Highly desirable 2 bedroom house (sleeps 4/6) with its own swimming pool. Recently restored to a high standard, the detached stone-built house features chestnut beams and traditional cotta floors. The many windows and glass doors - the majority of which face south and west - afford lots of natural light. Situated in the hilltop hamlet of Borgiano, the house is surrounded by beautiful wooded slopes, olive groves, sweet chestnut woods and farmland. The area offers fantastic walking routes, particularly via the disused railway line from Spoleto to Norcia, from where you have glorious views over the verdant hills of the Valnerina National Park. Just 15 minutes drive away is the stunning Roman town of Spoleto, while Assisi, Orvieto, Todi and Perugia are all easily accessible. This is an ideal home for those who wish to immerse themselves in the green of the Umbrian countryside but prefer not to be too remote.

Notes on prices
Prices shown are for the property per week in UK Pounds.
Long term rentals welcome at reduced rates. Price includes rental for one week, linen and towels (excluding pool towels), gas, electricity and final cleaning. Heating extra. Extra cleaning and change of linen by arrangement. A refundable security deposit of £100 to be paid with the final balance to cover damage and breakages which have not been replaced. The prices shown are for up to 4 people; for 5/6 we charge an extra £50 per week.
Changeover day
Bookings are usually from Saturday to Saturday, but more flexible periods will be considered outside of the summer season. Arrival between 3pm and 8pm, and departure before 10am.

Casa Francesca is a two-storied house with an internal staircase.

Outside
The house overlooks the fully fenced garden, which has dramatic views over the groves, woods and fields in the valley below. The private pool is 8m x 4m (with steps for easy access) and has loungers and sun umbrellas. There are further seating areas around the house, all with views into the Valnerina. Parking is adjacent to the house.
Coast/Beach
The closest beaches are on the Adriatic coast - about 1 hour 30 mins away by car.
Travel
Nearest airport is Perugia (Ryanair from London Stansted) - less than 1 hour by car.
Rome - Ciampino (Ryanair) - 2 hours by car.
Rome - Fiumicino (many airlines) - 2 hours by car.
Ancona (Ryanair) - 2 hours by car.
Spoleto is on the main Rome - Ancona line and trains are regular - about 1 hour 45 mins to Rome, 2 hours 30 mins to Florence. Car hire is essential.
Distances
Spoleto is 15 mins by car. Trevi can be reached in 30 mins, Assisi, Spello, Montefalco and Foligno in 45 mins, and Perugia, Norcia, Todi, and Orvieto in 1 hour. Rome is 2 hours away, and Florence 2 hours 30 mins.
Further details
Spoleto is the closest town for shopping, although a mobile shop comes twice a week to Borgiano. There are lots of restaurants both in the town and throughout the Valnerina offering traditional Umbrian dishes including truffles and wild boar. The Roman theatre in Spoleto provides an atmospheric setting for the performances of the renowned music, dance and theatre festival - the international Festival Dei Due Mondi - which is held in the town during June and July. The cathedral boasts the frescoes of Fra Filippo Lippi, and there are numerous churches of great historical interest as well as art galleries and museums. Close to the Rocca dominating the town, is the awe-inspiring aquaduct, which once brought water to the castle from the sacred hill of Monteluco.
A worthwhile visit can be made to the alpine meadows of the Piano Grande - a mass of wildflowers during Spring.
There are many walking opportunities from the house and throughout the Valnerina, and there is a 20 mile cycle route in the valley from Spoleto to Assisi.

Reservations are guaranteed after receipt of a 30% deposit (non-refundable). The remaining balance must be paid 8 weeks before your holiday commences. Once paid this cannot be refunded in the event of a cancellation, as it will be too late to attract another booking after initially turning away other potential guests.
