, oven, dishwasher, toaster, coffee machine, microwave etc. |
| Utility Room: | Washing machine, large sink for washing clothes, extra separate fridge and freezer and barbecue on back covered terrace. |
| Living Rooms: | 2 sofas (one sofa bed) with HD 32 Inch TV with Sky TV and wireless internet (bring your own laptop). Large Tuscan log fireplace. |
| Other: | The kitchen is very large and has a double sofa bed. |
| Cleaning/towels/ linen/maid service: |
Bedlinen is included, towels are not. A final obligatory cleaning service is payable at 100 euros. |

Accessibility
Bedroom 4, lounge, kitchen and 2nd bathroom are all on ground floor and there is a very large stone terrace from car park to entrance.
Outside
There is a large stone terrace surrounding all sides of the house. The back of the house and the side with the pool have large terracotta lean-tos to shield you from the midday sun. The poor area is grassed and has a covered pergola with recliners, sunbeds for up to 12 people. Under the poolside lean to there are 3 stone tables with seating and chairs for 12. The pool is private for your exclusive use and is 6 metres by 3 metres and 1.8 metres deep. It has a shower. Both shower and pool are unheated.
Coast/Beach
Within 30-35 minutes you can arrive at Viareggio beach and Torre di Lago. (by car).
Travel
Pisa airport is 35-45 minutes by car and about 50 mins by train. Florence airport is 35-40 mins by car and about 50 mins by train.

Pescia town is 0.2km, Lucca is 18km, Montecattini 8km, Montecarlo is 4km, Florence 50km, pisa 55km.
Further details
Pescia is well stock with banks, supermarkets, local markets, things to see and do and has some great restaurants and trattorias etc. We are happy to help you make reservations etc.

About the owner
I am Peter and our family including 3 daughters, 2 dogs, 6 chickens, 9 rabbits and 4 goats. We've spent lots of love and energy restoring this house which we rent out generally for bank holidays and 8-10 weeks in the summer. We get on well with people and are as helpful as we can be with booking restaurants, taxis, trips and dealing with anything Italian that may scare you. I guess we've been very lucky having really nice people stay at our house, many of whom we've become friends with! I am English my other half Italian with some English. We hope to see you soon in our Tuscan paradise

Why the owner chose a home in this location
This house was the only one I fell in love with! I saw over 70 houses and kept coming back to stare at the house and it beautiful views and fabulous position! it was the top end, in fact over my budget! I begged borrowed but didn't steal to buy it and spent the next 2 years restoring the beautiful tranquil farmhouse/country house/villa. Myself, my Italian partner and our chickens rabbits and dogs all the love the house too and I am sure you will too!
