Recently renovated to top of the range standards.The villa occupies the grd, 1st & 2nd flr of a large 4 storey building in 3 acres of land, it includes an olive orchard and plentiful fruit trees and is situated 2km outside a charming 14th Century medieval hilltop village. The villa is completely fenced & has mature gardens with 3 separate outdoor sitting areas plus 2 barbecue areas, one of which is set under cover with pizza oven. It is only 10 minutes from Porto San Giorgio beach. The Villa is extremely comfortable and tastefully decorated with extras such as pc & internet, projector & 7ft screen in bed 1, luxury 2 person ensuite shower, air con to all bedrooms, marble floors, top of the range kitchen etc.A huge terrace and wrap around balcony give panoramic views of the sea and the countryside. It is a perfect base from which to explore the nearby beaches and tourist hot spots then to return to the beauty and tranquility of the countryside.

Notes on prices
We do NOT make a final cleaning charge. (provided property is left clean) High chair & Cot can be booked free, Linen is changed weekly. Between the dates 15th Sept - 15th April £7 per day is charged for gas central heating, (only if heating is required)
PC & Internet is included but the projector & 7 ft screen in bedroom 1, can be rented for £5 per day. For bookings between 8th Sept and 31st Oct where guests require the pool to be heated, an additional £6.50 per day is charged for pool heating

Changeover day
Saturday is the preferred change over day, but this can be flexible depending on existing bookings. Discounts on lets of 3 weeks or more. Guests are kindly requested to check in after 3-30pm & check out by 10am in order to allow cleaning time of rooms.

About the accommodation: The owners have worked hard to ensure that your needs are catered for so that you will have that extra special holiday and yearn to return. They are sometimes resident onsite and can easily be contacted for info on any of the local sights, restaurants, beaches etc, They can give you 1st hand unbiased information. So whether you have a request or you need a bit of expert advice, They are happy to help. Many more happy previous guest references available.
Outside
Outside facilities inc, private parking, Fully fenced perimeter, Various covered & open sitting/eating areas, inc barbecues & Pizza oven. 5 person hot tub, 11 x 5m HEATED swimming pool with sun loungers and hammock + sound system. So, after a lazy day on the beach, you could maintain your fitness regime with a workout in the gym, & then cool down in the pool. The swimming pool is heated, & therefore you can use it from middle of April through to end of Oct, & to make the most of low peak holiday rates. From Oct 30th -April 15th the hot tub is available for use.The swimming pool has roman steps all the way across the pool. Ideal for small children. It is surrounded with ample seating & umbrellas & includes a pool hut which houses the CD sound system with outdoor speakers, large fridge & pool inflatables.
Coast/Beach
The property is just 8km / 10 minute drive to the beach resort of Porto San Giorgio with its abundance of fantastic restaurants and bars and which also boasts it's own Marina. The area is very family orientated catering for all ages. Further along the Adriatic Coast are the resorts of Grottamare and San Benedetto del Tronto, known as the Riviera delle Palme for their 5000 Palm Trees. Mount Conero with its stunning views of Twin Sisters Beach is a must for both walkers and sightseers alike.

Travel
The Property is approx half way between 2 airports, nearest airport is Ancona at approx 50 minutes drive. Car hire is recommended in order to take advantage of the area. The Property is only 10 minutes from the main autostrada & therefore well suited for those who may want to explore the region.
Distances
Other hot spots inc, Roman ruins of Ascoli Piceno & the beautiful Frassassi caves. The beautiful Sibillini mountains and National Park are a 45 minute drive, where you can ski during the winter season. There are several well priced traditional and renowned restaurants within walking distance from the house, and many local sleepy medieval hilltop villages to discover and explore. Main large shopping complex is Fermo at 15 Min. Local shops are a 5 min drive & nearest supermarket is a 10 min drive.

Things to do: Apart from the many fantastic local restaurants and bars, there are Festas held throughout the summer months, and even during the cooler months. For those not familiar with Italian life, a Festa is a village organised festival usually to celebrate a particular food or a saint, although the Italians don't need an excuse for a good old knees up. Most villages celebrate something different but all will include either live music, food & drink + stalls selling a range of goods/food. As always in Italy, children are more than welcome and the people of this region are famous for their friendliness. Other attractions include concerts, many are tribute bands such as Queen, or Genesis usually staged close to the local beach, each Friday or Saturday during the peak season. Or what about a trip to the local market. At Porto San Giorgio you can buy a pair of best quality shoes, luxury leather, or designer glasses, real or fake depending on your wallet. Things to do within 1 hour drive: For those happy to drive, the country roads are quiet and the scenery is stunning everywhere. For the kids and adults alike there is a fantastic aqua park near Val Vibrata with some of the biggest slides, or visit the amazing Frasassi Caves with its labyrinth of illuminated underground grottos and huge stalagmites & stalactites, (guided tours in English). The A14 Autostrada, provides fast and easy access to Rimini for those wanting the occasional wild night out, this is the place for clubs. For those looking for more relaxed adventure, the Sibillini mountains offers nature trails with spectacular views, horse riding, and a giant boating lake. Drive down the coast road and check out a different beach every day until you find your favourite. For opera lovers there is also the Sferisterio, the world famous outdoor opera house in Macerata (July and August-you will need to book). There's something for everyone here, all ages considered. Le Marche is a veritable treasure trove of surprise.
Booking notes
A 25% non refundable deposit is required at the time of making a reservation. The balance of 75% to be paid 6 weeks prior to the start of the reservation period. The reservation is cancelled if final payment is not made within 6 weeks of arrival date. A refundable security deposit of £500 for the villa to be paid on arrival and refunded within 1 weeks of departure.

MAC, SCOTLAND Wow, a property that has everything the kids & adults could wish for. The Owners seem to have thought of it all and with so many luxury bath & shower rooms everyone actually got ready to go out at the same time. Even the kitchen made life easier with dishwasher, washer dryer, etc.
Being virtually on the coast & in the center of le Marche, the property was just perfect for touring and exploring. The local beaches were extremely clean with lots to do & at the end of a hectic day, it was nice to be able to retreat only 10 mins to our 5 star villa in the rolling valleys of the countryside. On the one day it did rain we had so much fun in the villa with the multitude of kids toys & sky satellite TV etc, that we had trouble getting them out of the house the next 2 days. The pool area was the jewel in the crown,with beautiful colored night time lighting & outdoor stereo system, the luxuries are too many to mention & we will certainly have it on our hit list to return next year
